CONTRACT OF LOAN

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Loan is made and executed this January 14, 2019, in the City of Manila,
by and between:

MARIA ANA DELA CRUZ, single, Filipino, of legal age, and a resident of 24 Sisa St.,
Sampaloc, Manila, hereinafter referred to as CREDITOR,

and;
SALVACION DELOS SANTOS, single, Filipino, of legal age and a resident of
28 Dos Castillas St.., Sampaloc, Manila, hereinafter referred to as DEBTOR;

WITNESSETH

That the DEBTOR is desirous of borrowing the amount of FIVE HUNDRED


THOUSAND (P500,000.00) PESOS, Philippine Currency, while the CREDITOR is willing
and able to extend said amount, subject to the following terms and conditions; that:
1. The CREDITOR shall convey the amount of FIVE HUNDRED THOUSAND
(P500,000.00) PESOS to the DEBTOR upon execution of this Contract;

2. The DEBTOR shall pay the CREDITOR the aforementioned amount loaned on
or before January 14, 2020;

3. The DEBTOR shall pay interest on the Loan at the rate of Six Per Cent (6%)
per annum on the outstanding balance. All payments for interest shall be
computed daily on the basis of a 365-day year for the actual days elapsed.
Interest shall accrue from the date hereof until full payment thereof;

4. In order to secure the payment of the Loan, and to assure the prompt and
faithful performance by the Debtor of all her obligations in this Contract, the
Debtor shall, at her expense, execute and deliver or cause to be executed and
delivered to the CREDITOR, for her benefit, security and protection and in form
and substance acceptable to the CREDITOR the following:

a. Real Estate Mortgage on his lot located in the City of Manila, and the
improvements thereon, covered by TCT No. 36912, of the Registry of
Deeds of Manila, and
b. Transfer Certificate of Title No. 36912, covering the abovementioned lot
with an area of one thousand two hundred thirty four (1,234) square
meters, and the improvements thereon
5. That in case the court intervention should become necessary and inevitable,
the DEBTOR shall be liable for the court and litigation expenses and attorney's
fee amounting to twenty five (25) percent of the total amount due and
demandable;
6. That the parties herein hereby commit to fully observe the terms and conditions
as embodied in this contract and are fully aware that any violation of the same
shall expose such erring party to the corresponding, criminal, civil and/or
administrative liabilities;

7. This Contract and all other documents pertaining hereto shall be governed and
construed in accordance with the laws of the Republic of the Philippines.
