INTELLIGENT BUILDING

Intelligent buildings are buildings that through their physical design

and IT installations are responsive, flexible and adaptive to changing
needs from its users and the organizations that inhabit the building
during its life time. The building will supply services for its inhabitants,
its administration and operation & maintenance. The intelligent
building will accomplish transparent 'intelligent' behavior, have state
memory, support human and installation systems communication,
and be equipped with sensors and actuators.

What is an intelligent building?

A building…
 who’s systems are self-reliant
 with sensors relaying data
 that uses the latest technology
 that is the future of buildings

Intelligent buildings apply technologies to improve the building

environment and functionality for occupants/tenants while controlling
costs, improving security, comfort and accessibility.
Intelligent buildings respond to the needs of occupants and society,
promoting the well-being of those living and working in them and
providing value through increasing staff productivity and reducing
operational costs.

Characteristic of Intelligent Building

 Designed around Users: Intelligent buildings are designed

keeping end user in mind. The end user is play an important
role in operating the building. The Occupant of the building
input the value to get comfort in the building. Human interaction
is needed to control the building.

 Improves Security: Secure access and CCTV camera are the

main component of the intelligent building for security. The
occupant enters the building through secure designated
access. The building track the occupant and provide security
through its various systems.
 Enhances Comfort: One of the best feature of intelligent
building is to provide comfort to the end user. The end user has
capability to change the comfort level by changing the set point.
This set point is taken by building automation control system to
adjust heating/cooling to provide comfort.
 Provides Energy Savings: This another important feature of
the intelligent building to save energy. Building receives data
from its sensors all the time. This data get processed by system
all the time and take decision to save energy without
compromising the comfort of the occupant.
 Enterprise-wide Energy Monitoring: Intelligent building has
capability to integrate all the system of the building and bring it
to common work station. This work station can access locally
as well as remotely. It also has access to all data remotely and
monitor in real time.
 Everything Communicates: Any intelligent building has HVAC
system, Fire system, CCTV system, Energy monitoring system,
Security access control system as main components. These all
system can interact with each other. Also, they can send and
receive command from other systems to re act to the situation.
So everything communicates to one another.
 Local Command and Control: All building control systems are
connected to common platform and unified the data to a single
point control. This single point control is the local work station.
 Remote Command and Control: Building control system is
connected to the web server. This web server has capability to
access, monitor and control the system remotely.
 The right data to the right people: This system has different
layers of access and control capabilities. Different user has
 Different access level to control the system at different level.
The system has admin level, programmer level, graphics level,
maintenance manager level, engineer level, operator level and
guest user level. All this category has different capabilities.
TYPE OF CONTROL SYSTEMS

An intelligent building is one that provides a comfortable and

productive environment to the occupants through automated control
systems such as:
Heating, ventilation, air-conditions (HVAC):
Fire safety:
Security:
Energy/lighting management.
It is one in which these control systems are integrated and interact
with each other. For example, in case of fire, the fire alarm
communicates with the security system to unlock the doors. In turn,
the security system communicates with the HVAC system to regulate
the air flow to stop the flames from spreading. An intelligent building
is also one that integrates telecommunications and control services
through one structured cabling network and management system that
meets current and future technologies, and building/user demands.

INTEGRATED BUILDING MANAGEMENT

An integrated building management system (BMS) is a master

control system that networks all of the mechanical, electrical, IT,
and security systems of a facility, unifying them into a single
system so they can share information and work together
seamlessly. Integrating all of the components into a single
cohesive unit allows the various systems to share information so
they can work more effectively. The end result of this
interoperability is greater efficiency, lowered operating costs, and a
more secure and responsive building environment

Once the BMS software integrates all the building operation

systems, it leverages the information from the various components
to make sure all the systems function at peak efficiency. For
example, occupancy sensors register when people leave one
sector of your facility

All of the essential building operations systems and functions in

your building can be controlled by building automation system
software. The software can control and manage all of the following
building control systems:
 Lighting control
 Heating ventilation and air conditioning (HVAC)
 Air quality control
 Energy management
 Access control/security systems
 Elevators and escalators
 Critical environments
 Fire and life safety systems/smoke evacuation
 Building condition monitoring
 Power monitoring

Remote monitoring and management (RMM) is the process of

supervising and controlling IT systems (such as network devices,
desktops, servers and mobile devices) by means of locally installed
agents that can be accessed by a management service provider.
Functions include the ability to:

 install new or updated software remotely (including patches,

updates and configuration changes)
 detect new devices and automatically install the RMM agent and
configure the device
 observe the behavior of the managed device and software for
performance and diagnostic tasks
 perform alerting and provide reports and dashboards

Home automation or domotics is building automation for a home,

called a smart home or smart house. A home automation system
will control lighting, climate, entertainment systems, and appliances. It
may also include home security such as access control and alarm
systems. When connected with the Internet, home devices are an
important constituent of the Internet of Things .
A home automation system typically connects controlled devices to a
central hub or "gateway". The user interface for control of the system
uses either wall-mounted terminals, tablet or desktop computers, a
mobile phone application, or a Web interface, that may also be
accessible off-site through the Internet.
Interoperability
The beauty of an automation system is its ability to tie diverse
electronic devices together so they can perform as one unified
system. Getting these devices to work cohesively can be simple or
complex, depending on the “openness” of the automation system.
The more open a system is, the easier it will be for the lights,
thermostats, audio/video equipment, security devices, motorized
shades and other electronics to communicate with each other. A
good example of interoperability is having the lights turn off, the
thermostats set back when you press a “goodbye” button on a
keypad or when a motion sensor notices that you have exited a room.

Remote Access
Automation is all about being able to control things in your home,”
says Jay McClellan, president of Leviton Security & Automation, “and
part of that is being able to change the settings quickly and easily if
your plans change.” More often than not, plans change when you’re
not at home, so being able to communicate those changes to your
home automation system remotely is one of the most revered
features of an automation system. Remote access capabilities allow
you to monitor your home’s environment and alter the settings of the
lights, thermostats and other gear if necessary all from your laptop,
cellphone or iTouch.

Expandability
The way you live in your home five years from now will probably be
much different than the way you live in your home today. Moreover,
technology will continue to evolve, introducing a completely new
generation of products to the marketplace. In the future, you may also
want to add new rooms—like a recently finished basement or an
addition off the back—to your automation network.
Upgradeability
Those touchscreens and black boxes may look impressive, but it’s
what you don’t see that holds the true power of an automation
system. Software is the driving force of an automation system. The
more sophisticated that software is, the more the system can do. As
technology changes, so must the software

Variety of User Interfaces

There are a number of different ways you can control the electronic
systems in your home: by pressing the buttons of a handheld remote
or wall-mounted keypad, by touching colorful icons on a portable
touch panel or by sliding your finger across your iTouch.

Time-Tested
No one, except for serious early-adopters, likes to be the guinea pig,
so choose an automation system with a proven track record. Same
goes for the person who installs the system into your home.

Strong Dealer Network

Good home automation manufacturers go above and beyond to
create a strong dealer network, by offering continual education and
training and by supporting multiple dealers in a single geographic
area.

Energy Management
one of the hottest topics in the consumer media is energy
conservation. Automation systems can help save energy by turning
off electronic devices automatically, and some do this better than
others.

Layers of Protection
everyone always wonders what happens to an automated house
when the power goes out. Does the system forget how to operate the
lights when power is restored? If an automation system has the
appropriate back-up protection, you won’t have to worry about that.
