SPECIAL POWER OF ATTORNEY

We, JOSEPH BANABATAC QUIÑONERO, single, of legal age, and a resident of Blk. 68 Lot
36 Cattleya St., Rizal, Makati City 1124 and PHEBE BANABATAC QUIÑONERO, single, of legal
age, and a resident of 117 Nadurata St. 8th Avenue Brgy. 57, Caloocan City, have made,
constituted, and appointed CEZAR CERCADO QUIÑONERO, also of legal age, married, Filipino
with address at Brgy. Malag-it, Calinog, Iloilo as our true and lawful attorney in fact, for us and in
our names, place and stead, to perform the following acts:

1. To file an ejectment case and/or necessary legal action against Margarita Casipe for
Forcible Entry/Unlawful Detainer, in the appropriate court and represent us in the
hearings for the aforementioned proceedings, in relation to our property located at
Brgy. Malag-it, Municipality of Calinog, Province of Iloilo and covered by Transfer
Certificate of Title No. T – 125556;

2. To make, sign, execute, process, submit, receive and deliver contracts, documents and
records and other papers to effect with his power stated in this authorization
pertinent to the above described authority;

3. To do and perform any and all other lawful act and deeds necessary to carry out the
above purpose.

HEREBY GRANTING AND GIVING unto said attorney-in-fact full power and authority to do and
perform every act required and necessary to be done in and about the premises, as fully to all
intents and purposes as the grantor might or could do if personally present. I am hereby ratifying
and confirming all that said attorney shall lawfully do or cause to be done by virtue of these
presents.
