REBAP - DATALAND Partnership
DATALAND Inc. is the newest partner of REBAP Inc. under its Unified Accreditation System (UAS), with
REBAP Greenhills as the Lead Chapter.
The partnership is retroactively in effect from January 1, 2017 with the formal contract signing held on
February 28, 2017 at the DATALAND head office in Ortigas, Pasig City. In attendance were DATALAND
Vice Chairman Rosaleo M. Montenegro, President Andrea Marie T. Ulep, Vice President Paul Vincent
R. Chua, Sales & Marketing Head Susan P. Alcabao and Brokers Network Manager Helen Z. Gomez.
Along with REBAP was duly represented by National President Rhoneil Mercado and VP Finance Nica-
nor Tapangco together with REBAP Greenhills President Raquel Carmona, VP Finance JP Zulueta, VP

Be it first month of a new year or every first day of the month, it is a must that we
plan, set goals and evaluate. The Pareto Principle or the 80/20 Rule is a useful
means when analyzing our efforts and outcomes. It is actually priceless when ap-
plied to task or goal lists, and it provides a significant analytical framework for many
problem situations, It may not be absolute yet you can explore it as a testing tool for
repeat performance of your success.

Transcending the Limits of the Real
Estate Industry

REBAP National President
REBAP launched the theme "Transcending the Limits of the Real Estate
Industry" for the year 2017 at the recently concluded National Convention in
locos Norte. REBAP has been consistently working for the benef ofits
members. This year REBAP has entered into several partnerships with
several companies e.g. MAA and BPI Family Savings Bank. Agreements
were reached and inked last year for implementation this year. REBAP
Provides additional income through marketing other insurance products in
Conjunction with our core business of real estate marketing. BPIFSB on the
iB other hand would like to push housing loans anc other loan products through
real estate broker's activities
Other partnerships have been forged with developers e.g. DMCI Homes, Suntrust Properties etc, Other developers are
eager to enter into partnership with REBAP and the association would not shirk on the challenges presented for the
benefit of the members. The partnership may vary in packages being offered to REBAP members, but the rule of thumb
being observed is to get more benefits for the members. Increase in the professional fee or commission is one, added
incentives for milestones or targets reached, In general the broker would not be asked to shell out anything from the
original commission rate being offered to individual brokers, but instead increase the compensation or remuneration
without doing anything special or new. This reflects the ability of each member to contribute to a concerted effort for the
welfare of each member and the association. These partnerships are being explored and implemented for the benefit of
REBAP members.
Indeed the real estate industry is a prime mover of the national economy. When the real estate Industry is robust and
healthy, there are hundreds of other industries benefiting in the outstanding run. It is also ripe that these other allied
businesses be tapped to increase the productivity of the broker, Online CPD is being tapped for the exemplary library of
courses that could be offered for learning, enhancement and compliance. This should be available within the year.
REBAP has also been successful in applying for trademark registration from the Intellectual Property Office for three (3)
Trademarks. These are: REBAP Logo, Certified Logo and CRB as the title of all REBAP members (can be used in place
of Mr. or Ms.), “CRB” stands for Certified REBAP Broker. Its the sole privilege of REBAP members to use the appellation
or term. It is paramount that we live and breathe our code of ethics which will eventually define our practice as REBAP-
members. Soon the use of CRB will denote excellence of service and integrity in the industry. Maybe we would have our

Greetings to All CRB's of REBAPI!
Our REBAP logo CRB as we all know is Certified Real Estate Broker.
The Intellectual Property Rights have denied REBAP's application for
the simple reason that the word "Estate" is not present in CRB. Our
President, Rhon Mercado still went on to use CRB. This time, CRB as
Certified REBAP Broker....sounds better. IPR has no more reason to
deny REBAP's logo CRB.
This year, REBAP started it's usual business with the first National
Board of Trustees meeting held last January 06, 2017 at the REBAP
office at CREBA Bldg. Roces Ave. cor. South A St. Quezon City. It
was followed by a joint planning session by the National board of
Trustees and the Chapter Presidents held the following day, January
07, 2017 at Winland Tower Residence Morato Ave. Quezon City. The
attendance was a near perfect 100% with most of the provincial chap-
ter presidents in attendance together with their respective 4 vice-
CRB RENE E. JULARBAL presidents. This planning session has also schedules for our GMM,s
Chairman Family Day, Annual Bowlfest and other REBAP activities,
The Team Building activity of the National Board of Trustees and the Chapter Presidents held last February Feb-
ruary 3 to 5 2017 in Bacolod has sealed the venue for this year's REBAP Annual convention and election
Preparations for this 39th Annual Convention and Election are underway.
The National Board of Trustees and the entire REBAP family were saddened by the passing away of 2 Board of
Trustees, John C. Ancheta, past President of Laoag chapter and was elected to the National Board and Jose Leo
G. Pacquiao also past President of Cebu chapter and elected to the National Board. May you rest in peace John
and Leo.
The vacancies left by John and Leo were filled by Benilda Gaerlan of REBAP Greenhills and Elizabeth de
Guzman of REBAP Bulacan Chapter.

