EARNEST MONEY RECEIPT AGREEMENT

Received from Jayson M. Sernadilla, Arlene L. Novak, Imelda R. Colcol, Mark Angelo Flores
and Argell N. Gamboa, all of legal age, Filipino citizens and with postal address at 39 Tetep-an
Village, Ticuan Road, Phase 2, Purok 11, Bakakeng Norte, Baguio City, the sum of FIFTEEN
THOUSAND PESOS (P15,000.00) representing EARNEST MONEY or RESERVATION
FEE for payment of 1,100 sq. m. portion of a parcel of land located at Balite, Pinsao Proper,
Baguio City covered by T.C.T. No. T-33591.

This EARNEST MONEY forms part of the purchase price of ONE MILLION SIX HUNDRED
FIFTY THOUSAND PESOS (P 1,650,000.00). The balance and full payment shall be paid after
the execution of the DEED OF SALE.

The BUYERS hereby reserves the exclusive right to purchase the aforementioned property and
the SELLER cannot offer the aforementioned property to any third party.

Upon full payment, the SELLER shall execute a DEED OF ABSOLUTE SALE in favor of the
BUYER, conveying the subject property with full warranty of a legal and valid title as provided
by law, free and clear from any liens and encumbrances.
