CONTRACT OF LEASE

This Contract of Lease (“Contract”), made and executed this


__________________ 2019 at No. 74, 14th Avenue, Barangay Socorro,
Quezon City, by and between:

, of legal age, Filipino, and referred to as the


“LESSOR”

and

of legal age, Filipino, and referred to as the


“LESSEE”;

Both shall collectively be referred to as “Parties”.

Antecedents

The LESSOR is the absolute registered owner of ---- referred to as the


“leased premises”;

The LESSEE desires to lease the leased premises and the LESSOR are
willing to lease the same subject to the terms and conditions specified
below;

ACCORDINGLY, for and in consideration of the foregoing premises,


the Parties agree to enter into this Contract, subject to the following
terms and conditions:

1. TERM - The CONTRACT shall be for a period of one year


beginning on 20 January 2019 until 20 January 2020, and
renewable upon mutual agreement of the parties.

2. RENTAL - The Parties agree that the monthly rental on the leased
premises shall be 13,000 pesos per month, excluding utility
expenses such as but not limited to water, electrical, and telephone
bills.

3. ADVANCE RENTAL - Upon execution of this Contract, the


LESSEE shall pay an amount equivalent to two months advance
rental or a total of 26,000 pesos. The advance rental shall be
applied to the rental on 20 November 2019 until 20 January 2020.

4. SECURITY DEPOSIT –The LESSEE shall pay the LESSOR a


security deposit in the amount equivalent to one month lease
rental, or 13,000 pesos.

5. USE AND CARE OF LEASED PREMISES - The LESSEE hereby


binds and obligates himself to use the leased premises in
accordance with the pertinent laws and regulations of the
Republic of the Philippines.

6. MAINTENANCE OF LEASED PREMISES, EQUIPMENT &


APPLIANCES - The LESSEE shall at his own expense and at all
times during the terms of the Contract, keep and maintain the
leased premises in a clean and sanitary condition and promptly
comply and execute all the rules and regulation governing the use
and occupancy of the leased premises.

7. REPAIRS - The LESSOR hereby deliver the leased premises to the


LESSEE in good and tenantable condition and warrants peaceful
possession and enjoyment of the leased premises to the LESSEE.
All repairs which may be necessary for the conservation of the
building as well as those due to structural defects or major repairs
necessary to put in good working order the utility installations,
except those attributable to the negligence of the LESSEE, his
representative agents or household helps, shall be borne by the
LESSOR, however, all other repairs shall be paid and borne by the
LESSEE.

8. PUBLIC UTILITIES - The LESSEE agrees to pay all the utility bills
such as but not limited to cost of water, electricity, telephone bills,
and other utility charges on the leased premises incurred during
the effectivity of this Contract.

Identity Issue

They are known to me to be the same persons who executed the


foregoing instrument and they acknowledged to me that the same is

This instrument refers to a Contact of Lease which consists of 3


pages, including the page on which this Acknowledgment is written,
each and every page of which having been signed by the parties hereto
and their witnesses on the left margin, and sealed with my notarial seal.