because of the participation of additional chapters in
‘our Unified Accreditation System (UAS). Metro Manila

MetroEast,Ortigas, Pasay; Quezon City, Provincial
Chapters Cavite, Laguna, Tagaytay, Naga, Baguio

tally) were CRBs Cherrylaine Berber, Joseph Avisa,
Grace Ocampo(BGC), Daisy Galanza(Caloocan),
Madelyn delos Santos, Driven Marketing/Lubar delos

The One REBAP-DMCI partnership under the Unified
Accreditation System, a brainchild of LMP’s CRB
Butch Hizon, is going on its 8th year. Every year, Team
One REBAP continues to grow as more and more
CRBs have realized that there is “everything to gain,
nothing to lose” with their participation in the UAS. The
success of the system has attracted the attention of
other Property Developers which resulted in the offi-
cial alliance of Cavite Chapter with Suntrust, and
lately Greenhills Chapter with Dataland
The passion to share what we know, the value of
teamwork founded on mutual respect, trust and confi-
dence among CRBs, continuing ethical realty service
practice and administration - are but a few key points

Is the Philippines Ready for Economic Take Off?

In one of the speeches by President Duterte, he men-
tioned that one reason why the Philippines failed to
take off is due to comuption. And, as a real estate
broker, | am indeed, glad, that alas, a leader is trying
to do something where our previous leaders failed to
do. We are all aware as Real Estate Service Practitio-
ners, real estate development enhances our
income opportunities
The idea of economic take off, has its roots from the
famous article of Walt Whitman Rostow's Stages of
Economic Growth which is actually the third stage of
economic growth. Rowstow postulates that economic
‘growth occurs in five basic stages of varying length.
The first and second stages are composed of tradi-
tional society that is preconditioned for take off. He ad-
vances that to take off requires for investment to be
above 5% of the national income. This was further
amplified by Joseph Alois Schumpeter which likened
this take off stage to an airplane at the end of a
runway gathering enough heat and energy to take off
yet failed to do so due to some disturbances in equilib-
rium . Such disturbances displace and alter the exist-
ing circular flow of air around the plane along the way.
The kink in this case is what President Duterte aptly
mentioned as corruption
It is interesting to note the 2016 data on Gross Do-
mestic Product (GDP), showed that the Philippine
economy expanded to 6.8% - the highest in Asia and
even topping China’s 6.7% and Vietnam’ 6.2% and
Thailand 3%. Equally, interesting too is that the Manu-
facturing sector rose by 8% - a little over that of the
Service sector of 7.5% which means that the Philip-
pine economy is transforming itself toward industrial-
ization. It must be emphasized too that we are be-
‘coming less of a consumption-driven economy where
in the personal and government consumption expen-
ditures grew by 6.9% and 8.3%, respectively. Mean-
while, Fixed Capital Formation (FCPF) jumped by
20.8%. FCPF represents the inputs that contribute to-
wards making an economy more productive. These
are investments in factories, roads, bridges, skyways,
railways ports and airports. And, with the planned ex-
enditures on these infra-structures and the imminent
‘campaign against corruption in 2017, that will further
push the economic growth forward, the Philippines is
now ready for economic take off. It is up to the present
administration to implement these. Otherwise, failing
to do 50, it would just be another ‘boom and bust ‘ epi-
sode in the Philippine economic history.

