CHAPTER 1
EXECUTIVE SUMMARY

1.1 Introduction

Mix and Match Gaming Center offers very affordable gaming services that can
satisfy our client needs and Printing Services. We also have Promo Packages that
encourage clients to continue patronizing our Sports and Gaming Center.

We are also offering affordable For-Rent sports equipment to our clients that
need equipment for playing Table Tennis, Badminton, Basketball and Volleyball
through our sports facilities.

1.2 Background of the Study

In doing this Gaming Center we are dealing with other business and Gaming
Clients/Players out there like Computer Shops, Gaming Console Shop, Sports
Center and Paintball Arenas.

We have research that every business likes those with high profit. “Why don’t we
build our own gaming center compose of those high profit businesses today”.

Thus we conclude to pursue and build Mix and Match Gaming Center composing
of Games like Computer Games, Smart Phone Games, Console Games, Badminton
Table Tennis, Basketball and Volleyball and Matches.

Advantages and Benefits:

According to studies “The gaming industry and community has grown quite a bit
since we were all playing Super Mario Bros. on the NES. In fact, according to a report
by Reuters, gaming is bigger than it ever was, bigger than every other form of

making. Most of the research involves effects of action video games—that is, games

Our market is the large population of sports enthusiast and gamers not only with
the vicinity of our area. We are also accepting walk in clients coming from any part
of neighboring barangay and other places like Municipalities and other cities.

We are also planning to have our own website page which will become the guide
and information medium where we are located and what are our contact information
and availability time.

We are also accepting the population of companies who wanted to build a good
relationship and good cooperation running in their company through our plan for
Team Building using our own Paintball Arena, Table Tennis and Badminton
Facilities

LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and executed at the Province of Cainta, Rizal, this day of
September 5, 2019, by and between:

(Mario Deguzman), of legal age, single/married to, Filipino, and with residence and
postal address at (Block 5 Lot 107, Vista Verde Ave Brgy. San Isidro Cainta Rizal, 1900),
hereinafter referred to as the LESSOR.

-AND-

(Jhoemar Navarro, John King Comahig & Renan Camara ) Owners of MIX AND MATCH
SPORTS AND GAMING CENTER, Filipino and with residence and postal address at (45
Villamayor St. Brgy. Kalayaan, Angono Rizal), hereinafter referred to as the LESSEE.

WITNESSETH; That

WHEREAS, the LESSOR is the owner of THE LEASED PREMISES, a residential property
situated at (Blk 1, Lot 7 Vista Verde Avenue, Brgy San Isidro, Cainta, Rizal, 1900);

WHEREAS, the LESSOR agrees to lease-out the property to the LESSEE and the LESSEE is
willing to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases
unto the LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED premises,
subject to the following:

TERMS AND CONDITIONS

1. PURPOSES: That premises hereby leased shall be used exclusively by the LESSEE for
residential purposes only and shall not be diverted to other uses. It is hereby expressly agreed
that if at any time the premises are used for other purposes, the LESSOR shall have the right
to rescind this contract without prejudice to its other rights under the law.

2. TERM: This term of lease is for ONE (1) YEAR. from (September 5, 2019) to (September 4,
2020) inclusive. Upon its expiration, this lease may be renewed under such terms and
conditions as my be mutually agreed upon by both parties, written notice of intention to renew
the lease shall be served to the LESSOR not later than seven (7) days prior to the expiry date of
the period herein agreed upon.

3. RENTAL RATE: The monthly rental rate for the leased premises shall be in PESOS:
AMOUNT IN WORDS (P 50,000.00), Philippine Currency. All rental payments shall be payable
to the LESSOR.

4. DEPOSIT: That the LESSEE shall deposit to the LESSOR upon signing of this contract and
prior to move-in an amount equivalent to the rent for THREE (3) MONTHS or the sum
of PESOS: AMOUNT IN WORDS (P 150,000.00), Philippine Currency. wherein the two (2)
months deposit shall be applied as rent for the 11th and 12th months and the remaining one
(1) month deposit shall answer partially for any other obligations, for utilities such as
Association Dues or resulting from violation(s) of any of the provision of this contract for the
opening of the business in January 2020.

