CONTRACT OF LEASE

KNOW ALL MENBY THESE PRESENTS:

This CONTRACT entered into by and between NE, of legal age, NENITA E. MAGNO,
of legal age, Filipino and a resident of Barangay Sumacab Este, Cabanatuan City, Nueva Ecija,
herein after referred to as the LESSOR, and RUBY ANN S. MONZONES and JUNE V.
MONZONES, both of legal age, Filipinos, and both residents of Barangay Sumacab Este,
Cabanatuan City, Nueva Ecija, respectively herein after referred to as the LESSEE.

-WITNESSETH-

1. That the LESSOR is the owner of a house located at Barangay Sumacab Este, Cabanatuan
City, Nueva Ecija;

2. That the LESSOR hereby agree with the said LESSEE to lease the said house in
consideration of monthly lease rental of EIGHT THOUSAND PESOS (P8,000.00)
Philippine Currency to be paid every __________day of the month.

3. That the LESSEE shall give the amount of SIXTEEN THOUSAND PESOS (P16,000.00)
representing one (1) month deposit and one (1) month advance;

4. That this Contract of Lease is for a period of SIX (6) MONTHS and shall take effect and
will start on__________________up to___________________and is renewable;

5. That the LESSOR or their duly authorized representative may inspect the leased premises
on any day and at responsible time.

6. That LESSEE shall maintain the leased premises premises in clean and sanitary condition.

7. That the LESSEE shall pay for and defray on their own expense, the consumption of water,
electric, or other utility services in leased premises and shall start from the date of signing
of this contract;

8. That the LESSEE shall not directly or indirectly sublease, assign or transfer his rights over
the Contract to the third parties, without the consent in writing of the LESSOR;

9. That all improvements to be introduced by the LESSEE shall be at their own expense and
shall consist of woods and metals. Provided however, that upon the termination of this
contract of lease, the permanent improvements introduce by the LESSEE shall be
RETAINED by the LESSOR upon the expiration of this contract, however, improvements
which could be removed without damages to the space leased may be removed by the
LESSOR, repairs for all the damages made during the occupation of the LESSEE shall be
shouldered by the latter;

10. That this contract can only be nullified or make void upon the mutual agreement of both
parties wherein both parties shall give each other a thirty (30) days notice before leaving
the premises;

11. The LESSOR hereby expressly acknowledges that the leased is in good and tenantable
condition complying with all laws, ordinances and regulations of City Government of
Cabanatuan City;
12. That these document shall take effect upon the execution of these contract by both parties;

IN WITNESS WHEREOF, the parties have hereunto signed this Contract of Lease this
