SCHEDULE OF FINISHES AND MATERIALS

SECTION 001: Intent and Application of the Provision of this Division

A. The Scope of Work covered within these Specifications is the complete construction of the
Proposed.

B. This section is prepared in a concise manner, the intention of which is to save time and effort in
locating important contents within these specifications.

C. The execution of this section shall be coordinated and correlated to each corresponding elaborated
section of these same specifications.

D. In case discrepancies exist between this section and its corresponding elaborated sections, notify
the Architect immediately for clarification; his decision shall be final.

E. The contractor shall bear the responsibility to check all the numbers and units as may be indicated
in the specifications. It is understood that the contractor shall supply and install the actual required
units as approved in the plans.

F. Substitution of materials or equipment of make other than those specified in the contract documents
will be approved by the Architect for the following reasons only.

G. That the materials or equipment proposed for substitution is equal or superior to the materials or
equipment’s specified in construction efficiency and utility.

H. Or that the materials or equipment specified cannot be delivered to the job site in time to complete
the work of the other contractors due to conditions beyond the control of the Contractor.

I. To receive consideration, request for substitution shall be accompanied by documentary proof of


equality or difference in price and delivery, if any, in the form of certified quotations and guaranteed
date of delivery from suppliers of both the proposed substituted materials and equipment.

J. In case of a difference in price, the Owner shall receive all benefits of the difference in cost involved
in any substitution and the Contract shall be altered by change order to credit the Owner with any
savings so obtained.

SECTION 002: SITE WORK

A. Visit and Accept Site as is. The following shall be included:

a. Site Clearing: Protection of existing trees or removal of trees and other vegetation, topsoil
stripping, clearing and grubbing.

b. Removal of improvements below and above grade, necessary to permit construction and other
work as indicated.
c. Sheet Piling, Shoring and Bracing necessary to protect existing buildings, streets, walkways,
utilities and other embankments on account of the Contractor. Provide Design Drawings
prepared and sealed by a registered Professional Engineer.

d. EARTHWORKS: All excavations, grading and filling inside and outside of building limits or as
shown on Plans.

i. Soil Materials – One (1) part escombro, two parts lastillas for all filling jobs done in layers
not exceeding 150mm thick or sand filling materials 95% compaction, up to the elevation as
per plans.

ii. Reinforcement materials – Driveway and parking slab: 150mm thick with 10mm dia. Bars @
300 mm O.C. both ways unless otherwise shown or noted on plans.

iii. Slab on grade – 100 mm thick slab with 10 mm diameter rebar’s @ 400 mm o.c. both ways
unless otherwise shown or noted on plans.

e. Dewatering system components to prevent surface water and subsurface water from flowing
into excavations and from flooding project site and surrounding area.

B. Termite Control

Provide soil treatment for termite control. Use Chlordane 1% in water emulsion or equivalent as per
accepted normal standard and manufacturer’s specifications.

SECTION 003: CONCRETE WORKS

A. Concrete and Reinforced Concrete

a. All provision of the latest NATIONAL STRUCTURAL CODE for Buildings and the AMERICAN
CONCRETE INSTITUTE’S Building Code Requirements for reinforced concrete shall be made
part of these specifications.

b. All steel bars, cement, gravel and concrete samples shall be tested as required by the
City/Municipal Engineer’s Office and samples and fees to be borne by the Contractor.

c. For schedule of concrete and reinforced concrete, refer to the construction notes on structural
General Specifications.

B. Materials

a. Portland cement: ASTM C-150, type 1, of RIZAL brand or approved brand.

b. Gravel: G-1, crushed, 20mm in size for slabs, walls and columns, 25mm for foundation works
and footings or as specified on plans;
c. Sand: S-1, washed, clean, greenish in color.

d. Water: Clean, free of deleterious materials which would not impair strength or bond.

e. Reinforcing Bars (Rebar): Billet steel, deformed bars, intermediate grade for bar of 16mm dia.
and above with FY-40 ksi.

f. Reinforcing Bars (Rebar): Billet steel, structural grade, ASTM-A-15; deformed bars, FY-33 ksi,
for bar of 12mm dia. and below or as specified on structural plans.

g. Steel Tie Wire: gauge 16 G.I. wires.

h. Forms: 12mm or 10mm thick plywood for all exposed and unexposed concrete surfaces.

i. Form Coatings: Forms shall be coated with used oil or approved equivalent.

j. Form Ties: Shall be watertight.