5. DEFAULT PAYMENT: In case of default by the LESSEE in the payment of the rent, such as
when the checks are dishonored, the LESSOR at its option may terminate this contract and
eject the LESSEE. The LESSOR has the right to padlock the premises when the LESSEE is
in default of payment for One (1) month and may forfeit whatever
rental deposit or advances have been given by the LESSEE.

6. SUB-LEASE: The LESSEE shall not directly or indirectly sublet, allow or permit the leased
premises to be occupied in whole or in part by any person, form or corporation, neither shall
the LESSEE assign its rights hereunder to any other person or entity and no right of interest
thereto or therein shall be conferred on or vested in anyone by the LESSEE without the
LESSOR'S written approval.

7. PUBLIC UTILITIES: The LESSEE shall pay for its Construction Development, association
dues and other public services and utilities during the duration of the lease.

8. FORCE MAJEURE: If whole or any part of the leased premises shall be destroyed or
damaged by fire, flood, lightning, typhoon, earthquake, storm, riot or any other unforeseen
disabling cause of acts of God, as to render the leased premises during the term substantially
unfit for use and occupation of the LESSEE, then this lease contract may be terminated
without compensation by the LESSOR or by the LESSEE by notice in writing to the other.

9. LESSOR'S RIGHT OF ENTRY: The LESSOR or its authorized agent shall after giving due
notice to the LESSEE shall have the right to enter the premises in the presence of the LESSEE
or its representative at any reasonable hour to examine the same or make repairs therein or for
the operation and maintenance of the Lot Area or to exhibit the leased premises to prospective
LESSEE, or for any other lawful purposes which it may deem necessary.

10. EXPIRATION OF LEASE: At the expiration of the term of this lease


or cancellation thereof, as herein provided, the LESSEE will promptly deliver to the LESSOR

the leased premises with all corresponding keys and in as good and tenable condition as the
same is now, ordinary wear and tear expected devoid of all occupants, movable furniture,

articles and effects of any kind. Non-compliance with the terms of this clause by the LESSEE
will give the LESSOR the right, at the latter's option, to refuse to accept the delivery of the
premises and compel the LESSEE to pay rent therefrom at the same rate plus Twenty Five (25)
% thereof as penalty until the LESSEE shall have complied with the terms hereof. The same
penalty shall be imposed in case the LESSEE fails to leave the premises after the expiration of
this Contract of Lease or termination for any reason whatsoever.

11. JUDICIAL RELIEF: Should any one of the parties herein be compelled to seek judicial
relief against the other, the losing party shall pay an amount of One Hundred (100) % of the
amount clamed in the complaint as attorney's fees which shall in no case be less than
P50,000.00 pesos in addition to other cost and damages which the said party may be entitled
to under the law.

12. This CONTRACT OF LEASE shall be valid and binding between the parties, their
successors-in-interest and assigns.

CONTRACT AGREEMENT FOR CONSTRUCTION OF MIX AND MATCH


SPORTS AND GAMING CENTER

KNOW ALL MEN BY THIS PRESENTS:

THAT WE, (Zaragoza Architectural and Engineering Firm), of legal age,


single/married, a resident of (Address), hereinafter known as the CONTRACTOR and
(Jhoemar Navarro, John King Comahig & Renan Camara), of legal age, single/married, a
resident of (45 Villamayor St. Brgy. Kalayaan, Angono Rizal) and hereinafter known as the
OWNER, do hereby agree and state:

1. That the CONTRACTOR agrees to finish Construction located at (Blk 1, Lot 7 Vista
Verde Avenue, Brgy San Isidro, Cainta, Rizal, 1900) at the contract price of Pesos:
5,273,100.00 (Five Million Two Hundred Seventy Three Thousand One Hundred Pesos
Only).
Note: Php 9,450 per Square Meter
Lot Area : 31 x 18 (540 Sq. Meter)

2. That the CONTRACTOR shall secure the necessary permits for construction, he shall be
responsible in purchasing materials, recruiting personnel, coordinating with the architect and
owner/s as regards to design details and approval of materials.

