Schedule of restrictive covenants


1 The following are details of the covenants contained in the Conveyance
dated 12 September 1922 referred to in the Charges Register:-

The Purchaser for himself and his assigns (to the intent and so as to
bind so far as practicable the hereditaments hereby conveyed into
whomesoever hands the same may come but not so as to render the
Purchaser or his assigns personally liable in damages after he or they
have parted with his or their interest in the said hereditaments and of
such conveyance shall have given to the Vendor or his assigns notice in
writing containing full particulars of the said Conveyance and of the
name address and description of the person or persons to whom it shall
be made) hereby covenants with the Vendor and his assigns that he the
purchaser his heirs and assigns will at all times hereafter observe and
perform the stipulations and regulations in relation to the
hereditaments hereby conveyed which are contained in the First Schedule
hereunder written.

THE FIRST SCHEDULE above referred to

1. The Purchaser shall within two months of the date of these presents
erect and thereafter maintain good and sufficient fences not less than
four feet nor more than six feet six inches in height along the
boundaries marked T on the plan annexed hereto The fences and land
shall not be used for advertisement or any other extraordinary purpose.

2. No building shall be set up nearer to the road than twenty feet.

3. No building shall be erected or placed on the land except a


detached private dwellinghouse and appropriate outbuildings occupied
therewith. All buildings shall be of brick and tiled except greenhouses
and other erections of a similar character Not more than one house
shall be erected on the land hereby assured

4. The prime cost of the structure of the dwelling house (excluding


outbuildings) shall not be less than one thousand pounds The plans
elevations and specifications shall first be submitted to and approved
by the Vendors surveyor whose fee of two guineas shall be payable by
the Purchaser.

5. No trade business or profession of any kind shall be carried on


upon the land other than that of a Doctor Surgeon Dentist Solicitor
Architect or Surveyor

6. No bricks tiles or clay shall be burnt upon the land Nothing shall
be done upon the land which shall be a nuisance annoyance or
disturbance to the Vendor or the owners or occupiers adjoining

7. No chalk ballast gravel or clay shall be excavated unless such


material can and will be used in the construction of the building or
for garden paths

8. No building of a temporary nature shall be erected except such as


are incidental to the erection of permanent buildings.

9. The Vendor shall be at liberty to retain his private telephone

posts at present erected on the land.

10. The Purchaser shall not sell or convey away the said land except
upon the person or persons to whom the same is sold or conveyed
effectively entering into covenants in the Conveyance to him or them
for the observance and performance of the foregoing stipulations in the
same manner and to the same extent as if such person or persons had
been the grantee or grantees in these presents and had entered into
covenants in these presents for the observance and performance of the
foregoing stipulations.

NOTE: The T mark referred to in paragraph 1 of the Schedule does not


affect any external boundary of the land in this title.

dated 26 October 1923 referred to in the Charges Register:-

in the construction of any building erected on the land after the
period of twenty years aforesaid.

6. No building of a temporary nature shall be erected on the land.

7. The Purchaser shall not sell or convey away the said land except
upon the person or persons to whom the same is sold or conveyed
effectually entering into covenants in the Conveyance to him or them
for the observance and performance of the foregoing stipulations in the
same manner and to the same extent as if such person or persons had
been the grantee or grantees upon the present sale and had entered into
covenants in the Conveyance on such present sale for the observation
and performance of the foregoing stipulations.