C. All concrete shall be ready-mixed concrete or jobsite mixed where or when so required.

D. All exterior walls shall be concrete hollow blocks or reinforced concrete with thickness and size of
bars as specified on structural plans. Verify architectural plans for other information and details.

E. Mechanical Vibrator: All concrete including 100mm thick concrete slabs shall be compacted with
high frequency internal mechanical vibrating equipment supplemented by hand spading and
tamping. Vibrator shall be designed to operate with vibratory elements submerged in the concrete
and shall have frequency no less than 6,000 impulses per minute when submerged.

SECTION 004: MASONRY WORKS

All exterior walls shall be concrete hollow blocks with thickness and size of bars as specified on structural
plans. Verify architectural plans for other information and details.

A. Concrete Hollow Blocks:


150mm thick for all exterior partitions and interior partitions with embedded pipes; 100mm thick for
all interior partitions, unless otherwise noted

B. All concrete hollow blocks shall extend up to bottom of beam or slab.

C. Reinforcement:
Deformed steel, grade 230, structural grade, 10mm dia. bars at 800mm on center vertical bars and
at every third course for 100mm thick CHB, and 12mm dia. bars for 150mm thick CHB with bar
spacing at 800mm on center vertical and horizontal at every third course.

D. Anchors:
For anchoring all concrete hollow blocks to concrete columns at sides and to beams at lower and
upper portions, use Dowell type or normal accepted methods. Verify with the Architect.

SECTION 005: METAL WORKS

A. Metal Fabrications

a. Submit shop drawings for fabrication and erection of structural steel frames and miscellaneous
metal fabrication.

b. Steel grill works, as per detail on plan. Verify dimensions and number of sets required.

c. Structural steel frames shall be as manufactured by local Philippine fabricators as per design.

SECTION 006: WOOD

A. Schedule of Lumber and Plywood Works

a. Guijo:
Sun dried for wood door jambs, door edgings, headers and all other openings with wood
frames.

b. Marine Plywood:
5.5mm thick Sta. Inez or approved equivalent for surface exposed to weather and water.
Approved brand only.

c. Framing lumbers and other rough carpentry shall be fitted closely, set accurately to the required
lines and levels and shall be secured in place in a rigid substantial manner. Framing members
shall be free from defects and care shall be taken such that splitting of the members is avoided.

SECTION 007: Moisture Protection

A. Waterproofing: All applications shall be strictly per manufacturer’s specifications.

a. For all canopy deck & roof deck slabs: Use Cemvathene waterproofing and coating or approved
equivalent.

b. Use Polyethylene sheet for slab on fill for outside and inside building. Submit sample for
Architect’s approval.

B. Integral Waterproofing: SAHARA, one pound to one bag cement for all exterior plastering Works or
approved equivalent.

SECTION 008: Doors and Windows

A. Wood Doors
a. Hollow Core Flush Doors
as shown and indicated on schedule of doors. Manufactured by Pateco or Equivalent.

1. Wood door sash:


Finish thickness of 44mm thk. Tanguile kiln dried framings consisting of end stiles, bottom
and top rails of solid pieces of 31mm by 120mm, lock jointed to each other with at least 3
intermediate rails of solid single pieces or approved equivalent.

2. Veneer Facings:
5.5mm thick tanguile slice-cut plywood on both faces, with 44mm by 9mm tanguile edgings
all around. 5.5mm thick marine plywood for doors exposed to weather and water. Apply
water seal, as required.

b. Wood Panel Doors:


44mm thk. Kiln dried Tanguile as per design. Submit samples for Architect’s approval. – As
shown and indicated on plans. Manufactured by Pateco or equivalent.