3. That the CONTRACTOR shall finish and turn over the said coffee shop at the said
contract price and in accordance with the plans and specifications

4. That the CONTRACTOR shall pay a penalty of 1% of the contract price for every day of
delay of turnover.

5. That the starting date of construction shall be on September 1, 2019.

6. That the turnover date shall be on February 1, 2020.

7. That the OWNER, agrees to pay 30% (Php 1,581,930.00) of the contract price at least 5
working days before the projected starting date as down payment and the 70% (Php
3,691,170.00) balance to be paid in Monthly equal payments based on the date of the signing
until the projected completion of the project. Additional cost, if any, shall be paid on an “as-
required” basis.
8. That 10% (Php 527,310.00) of payments to the CONTRACTOR shall be retained by the
OWNER as guarantee of completion of work.

9. That the retention guarantee shall be released no later than two (2) weeks after the
acceptance of the owner of the renovation done.

I. ELECTRICAL:
· Layout and install electrical wirings, conduits, boxes, circuit breakers, convenience
outlets and electrical provision for appliances, signages & telephone wirings
· Install Automatic voltage regulator for the water purification system
· Install pin lights, special drop lights, recessed lighting, halogen directional lights and
other electrical requirements as specified on the plans.

II. CEILING:
· Install suspended ceiling joist system as specified on the reflected ceiling plan
· Use Gypsum board as ceiling, finished with one coat of sealer and followed by two semi-
gloss enamel with stippled finish

III. GLASS:
· Install 12mm thick clear tempered glass panels (exterior walls) with bottom frame in
accordance with the working drawings on the “Signage Plans” Elevation 1, 2, & 3)

IV. PLUMBING:
· Install high density polypropylene (PP-R) piping for water line
· Install polyvinyl (PVC) pipe for sewer and waste line with solvent cement joint (ASTM

D2564)
· Water proof all wet areas with Hygard, Thoroseal or approved equivalent
· Test all lines to at least 100 psi for 2 hrs.

Description of Duties and Responsibilities:


 SUPERVISOR- Setting goals for performance and deadline in way that comply it
company’s plans and vision. Organizing workflow and ensuring that employees
understand their duties or delegates task.

 SENIOR STAFF- is responsible for planning and directing the work of a group of
individuals. They monitor their work and takes corrective when necessary.

 ACCOUNTING STAFF- They maintain financial report, records, and general


ledgers; prepare and analyze budget; and perform general bookkeeping.

 TECHNICIAN- setting up hardware and installing and configure software and


drivers. Maintaining and prepare technological equipment (e.g. routers) or
peripheral devices. Installing well-functioning LAN and other networks and
manage component (server, IPs etc.)

 COURT STAFF – Maintain and organize every schedule inside the covered
court, reporting every schedule daily basis to Senior Staff or to the Supervisor in
charge.

 OFFICE STAFF- Updating paperwork, maintaining documents and word


processing. Helping organize and maintain office common area.

 SECURITY GUARD – to secure the order of policies and safety of the company,
employee and every customer of the company within the vicinity area.

 MAINTENANCE- perform heavy cleaning duties, such as cleaning floors,


shampooing rugs, washing walls and glass, and removing rubbish. Duties may
include tending furnace and boiler, performing routine maintenance activities,
notifying management of need for repair or cleaning.

Was created in 1995 to implement universal health coverage in the Philippines. It
is a tax-exempt, government-owned and government-controlled corporation (GOCC) of
the Philippines, and is attached to the Department of Health. Its stated goal is to ensure

5.3 Pag-Ibig
Is It is mandatory for employees to pay Pagibig Fund contributions every payroll
or whenever they receive their salaries. This is automatic and done by the employer
every payroll. It is also important for employers to remit and submit reports to Pagibig
regarding all their employees’ contributions. Knowing the latest Pagibig contribution
table helps in awareness of each member, thus we are sharing here the latest

10.1 Summary

We had come up with the name “Mix and Match Sports and Gaming Center”
because of the mix games that we have and matches in of gamers and players in our
Sports and Gaming Center. Our goal is to give inspiration and encouragement to every
individual that playing games is enjoyable but we need to have discipline in everything
we do. Building this business is really great not only because of the income but the
feeling that you can give source of living to your employee as well as easing stress to
our beloved clients.
