The proposal is to use the approximate by-right densities from three previously approved projects (Broad Run Estates, Riley’s Estates and Ringwood Farm) and one additional unplanned property (Rohr property), and incorporate those units into one cohesive master planned development with additional density. This request will allow for the development of a maximum of 166 single-family lots at Broad Run Estates (which incorporates the Rohr property and Riley's Estates parcels) and restrict (by proffer and conservation easement) development at Ringwood Farm to the one existing lot.