B. Steel Doors
as shown and indicated on schedule or doors. Manufactured by LEC Steel or Equivalent.

a. Hollow Metal Door:


44mm thk. Ga. 18 steel sheets with Ga. 16 steel tubular frames (top and bottom, rails and stiles)
at least 3 intermediate rails, Ga. 16 steel channel.

b. Steel Panel Door:


Ga. 18 steel sheets sidings with 12 by 12 square bar grills on Ga. 16x20x100mm steel tubular
frames with complete accessories.

C. Aluminum Doors
Stileless Type Single Swing Door using 1 ¾”x 4” rectangular tube, Split Tube with Cover, Threshold
and FD-100 in Powder Coated finish glazed with 12mm Thick Tempered Clear Glass and complete
accessories. Manufactured by JN STW Inc.

D. Aluminum Sliding and Awning Windows


Awning with Sliding Window using 1 ¾” x 4” Rectangular Tube, Senza Series and LYC-Section in
Powder Coated finish glazed with 6mm Thick Tempered Tinted Glass and complete accessories.
Manufactured by JN STW Inc.

E. Perforated Sliding Windows


Sliding Window using 1 ¾” x 4” Rectangular Tube, Senza Series and 3mm Thick Perforated Metal
Sheet in Powder Coated finish and complete accessories.

F. Finishing Hardware
The following hardware sets are furnished for whatever assistance it may afford the contractor. Do
not consider as entirely inclusive. Examine plans, specifications, and extent and hardware quality
required. Should any particular item be omitted, provide such door or window hardware item same
as required for similar purposes.
1. Locksets shall be lever type and/or biometric lock system approved brand only.

1. Submit key schedule for approval, stamp key with identification, Verify number of
duplicates.

2. Lever type and/or biometric locksets shall be heavy duty commercial, submit design and
sample for Architect’s approval.

3. Lever type and/or biometric locksets shall be installed according to door functions. Verify
with the Architect in case of discrepancies, his decisions shall be final.

2. Padlock
Shall be approved brand only for gate and doors.

3. Door Hinges
Approved brand only.

1. Loose pin butt hinges- 4 pcs 3.5” x 3.5” butt hinges for door width of 0.80 and above

4. Miscellaneous Hardware
All other necessary hardware such as latches, bolts, catch locks, chain door fasteners, door
stops, wall stops and holders, push plates, handles, etc. shall be of type, sizes and design
suitable for the purpose or as approved by the Architect.

G. Glass and Glazing

a. Schedule of glass
As shown and indicated on schedule of doors and windows and as per building elevations
of façade.

D. PAINTING AND VARNISHING WORKS

a. Materials
BOYSEN PAINT, Submit samples for architect’s approval.

b. Applications
All applications and methods used shall strictly follow the Manufacturer’s instructions and
specifications.

c. Surface treatment
Surfaces including masonry wall shall be thoroughly cleaned, puttied, sand papered,
rubbed and polished.

d. Schedule of painting and varnishing finishes.

i. Masonry wall cement surfaces. All in three (3) coats


ii. Doors, door jambs, etc., putty and seal spray with automotive lacquer spray.
iii. Steel and metal works: Two (2) coats epoxy primer and two (2) coats epoxy
enamel.

e. Extra coats shall be applied to achieve satisfactory finish work, follow as per Architect’s
instructions.

g. Submit Samples of Materials for Architect’sApproval.

A. Plumbing Works – Pipes and Fittings

1. Cold Water Line – desotherm PPR pipe or approved equal. For bigger pipe size, use G.I. pipe and
fittings.

2. Soil and Waste Pipe – Polyvinyl Chloride (PVC) Series 1000 with all solvent joint fittings only. Use
“Crown” brand or approved equivalent.

3. Vent Pipes - Polyvinyl Chloride (PVC) Series 1000 with all solvent joint fittings only. Use “Crown”
brand or approved equivalent.

4. Drainage Pipes- Polyvinyl Chloride (PVC) 2” to 4” diameter series 1000, use “Crown” Brand.6” and
above, class 35 with all solvent joint fittings only. Outside building concrete pipe.

5. Downspouts - Polyvinyl Chloride (PVC) Series 1000 with all solvent joint fitting only. Use “Crown”
brand or approved equivalent.

