Excerpts from Michael Samakow’s Candidates’ Day Presentation

Like all of you, I love Delaire. Like some of you, I’m concerned about its future. Delaire is moving
towards that future, without a comprehensive plan to get us there.

We are a very diverse group living here. Delaire means different things to each of us. While we
may differ in some ways about what Delaire is, there are definitely some things Delaire is not:

It’s not Addison Reserve… It’s not Woodfield… It’s not even a Mini-Mizner…

Trying to compete with these clubs on their level is not a winning strategy.

And it’s not necessary…..

Big, grand clubhouses in big communities, that isn’t the lifestyle you chose. That’s not why
you’re here. There are many future Delaire members, out there, just like us, who will also prefer what
Delaire offers over those “Mega Clubs.”

I call it the three C’s of Delaire. It’s what makes us special.

It’s the Comfort of Delaire.


It’s the Convenience of Delaire.
It’s the Community of Delaire.

If we want to keep Delaire special for us now, if we want to keep Delaire special for the future,
then we need a comprehensive plan to do that.

I believe I have that plan. And I want to work with the other members of our Board of
Governors, to bring it to fruition.

Here’s what happens when you don’t have a complete plan. You redo golf courses and
clubhouses, over and over, assessment on top of assessment, trying endlessly to compete with those
Mega clubs.

If and when, the proposed long-range plan is implemented, each member will have
paid about $115,000 in assessments since 2010.

Our current lack of house sales, shows that we need a more comprehensive plan.

Your concerns, raised in group meetings, shows that we need a more comprehensive plan,

I’d like all us to take a pause; to regroup, to be patient, to be respectful of others’ opinions, so
we can put all the needed parts in place, not just some of them. Then put that complete plan in motion,
so we can get the very most from our efforts and from the funds expended. If we’re being asked to “pay
the bill”, it’s prudent to put development plans in place, that are within our means.
I have a plan. And I welcome others to bring theirs too. I’d like us all to work together to bring
the very best, most comprehensive plan to life.

While we debate whether carpets should be blue or gray, whether pro shops should be moved
or not, we’re all losing sight of the big picture…….

We need a vibrant club, with an updated clubhouse. We need a first class golf course. We need
to maintain our premier community now, and in the future.

And to fund all those needs responsibly, we need to sell more houses.

We need to sell more houses to grow.


We need to sell more houses to survive.
We need to sell more houses, more often, at better prices, to help pay our way forward.

That’s how those Mega clubs build their fancy additions.

If we keep on this “tax the members” assessment program, one day we’ll finally run out of
members willing to pay the bill.

As I mentioned earlier, I have a plan………

I have a Professional Marketing plan – to attract new residence members to Delaire

I have a Professional PR plan – to enhance the positives of Delaire and manage any negatives

I have a Realtor Support Plan – to get Delaire on the top of their hot lists, not the bottom

I have a Development Plan – to convert slower selling homes to become the fastest

I have a Cost Control Plan – to get the best value for our members

I have a Revenue Plan – to create new sources of income so others will help pay our increasing costs.

And yes, I have a Building Plan for our club house and our golf course.

So that we will build what we actually need, what we’ll actually use, what new members will
actually want, and what we can actually afford.
I have already proposed other plans in the past and I have followed through on each of them.

On the Food & Beverage committee - I proposed the concept and led a team that created the
Delaire Grille.

On the Finance Committee - working directly with our Treasurer, Bob Hovanec and others, we
created a cost savings plan that should save our club over $160,000 per year.

And just recently, I submitted a proposal to completely rethink the location of the new Bistro
Kitchen. When you see it, I believe you’ll agree, it’s a far better use of space and our investment.

Our Board is made up of good people. They’re our friends and neighbors. They’ve done a good
job on the construction plans they’ve presented. It’s a tough job, and they should be commended for
their efforts.

I’m asking that you support my joining them on the Board of Governors, to enhance the club we
have now, and to create the brightest path for Delaire in the future.

With your support, you will also get mine.

I will be your voice in the boardroom, when you want to be heard.

I will ask questions, questions that you would want someone to ask.

I will challenge our board not to accept good, as good enough.

Being one of the few Board Members who live here year round, I will work hands on, every day,
to make Delaire the premier club you expect now, and to ensure its future for decades to come.

By the luck of the draw, I’m listed 6th on the ballot, so you may have to look a little farther down
the page, if you want to vote for me.
