DEED OF ABSOLUTE SALE OF A PORTION OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale made and executed by and between:

MARY ANN P. CASTRO, Filipino citizen, of legal age, widow, and a

resident of Bagay Tuguegarao City, Cagayan, hereinafter called the
VENDOR;

AND

DENNIS L. CASTRO, Filipino citizen, of legal age, married, and a resident

of Block 13 Lot 5 Pineapple Street Green Valley Compound Brgy. Manuyo
dos, Las Pińas hereinafter called the VENDEE.

That herein VENDOR is the absolute owner of a parcel of land with

an area of 290 square meters covered by Transfer Certificate of Title No. T-
68519 under Lot No. 4635-B situated at Pallua, Tuguegarao City, Cagayan;

That for and in consideration of the sum of ONE HUNDRED

THOUSAND PESOS (P100,000.00) Philippine currency, receipt of which is
hereby acknowledged by the VENDOR to his full satisfaction from the
VENDEE, the VENDOR hereby SELLS, CEDES, TRANSFERS and
CONVEYS unto, DENNIS L. CASTRO his heirs, assigns, and successors-
in-interest the ONE HUNDRED FORTY SQUARE METERS (140 sq. m) of
the TWO HUNDRED NINETY SQUARE METERS (290 sq. m).

That the VENDOR further declares that the said parcel of land is free
from all liens and encumbrances and shall defend its ownership from
any/all claim/s whatsoever.

IN WITNESS WHEREOF, we have hereunto set our hands this 27 th

day of October 2018 at Tuguegarao City, Cagayan, Philippines.
