How construction projects can move fast?

There are many ways. In this post I will highlight why the Owner and the contractor should take prompt
action.

A construction project is massive. So is the procurement process. The Owner procures a plant from the
contractor. The contractor makes the plant by procuring material from various vendors and
subcontractors. The contractor places purchase orders on many vendors. A typical project could have
two hundred vendors.

Contract clauses are numerous.

Three things happen.

1.Though the contractor tries his level best to send all relevant clauses to the vendor, some clauses do
get left out.

2.Vendors might take deviations after placement of order.

3.Sometimes, the client personnel issue changes through comments, meetings etc.

Point to be highlighted is when the above things happen, the project gets struck. It does not move. We
know them as “issues”. The contractor is most vulnerable. Though the contractor orders all material, the
power of approval lies with the client.

On the other hand, the vendor starts taking a stand. If things do not move, they can divert the material
or even raise a price implication. The contractor has no option, but to agree to the vendor’s terms. The
contractor is bound by a strict contract and cannot pass on this implication to the Owner.

This happens in most of the project.
