Commercial Building 2D Layout / Plan / Concept/ Ideas drawing needed from

scratch

 Introduction

We need an experienced Architect/Civil Engineer/Firm to design a commercial building that will have
Supermarket, Restaurant, Lodging (Rooms), Event Halls, Spa lounge/ Beauty parlor, Clinic + Medical shop etc.

Plot: Triangular (Check image –“Site_Plan.jpeg”)


Area: 4545 sq feet
Floors: 4 (Basement + Ground Floor + First Floor + Second Floor)

 Main Idea

The main purpose of the building is having lodging facilities so design for around 30-50 rooms totally maximum
on first and second floor. Spa + Salon, Beauty parlor you can fit in so that it will be feasible to non-staying
costumers too. {you can suggest more things that can be added}. Then a multi cuisine restaurant on the ground
floor for seating of around 50 persons.

Apart from that, a shopping complex in the basement and ground, a single roomed Doctor’s clinic and medical
shop on ground floor. Lastly, one hall on 2nd floor for meeting, seminars, theatre, presentations for 100 persons.
One open rooftop hall with toilet and kitchen for other events and parties.

Site is situated in a major Indian city (Population ~25 Lakhs) near to Inter State Bus Terminus. And just 250m
inside from Metro rail route / Super corridor (Airport to City to bypass road) it’s not a tourist hotspot so more
business class costumers expected. Plot has 2 side road and a garden on third side.

 Our Requirement

The contest is for BEST LAYOUT so focus more on planning and how you utilize plot size at its maximum limit.
Use advantages of triangular geometry. You must have knowledge about Indian Standards for land use (How
much area can be covered, street setbacks, Latest Govt. Floor area ratio/FSI guidelines and T&CP rules etc.)

Additionally, you need to design in such a way that even if we go beyond allowed Floor area or permitted limits
against a penalty your design can accommodate new rooms/ additional area easily. For example the parking
area can double up as restaurant takeout sitting.

 Details of Property

 Design at least for 3 star hotel guidelines (e.g. min. 130 sqft room, 36 sqft bath etc) check at : -

 Multiple categories of Rooms must be designed such as Economy, Deluxe, and Suite. All for double or more
occupancy, maybe 1 dormitory. You can replicate the rooms or make minor changes to arrange them wisely for
minimizing wastage of space

 Shopping complex is a bundle of multiple shops with 1 keeper each (not branded but owned by us) with single
(but maybe multilane) billing system and a “Public service centre” with a meeting cell and 2 counter/desk for
reception, complaints, booking, etc.

 Spa + Salon is small shop maybe with 4 points/cabins & 1 reception desk

 Closed hall has to be arranged nicely for proper projector/screen viewing with capacity of 100 chairs and 1
stage

 Open Hall will be at rooftop & can have 2 rooms, 1 kitchen, 1 set of toilets (M+F), 1 stage and rest open area
can be utilized by caterers and people. There will be additionally 1 small floor for water storage tank above
this. Solar panels will be used as shade.

 Clinic + Medical shop is a space for 2 or 3 doctor’s cabin & 1 small medical shop. It may require a waiting area
too

 Staircase and Lift 1 Stairs with 1 lift maybe on one side of plot and 2nd bigger staircase on other side of plot so
to keep proper accessibility. Bigger stairs are mainly to be used for direct rooftop access or fire exit and smaller
for accessing the rooms.

 Parking & Open space MINIMUM parking or open area. You have to act cleaver here, For e.g. When we are not
allowed cover area as per Govt. Rules we will utilize same space as corridor, waiting area, open dining for
restaurant. (check rules - Basement, stairs, chajja etc are not counted in FAR/FSI)

 The minimum components that are to be included :


o 30+ hotel rooms (maybe 12:14:04-Economy:Deluxe:Suite) 2 dormitory (1 dorm under 10
beds, another above 10 beds)
o 1 restaurant and its kitchen (it can additionally have 2nd separate kitchen)
o 1 shopping complex with around 10-15 big shops, 1 multilane billing
o 1 Spa+ Salon (beauty parlor can be added)
o 1 Closed Hall for Theater/Training room/Seminar room/Presentation
o 1 Open Hall for Parties on rooftop
o 1 Small doctors clinic and medical shop
o 2 set of staircases (1 small with lift, other one bigger)
o 1 Decent reception for hotel with large counter (maybe for 2 lane) and a waiting area
o 1 Soundproof room for generator and battery etc
o 1 Public service centre
o Air Conditioning and Ducts (Central / Separate) for shopping complex and restaurant and We
think separate AC for rooms

 Tentative Floor wise preference

Basement – Remaining shops of shopping Complex, maintenance room, stairs, lift and ramp [spa, beauty
parlor/salon (tentative Basement or Ground)] (The above is what actually will be there but for Government
permission we will show that as parking)
Ground Floor-
Facade- Restaurant, Hotel reception, waiting area, Shopping Complex with reception and its entry (to remaining
shops in basement), Public service centre (for plumbing, electrical & other maintenance services, Tour n travels,
orders booking etc.), Clinic with mini medical shop,
Backside- Restaurant’s kitchen, Director’s room, common toilet & drinking water, [spa, beauty parlor/salon
(tentative Basement or Ground)], maintenance room, 2 stairs 1 lift,
First Floor –Suits, economy rooms, deluxe rooms, 1 maintenance room,
Second Floor –Suits, economy rooms, deluxe rooms, maintenance room, 1 closed hall
Rooftop- 2 storage rooms, common toilets, big kitchen, open party hall
Additional Above roof- Water storage tanks, Water Heaters, solar plates shade

 Contest Details

Initially you need to provide with rough layouts but with accurate dimension (Check example
Rough_PlanExample.jpeg) (like, use single line for wall etc). YOU CAN USE HAND/ GRAPH SHEET or AUTOCAD
Then Improve or modify as per our comments/ reviews sent individually or publically, again provide updated
rough layout but this time try to keep them digital/CAD.
EACH ENTRY NEEDS TO HAVE 4 DIFFERENT FLOOR PLANS (Basement, Ground, First, Second) that clearly shows
location & dimension of rooms, toilets, halls, shops, doors and windows etc.

At final submission you will have to provide proper building plan with complete details and specifications of all
components. Such as wall thickness, door size, window, AC ducts and bathroom arrangements etc.
Final submission should have all 4 floor plans, separate room with toilet drawing.

Accepted formats: AUTOCAD 2010 or above


The Contest Winner can be hired for long term for further detailing

WE ARE NOT LOOKING FOR 3D DESIGNER/ RENDERER in this contest. Instead we want a space planner or simple
layout design in only 2D. Anyone experienced with Indian Govt. Rules and T&CP guidelines and who cleverly
knows how to bend them and use them as our own advantage will do better
