Phase KPHB, Hyderabad Dear Sirs, Sub: Operation and Management of Lodha Meridian At the outset we state that, we have completed development of the meridian project comprising of 5 buildings namely Palatio, Imperio, Marvelo, Majesto &Magnifico (collectively referred to as ‘Buildings’) along with the common areas and amenities in and around Basis the terms and conditions of the Agreement to Sell agreed between ourselves and the flat purchasers of the Buildings, the flat purchasers had paid us advance Building Common Area Maintenance charges and Federation Common Area Maintenance charges (‘collectively referred to as CAM Charges’) towards costs for management, maintenance and operation of the common areas and amenities of the buildings and the various amenities located therein The CAM charges are being expended by us towards the facilities and services including expenses incurred on deployment of manpower for security, housekeeping, engineering, lift operators and for utility charges (water, electricity, diesel), club expenses, pest control, landscape, sewage treatment plant, swimming pool maintenance, building insurance, electrical inspection charges, Mygate software, better life portal, various AMC's for plant & equipment, R & M charges etc. for the common area operations all of which are availed by all the flat purchasers of the Meridian project. ‘Annexed hereto at Annexure 1 clearly indicates that the advance BCAM of 423 units has already expired as on 30-Sep-2019. Similarly advance FCAM of 98 units has expired as on 30-Sep-2019. After expiry of advance BCAM / FCAM developer has raised CAM bills. The details of amount billed to residents, amount received from residents and hence outstanding to be received from residents is as mentioned below, Regd. This was done with a view to ensure that that we can continue to provide uninterrupted facility services to the Meridian residents. We have sent multiple mail communications to the owners and have also posted circulars on Better life portal reminding the owners to pay their CAM dues. Despite our repeated efforts and various requests the residents have failed to make these payments. We hereby inform you that all the vendors till 30" November, 2019 shall be paid from and out of the amounts collected towards CAM charges. We have instructed our accounts to prepare account statement for CAM expenses from inception till 30" November, 2019. We will share the audited account statement with you by 25 November 2019 and transfer the balance surplus/deficit in accordance with the audited account statement In the circumstances, we have to request you to forthwith connect with the existing vendors, service providers supplying the goods/services in relation to CAM for Lodha Meridian and enter into agreement with them to continue to provide the goods/services relating to the same w.e-f. 1* December, 2019 and also to directly pay for the invoices raised by them in that regard. The details of the contracts and the rates agreed with vendors are available in Meridian and copies thereto can be collected from our official at FM office. ‘Regd. Needless to mention, in the event that the contract with the vendors in relation to CAM services for Lodha Meridian are not renewed or entered into by you and CAM services are withdrawn from 1°!