6. Pipe Sealant - Polyvinyl Chloride (PVC); PVC solvent cement; PPRC Pipes: Heat Fusion.

7. Valves – “Kitz”; “PP” or approved equal up to 50mm, b r o n z e ASTM 1362, 1034 KPA class, threaded
end 65mm up, all iron, bronze fitted, 1034 KPA Class flanged end.

8. Float Valves- “US WATT”, Italy type or similar.

9. Drains – All drains shall be solid brass, Jaman or equal.

B. Plumbing Fixtures

1. Water Closets
HCG OR AMERICAN STANDARD, elongated bowl, siphon jet action, P-trap complete with flush
valve seat and cover. Water supply pipes and valves or approved equivalent.

2. Urinals
HCG OR AMERICAN STANDARD, crystal complete with flush valve and accessories, white or
approved equivalent.

3. Lavatory
HCG OR AMERICAN STANDARD, countertop complete with faucets, supply pipes and valves or
approved equivalent.

4. Kitchen Sink
Customized kitchen sink on 600x600mm vitrified glazed tiles finish.
5. Shower Head
Stainless shower head or approved equivalent.

C. Air Conditioning and Ventilating Equipment

1. Follow design plans and work as detailed on plans.

2. Coordinate with other trades of work prior to installation.

3. Furnish the owner the complete operation and maintenance manual of equipment’s installed.

4. Verify actual locations of connecting points

5. All piping branch to equipment’s shall terminate with an isolating valve.

6. Verify actual piping elevations required at site.

7. Installation of works shall be as per manufacturer’s standards and specifications as approved by


the architect.

8. All materials to be used shall be new and suited for the purpose and locations.

9. All works shall be in accordance with the latest mechanical engineers code.

10. Elastomeric rubber insulation shall be suited per equipment requirement as to diameter and
thickness.

11. Refrigerant piping shall be seamless copper pipe soft drawn.

12. PVC Pipe ¾” diameter for drain lines or as per manufacturer’s standard.

SECTION 016: Electrical Works

Specifications of Materials:
Materials to be used shall conform to the standards and specifications set by the following where such
standards and specifications have been established for particular type of materials or equipment.

U.S. Underwriters Laboratories:


U.S. National Board of Fire Underwriter’s National Electrical Manufacturer’s Association, Bureau of
Standards and Ministry of Trade.

Materials shall be hereunder specified:

A. Intermediate Metal Conduit – shall be hot dip galvanized, standard weight pipes, made of mild steel

be installed in the following services and locations: For service entrance and sub feeders “WET”
locations and as required by National and Local Codes. Conduit shall be 10 feet length including
coupling. Conduit shall be Panasonic brand.

B. Non-metallic Conduit – PVC conduit SDR 21 rigid conduit to U.S. and local standards for PVC
pipes, systems and where not a violation to National and Local Code, use PVC by Crown Asia,
Emerald, Atlanta.

C. Electrical Metallic Tubing – For all branch circuit, installation where concealed inside ceiling and
wooden partitions including short risers to outlet boxes and cabinet, Conduit maybe of local made
or approved equal.

D. Wires and Cables – shall be installed for 600 volts, feeders and branch circuit wires and cables
shall be TW and THW as required by the drawings. Use PHELPS DODGE, PHILFLEX, and
DURAFLEX.

E. Conduit Fittings and Boxes – shall be hot dip galvanized or cast metal or PVC as required.
Thickness of presses steel boxes shall not be less than U.S. Ga. 16

F. Circuit breakers – shall be quick break thermal magnetic. As manufactured by Schneider, GE, ABB
or LS. Fire alarm system shall be addressable type use “Notifier” brand. Wiring devices shall be
wide series model use Panasonic or Toshiba or approved equivalent.

G. All materials to be used shall be new and with the approved type for both location and intended
purposes and shall be the best of the kind.

H. All electrical lighting fixtures, such as bulbs, lamps, chandelier, fluorescent, pin light, bracket, etc.
shall be supplied and mounting shall be done by the contractor. Submit samples for Architects
approval.

I. Contractor’s responsibility, contractor shall coordinate and provide convenience for the above
equivalent supplier and installer.
