Contingency Plans

1. Lack of tenants - occupancy of the building is the primary source of income of the
business. Having a low rate of occupancy or having no tenants at all would lead to a
downfall to the sales of the business. Some tenants would not be able to maintain their
rent pay due to several reasons like having a low rate of income or losing their
customers to their competitions. Then, it may lead to tenants leaving their spot at the
commercial building. Like the tenants, the business may also lose possible occupants to
new competitors.

Having a good marketing strategy for the business to attract possible tenants could be a
solution for not losing them to competitors. Promotion of the business will play a major
role in maintaining occupants. The occupants must be able to cooperate well with the
management of the business to properly discuss how to increase their sales and
customers.

2. Opening of new malls around the area - several malls that are still under construction
now, near the vicinity, would be opening soon and may cause a huge of problems in
gaining tenants. Malls, especially those that are managed by well-known companies,
are most likely to be the first option for occupants to place their business. It will give the
business a big problem when newly opened malls get all the possible occupants that we
may have.

The fact that malls are a real power house in this industry, the business must step up
their promotion and marketing strategies so that there will be a chance for the business
to keep up and attract tenants as well.

3. Disobedience of some tenants to the policies of the business - problems caused by


some tenants that want to force their wills on some issues rather than obeying the policy
set by the business could cause a major problem in the future. It is inevitable to have
some occupants that are somehow unable to follow some of the rules.
A good understanding of the policies within both sides is the key to avoid such
problems. Maintaining a good relationship with the occupants of the business is also a
great way to improve the partnership.
