SPECIAL POWER OF ATTORNEY

That I, RONALD R. CONCEPCION, of legal age, with postal address

located at Sucat, Parañaque City, have named, constituted and appointed and by
these presents, do hereby NAME, CONSTITUTE and APPOINT ANTONIO V.
BAGAS, likewise of legal age and with postal address located at Unit 22G Pearl of
the Orient Tower, 1240 Roxas Blvd., Ermita Manila to be my true and Attorney-in-
fact, for me and in my name, place and stead, and for my own use and benefit, to
do and perform all or any of the following acts and things, to wit:

1.0. To facilitate, sign, secure the release and received the amount of Seventy
Thousand Pesos (P70,000.00) more or less as part of his inheritance share
from the sale of a certain property located at Lagundi, Morong, Rizal, which
his late father is a co-owner;

2.0. To make, execute, sign, acknowledge, and deliver any and all other
documents and papers necessary to carry out into effect the foregoing
purposes.

HEREBY GIVING and GRANTING unto my said Attorney-in-fact full

power and authority whatsoever requisite or necessary and proper to be done in or
about the premises, as fully to all intents and purposes as I might or could lawfully
do if personally present and hereby RATIFYING and CONFIRMING all that my
said Attorney-in-fact shall do or cause to be done under by virtue of these
foregoing presents.

IN WITNESS AND IN TRUTH WHEREOF, I have hereunto set my hand
