Gentlemen:

We write in behalf of our clients, Spouses Manuel Ronald & Angelina Milagros Mangubat.

Our client relayed to us that last June 5, 2019, they purchased a condominium unit in your Marco Polo
Residences via your “Lease to Own Scheme” described as Unit MPR-003-28E-1 and a parking unit known as
MPR-002-2B1-93.

Our client agreed to the proposed purchase price and upon agreement, they paid the amount of the amount
P245,666.67 (PESOS: TWO HUNDRED FORTY FIVE THOUSAND SIX HUNDRED SIXTY SIX & 67/100) as duly
acknowledged (see attached).

After said payment however, and despite repeated requests, no documentation nor any written contract was
forwarded to our clients for the implementation of the aforementioned transaction.

Several months have passed yet you have failed to provide our clients a written agreement despite receipt of
their payment. Much to their surprise and anguish, they received a Reminder Letter from Federal Land dated
September 9, 2019 allegedly for unpaid monthly amortizations including interest and penalties when it was
your company who was clearly at fault.

We are requesting your immediate action regarding this matter within 10 days from receipt hereof. Failure to
settle this concern will constrain our clients to pursue legal remedies as provided by law. Kindly send your
communication to our office as stated below.
