CONTRACT OF LEASE
This CONTRACT OF LEASE, made and entered into by and between:
The LESSOR: FASTECH PROPERTIES INC., a corporation duly organized and
existing under and by virtue of the laws of the Philippines and having its principal
place of business at Fastech Manufacturing Complex, Ampere St. cor. West
Road, Light Industry & Science Park, Cabuyao, Laguna, Philippines represented
herein by its President, Allan P. Timonera and Vice President, Lionel Victor L.
Belen duly authorized to sign this Contract of Lease in its behalf

The LESSEE: SYTRON PTE LTD, a company under the laws of Singapore, with
registered address at 25 Mandai Estate, #04-09, Innovation Place, Singapore
729930, represented herein by its Business Development Director, Salvador C.
Banzon, likewise duly authorized to sign this Contract of lease and its behalf,
Witnesseth:
That the LESSOR hereby leases unto the LESSEE, and the latter hereby accepts in lease from
the former, a portion of Building 3, located inside Fastech Manufacturing Complex, Ampere St.
Cor. West Rd., Light Industry & Science Park, Cabuyao, Laguna, Philippines, hereinafter called
the LEASED PREMISES and more particularly described as follows:

Monthly Rental PHP 19,965.00
That the LESSOR and the LESSEE hereby agree and bind themselves to the following terms
and conditions
1, Rentals. - The monthly rental, at the rate as above-indicated, shall be PHP 19,965.00 net or
exclusive of any Value Added Tax (VAT), withholding tax or any other taxes that now or may
hereinafter be imposed by the Philippine Government, if any, and shall be inclusive of any
charges for the use of common area. The monthly rental includes common security, water and
power cost (faciltized aircon and lightings), use of passenger and cargo elevators, use of
canteen, disposal of general/domestic garbage, clinic with its costs reimbursable against the
lessee and pro-rate Ecozone association dues. The monthly rental shall be paid by the LESSEE
at the office of the LESSOR on or before the 5" working day of each and every month. In the
event that this contract shall be renewed, the monthly rental shall be mutually agreed upon by
both parties (3) months prior to the expiration of this contract In the event that the lease contract
has not been renewed and The LESSEE continues to occupy the leased area herein stipulated,
rental fee shall be increased by 20% starting the first month from the expiration of the lease
contract. The LESSEE shall be charged one per centum (1%) surcharge per month for non-
payment of rentals on or before the above-stated due date. It is expressly agreed and
understood that the payment of the rental herein stipulated shall be made without the necessity
of express demand and without delay; the first of such payments shall be due on signing of
