CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS

That this Contract of Lease is made and execute by:

ARCELI L. ESCONDO, with residence address at No. 19 Venezuela St.,

Betterliving Subd., Brgy Don Bosco, Parañaque City, hereinafter referred to as the
LESSOR;

-AND-

Extraordinaire Gas Corporation – through is Owner/Administrator

Maria Elena Pagunsan Romey, with residence address at 8356 Dr. A Santos Ave.,
BF Homes Sucat Parañaque City; hereinafter referred to as the LESSEE:

WITHNESSTH THAT:

WHEREAS, the LESSEE has manifested their desire lease the commercial
property located at Blk 25 Lot C Doña Soledad Extension, Betterliving Subd., Don
Bosco, Paranaque City, with an area of 15sqm more or less without any
obstruction and the LESSOR in turn as the Owner of the said property, has agreed
to lease the same property to the LESSEE under the terms and condition herein
specified:

1.0 TERM

The lease shall be for period of 3 years, Starting December 5, 2019 to

December 5, 2022 and renewable for another year upon the agreement of both
parties. This Contract shall not be deemed renewable upon expiration of same
and/or notwithstanding the continues possession of the Leased Premises by the
LESSEE or after its expiration and/or due to the toleration of the LESSOR and/or
due to the refusal of the LESSEE to peacefully surrender and vacate the same
upon the expiration of the terms of the Contract. The LESSEE shall advise the
LESSOR in writing at least THREE (3) MOTHNS Before the expiration of the term of
its intention to renew the Contract, otherwise, it shall be deemed not have
exercised its option herein. However, if the LESSEE chooses to pre-terminate the
before the expiration of the agreed term thereof, the two (2) months deposit
shall be forfeited in favor of the LESSOR
