Introduction

Way back in 1970 who would have thought that Mumbai would have
a twin city known as Navi Mumbai? How many of us would have
imagined a city replete with everything? Well-planned roads, internal
expressways, flyovers, multi-structured rail corridors, modern stations
with commercial complexes, state-of-the-art IT parks, super specialty
hospitals, superlative educational facilities, the works. Who would
have thought that this city will be home to nearly two million people?
Or that it will be featured in National Geographic Channel’s ‘Super
Cities of the World’ series? Not until CIDCO had the vision.
The City and Industrial Development Corporation of Maharashtra
Limited (CIDCO) was established in March 1970 with a seed capital
of just Rs. 3.95 crores. It was posed a challenge of transforming 344
square kilometers of undeveloped land into an environment-friendly
city with full-fledged infrastructure to meet its residential,
commercial, socio-cultural and industrial needs. Not that it was easy,
but while everyone was contemplating the mammoth task, CIDCO already had the blueprint ready. And how.
The foundation of the mega city of Navi Mumbai as we see it today was laid on the basis of one word: self-
sufficiency.
Whether it was housing, transport, commercial, educational, medical, religious, socio-cultural, sports or recreational
facilities, CIDCO ensured that Navi Mumbai was self-sufficient in every way. And all this with a conscious thrust
on
environment and open green spaces, creating an atmosphere of healthy, all-round development. Today, on the anvil
are
highly ambitious projects like an international airport, a Special Economic Zone and the Mumbai Trans Harbour
Link.

38 years later, today, the undeveloped land has metamorphosed into a mega city. And with it has grown CIDCO. Its

investment in city building projects has reached a whopping Rs. 10,000 crores. Paving its way for a new revolution.

Nourishing the sons of the soil


CIDCO has made a remarkable contribution in the
development and welfare of local human resources while
setting up the new city of Navi Mumbai. Notable among
this is the 12.5% Scheme that came into effect from 1994.
It provides for 12.5% of the land acquired from the
villages to be earmarked as a layout of developed plots to
be returned to PAP
● These plots have 1.5 FSI with permission to use up to
15% of the FSI for commercial purpose
● Minimum plot size: 40 sq. mtr.

Rehabilitation
With a view to provide PAP's source for their livelihood,
CIDCO is making immense contribution in their
rehabilitation process.
● Allotment of 12.5% developed plots to the PAPs
● Vocational training, computer training & stipend to
PAP students
● Allotment of social facility plots on moderate rates
within GES area
● Civil contracts and quarry licenses provided to PAPs,
as per their eligibility

you. Today, Navi Mumbai boasts of enviable and
unmatchable educational facilities that include preparatory
schools, and professional and vocational centres. Each of

about 5 lac
● Total turnover (2007): Rs. 2829 billion

Processing, Electronics, Garment, Packaging, etc.
Tree Plantation
● Afforestation: 400 Ha.

Out of all the commercial developers, only CIDCO felt
the need to provide quality housing at affordable prices
for all. Today, it can safely boast of building houses for
every stratum of the society. All its housing projects are
equipped with the latest technologies and are earthquake
resistant. It doesn't come as a surprise then, that CIDCO's
Mass Housing Department has been awarded the
prestigious ISO 9001-2000 certification.

serves more than 6,000 hospital beds everyday. Also, on

keep the mega city powered all the time.

Calming the storm


After July 26, 2005 when most of Mumbai was literally
submerged, its twin city remained largely untouched.
Even when a large part of Navi Mumbai is below hightide
level. It was an ideal proof of CIDCO's ingenuity.
CIDCO's development and engineering innovations such
as the Ughadi System in the holding and detention ponds
with Dutch method of Reclamation, and the unique
storm water management and sewerage systems ensured
that Navi Mumbai remains safe during a natural calamity
like this.
