, on monthly rent of Rs 10000/-(Ten Thousand rupees) which the


owner has accepted on the terms and conditions hereinafter stated.

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS :

1. The Tenant shall pay a monthly rent of Rs. 10,000/-(Ten thousand rupees) to the
owner on or before 5th. Day of every English calendar month.

2.  The Tenant has deposited with the owner Rs. 1,00,000/- (One lakh rupees) as
security deposit, which sum the owner hereby acknowledges. This security deposit shall
carry no interest but it (security deposit) will be refunded to the Tenant on the
termination of the Tenancy.

3. The Tenancy shall be in force for a period of ELEVEN MONTHS from 1st March 2020
according to English calendar month.

4. Following fixtures and furniture’s in the premises are provided by the owner. These
fixtures and furniture’s can be used by the Tenant without making any damage or loss
thereto. In case, any damage or loss is caused to any furniture and/or fixture during the
currency of Tenancy then the Tenant will have to compensate to the owner the damage
& loss in terms of money:

(iv) Bathroom Exhaust fan- 2
(v) Mirror Cabinet- 3(2 in bathrooms+1 in Dining area)
(vi) Hanging lamp dining area -2
(vii) 2 Door Wooden Wardrobe -1
(viii) Night Lamp-2
(ix) Curtain rods – 5
(x) Crockery Unit– 2
(xi) Queen Size bed-1, Single bed-1
(xii) Dining table+3 chairs
(xiii) sofa 3+1+1
(xiv) Shoe rack -1
(xv) Kitchen Chimney-1
(xvi) TV Stands Entertainment Centers-1
(xvii) Chandelier -1
(xviii) Coffee Table -1
(xix) Decorative wall rack -5

5. The owner shall have right to terminate the tenancy if the Tenant fails to pay the rent
as per clause 3 above or commits breach of any other terms and conditions herein
stated just by giving a Notice of one month to the Tenant on the address of the Tenant
mentioned above by Registered Post.

6. The Tenant shall use the premises only for Residential purpose and shall abide by
the Rules /Regulation /Guidelines of the Society. And the Tenant shall pay the
maintenance of Generator & Elevator, Salaries towards guards, Charges for Electricity
Maintenance for Common Areas, Charges towards cleaning of Common area and
maintenance of common amenities to the Society on or before 5th. Day of every English
calendar month. At present monthly maintenance is Rs 3000.

7. The Tenant shall also bear the Electricity Charges consumed by the Tenant. If there
would be water charges in future, then the Tenant shall also bear the water charges
consumed by the Tenant.

8. The Tenant shall not Sub-let the premises nor shall allow any person other than his
family members to reside in the premises.

9. The Tenant shall maintain the Demised Premises in good and tenable condition and
all the minor repairs such as leakage in the sanitary fittings, water taps and electrical
usage etc. shall be carried out by the Tenant. That it shall be the responsibility of the
Tenant to hand over the vacant and peaceful possession of the demised premises on
expiry of the Rent period, or on its early termination, as stated hereinabove in the same
condition subject to natural wear and tear.

10. The Tenant shall not do nor allow any of his family members to do an act which is
prohibited by law of the land and the Tenant shall be solely responsible in case any
such act is done or allowed to be done.

11. The Tenancy may, in the discretion of the owner, be renewed by the owner for a
further period of Eleven Months if the Tenant makes offer to the owner for renewal at
least one month before the expiration of the term of Tenancy. And if the owner would
agree for renewal, the renewal shall be made by a separate agreement of renewal of
Tenancy for Eleven Months on the terms and conditions mentioned in the renewal
agreement with an increase in the rent by 5% on the existing rent of Rs. 10000/-(Ten
thousand rupees)

12. It is hereby agreed one month notice on either side is required for the termination of
tenancy.

13. At the time of vacation of the premises, Painting charges of the premises equal to
one month's rent of the premises shall be borne by the Tenant.