Private organizations bring ‘Usapang Real Estate’ down to the grassroots

SAN FERNANDO CITY, February 28 (PIA) —The
Chamber of Real Estates and Builders’ Association,
Inc, (CREBA) and Real Estate Brokers Association of
the Philippines, Inc. (REBP), both private organiza-
tions in La Union, initiated an information, education
and communication campaign dubbed “Usapang Real
Estate sa Barangay.”
Ina recent forum held at the Dallangayan Oeste ba-
rangay hall here, officers of CREBA and REBAP dis-
cussed topics such as land titling, estate tax, succes-
sion, extra-judicial (settlement and adjudication), in-
heritance, surveying and subdivision of lots, They also
conducted table consultations among the village
people present.
The Real Estate Service Act or Republic Act 9646, the
law defining the roles of key players engaged in real
estate like the real estate consultant, real estate ap-
praiser, assessor, real estate broker, and the sales-
person, was also part of the forum.
“The RESA prohibits the unauthorized practice of real
estate service or those introducing themselves as real
estate brokers but are not registered as such and we
want to protect the people from them,” Cheryl R. Mer-
cado, president of REBP- La Union chapter, said.
According to Reynaldo Q. Nisce, president of
CREBA- La Union Chapter, their group wants to help
the government by reaching out to the people
“We want to help change the mindset of the people in
the communities on land settlement which could be
made possible between themselves even without the
intervention of the village chief,” Nisce said.
He added, "Common problems encountered by the
people are on land titling, subdivision of lots, and
settlement of which we could help by providing them
information and advice on what to do.”
“Malaking tulong na nandito sila ngayon, marami
kaming natutunan, nasagot rin nila ang mga tanong
namin ukol s2 pagpoproseso ng paghahati ng lupa,”
Pacita Tadios, 64, resident, said.
‘The “Usapang Real Estate” is intended to be conduct-
ed monthly in the different villages in San Fernando
City, La Union and is aimed to extend in other muni
palities of the province as well.

Head-starting the 1st Quarter of 2017 with Recruiting New Members,
Project Viewings and Accreditation
The beginning of the new year 2017 was promising indeed , as REBAP Manila chapter jump started its highly
motivated recruitment campaign . Its first meeting in January was graced by two (2) new members , and two (2)
more (and counting) are signing up as of this writing.
Yes, there was more. Building up the spirit of teamwork among its members, the chapter also vitalized the first
quarter of the year by equipping themselves with knowledge of various projects. Opportunities are unlimited ,
‘with goals in mind to really be of excellent service in the real estate market. It could be a tall order for the CRBS
to be considered as real estate Trusted Advisors upfront , especially of those prospective clients who are just
making cold inquiries and who may be in doubt if they are dealing with professionals. However, the integrity of
REBAP as a whole can speak for itself and can serve as a passport of credibility for its members.

REBAP METRO EAST Chapter continues with its meaningful corporate social responsibility project entitled
“REBAP Metro East Gives Back’.
(On March 4, 2017, members and friends of the Chapter visited, spent time and celebrated a thanksgiving mass
with the elders of the Kanlungan ni Maria. REBAP Metro East tured over a total of P38,600.00 (cash and non-
cash) donation for the medication and special needs of the elders. The group was truly moved by their touching
experience at the Kanlungan.
Kanlungan ni Maria is @ home for the aged of the Diocese of Antipolo with Our Lady of the Abandoned as Patron-
ess. Its being managed by Sister Handmaids of Charity of St. Vincent de Paul.

REBAP NAGA AND CAM. SUR Chapter, on its 20th year held a successful 1st CGMM and Induction of 2017
Chapter Officers, last February 18, 2017 at Diana Hall, Vila Caceres Hotel, Naga City.
REBAP National Chairman, CRB Rene Jularbal and REBAP National President CRB RHONEIL R.M. MER-
CADO graced the said event with the former as inducting officer of three (3) new members.
The event was sponsored by Camella Homes Naga, Jamaica Realty and Concepcion Grande Development Inc.
with LYRR Deca Homes as the major sponsor. Representatives from said developers presented project updates
and congratulate the chapter on its 20th year anniversary.
Hon. Mayor John G. Bongat was the Guest Speaker who spoke about : “Excellence and Global Relevance in
the Real Estate Practice.” He also inducted into office the 2017 Chapter Officers led by its Chapter President,
CRB Romeo M. delas Alas.
