KNOW ALL MEN BY THESE PRESENTS:

That this EXTRA JUDICIAL SETTELEMENT WITH SIMULTANEOUS DEED OF ABSOLUTE SALE
MADE AND EXECUTED BY AND BETWEEN:

MILDRED R. AGUSTIN, of legal age, Filipino, widow and a resident of Burgos, Naguilian,
Isabela;

MARIBEL A. ABAYA, of legal age, Filipino, married and a resident of Burgos, Naguilian,
Isabela;

MARILYN TORRES, of legal age, Filipino, married and a resident of Burgos, Naguilian,
Isabela;

MELINDA AGUSTIN, of legal age, Filipino, married and a resident of Burgos, Naguilian,
Isabela;

MARITES CAPUCHINO, of legal age, Filipino, married and a resident of Burgos,


Naguilian, Isabela;

Hereinafter called the HEIRS-VENDORS

PEPITO C. ROSETE, of legal age, Filipino, married and a resident of Purok 1, San Manuel,
Naguilian, Isabela;

Hereinafter called the VENDEE;

WITNESSETH:

That we HEIRS-VENDORS are the surviving heirs of the deceased, FRANKLIN


AGUSTIN, who died on _____________ at ______________________;

That the said deceased died intestate, without will or testament and without any
outstanding debts in favor of any person or entity;

That the deceased left a parcel of land located at Burgos, Naguilian, Isabela under Tax
Declaration of Real Property No. 18-018-007-0039, which are more particularly described, as
follows:

North: 274, 1003 South: 266
East: West: 267, 268
Area: 2.931400 Has.

That the above-named HEIRS-VENDORS are the sole heirs of the deceased and
that to the best knowledge and information of the HEIRS-VENDORS hereto, the deceased
left no debts or obligation due against the above-described estate of the decedent;

That it is the best interest of the HEIRS-VENDORS hereto to divide and adjudicate
among themselves equally the estate of the deceased extra judicially and or manner
henceforth;

That pursuant to Rule 74 Sec.1 of the Revised Rules of Court of the Philippines and the
parties herein being of legal age and with full capacity to contract, we do hereby adjudicate
unto ourselves the land described above in equal shares.

That WE, HEIRS-VENDORS, to our entire satisfaction have SOLD, CEDE, TRANSFER AND
CONVEY our respective share in the PORTION of the above estate of the decedent containing an
area of SEVEN THOUSAND FIVE HUNDRED Square Meters of the above-described parcel of
land, which is bounded as follows:

North: Remaining Portion of Lot No. 269 South: 266
East: West: 267, 268

with all the improvements thereon, free from all liens and encumbrances, in favor of PEPITO C.
ROSETE, his heirs, assigns or successors in the amount of TWO HUNDRED FIFTY THOUSAND
PESOS (Php250,000.00), Philippine Currency, to us in hand paid by the herein VENDEE and
receipt of which is hereby acknowledge.

That this EXTRA- JUDICIAL SETTLEMENT WITH SIMULTANEOUS DEED OF ABSOLUTE SALE
shall be published in a newspaper of general Circulation in the Province of Isabela, at least once
a week for three(3) consecutive weeks.

That we hereby affirm that we have executed the foregoing instrument out of our own
voluntary will without force or intimidation or violence and that we hereby received our just
and proper share and have no claim or demand against each other.
