Dadar, Mumbai, India It is
situated at the junction of LJ
Road and Gokhale Road.

south and east regions of the

INTRODUCTION

Kohinoor square is a 52-story 203-metre


(666ft) semi-twin, mixed-use skyscraper.. It
is one of the first skyscrapers in India to
achieve a LEED gold rating for
environmental sustainability. The Kohinoor
Square complex comprises a main
skyscraper and a residential skyscraper
which are for mixed use. Houses, hotels,
residences and a high-end shopping
malls. The project was done by SSA
Architects.

DESIGN
PLANNING
The building is divided in to two parts
• Main skyscraper 52 floors 203 m (666ft)
First five floors of the main building used for
high-end shopping mall, Remaining 47 floors of the main
building for five star hotel and commercial offices.
The main building is crowned by five star hotel on top 5
floors.

• Residential skyscraper 35 floors 142 m (466ft)


• First 15 floors of the residential building is used as a
parking garage for both the buildings, and the
remaining 20 floors is residences.

shopping malls and the restaurants
which has a spacious lobby , service
storage, storage admin and rest
rooms
The main building houses spacious
lobby and double height landscaped
sky gardens and a double height
terraces with floor to ceiling glazing
on every alternate floor to act as
tranquil and refreshing breakout
zones.

Central core office tower consist of
• 3 lobbies of 6 lifts serving
levels 25th to 39th.
• Spaces between the lifts where a
lift lobby is not provided and are
used as toilets with duct at either
side: 2 lifts from this pack of 6
are accessible to lower floors as
well.
• 1 lobby of 4 lifts serving levels 1 st
to 24th .
• There is a lift bank at 24th floor
• 2 services lifts travelling
throughout the building.
• 2 stair cases are also provided in
the core.

SUSTAINABLE FEATURES
15 double height landscaped gardens
and more than a dozen double height
terraces which act as refreshing
breakout zones.
The building design makes it
environmentally friendly, using
technologies such as floor-to-ceiling
insulated glazing to contain heat and
maximize natural light, and an
automatic daylight dimming system.
The tower also features a grey water
system, which captures rainwater for
reuse.
