Chairman and MD

Mr. Nand Kishore Gupta also known as N.K. Gupta was born on
1st January 1957 at Rundal Manpura, a small village near Jaipur.
His father late Shri Rood Mal Agarwal ran a small retail shop in
the village and Nand Kishore Gupta was the youngest sibling in a
family of nine brothers and sisters. He did his initial schooling at
village itself. Thereafter he left for Jaipur to pursue higher studies
where he completed his graduation as a Bachelor of Commerce
from the prestigious Agarwal College. Soon after graduation he
got engaged to Mrs.Tara Devi, a religious and homely lady.
He started his career working as a Deputy Manager in Rajasthan
Financial Corporations & Haryana Financial Corporations but his
ambition was much greater. Simultaneously along with his service
he also enrolled for a course in Chartered Accountancy and
became a professionally qualified Chartered Accountant in 1979.
From the very beginning his ultimate goal was of pursuing his own
business. With this in mind Mr. Gupta resigned from Haryana
Financial Corporation and started his own Chartered Accountancy
Practice under the name of NKG & Associates. While running his
business he took up a plethora of assignments related to tax,
surveys, audits and other miscellaneous work.
However as business on a much larger scale was always his final
aim he made an earnest foray in the business of construction in
1995. Subsequently he established numerous companies and
partnership firms keeping in line with the presents trends in real
estate sector of constituting separate entities for different projects.
In times ahead the group popularly came to be known as
Manglam Builders and Developers and later on this flagship
company was renamed as Manglam Build Developers Limited.
In the role of Chairman of this flagship company Mr. Gupta
brought a paradigm shift in the real estate business scenario of
Rajasthan and pioneered various new and innovative projects and
most of them are recognized as Landmarks in today’s real estate
arena of Rajasthan. These include the likes of Apex Mall, Crown
Manglam Plaza, Eden Garden, Ganpati Darshan, Manglam City,
Manglam Vihar, Kanak Vrindavan, Kanak Vatika etc. The group
has also made a strong foray into the amusement park with the
acquisition of Essel Group “Fun Kingdom” in a joint venture with
Dainik Bhasker, India largest media house.
Mr.Gupta has two sons – Mr.Ajay Gupta a highly qualified
professional with a Masters Degree in Chemical Engineering from
IIT Bombay and Mr.Sanjay Gupta a professionally qualified CA .
Apart from playing a leading role as a businessman Mr.N.K.Gupta
is also well recognized as a Social Philanthropic Activist. He has
also served as Secretary of Jaipur Vidhyadhar Nagar Central
Spine Vikas Samiti and as the Executive member of Agarwal
Samaj Samiti. Mr Gupta has a keen fondness for travelling while
at the same time being a voracious reader of management books

Manglam CSR Programmes


 21 lacs rupess contributed by Manglam Group towards
Mukhyamantri Jal Swavlamban Yojana
 Food distribution event was organized by Manglam among
the people as a cause of public welfare and charity. Food
distribution program is organised keeping in mind the vision
of “No person should die because of hunger”
 Quilts were distributed by the Manglam Group for the
socially weak section of the society. The quilts were
distributed in the winter season to save themselves from
cold.
 Manglam is running a school to educate the economically
weaker section children. Many students are availing the
benefit of education that will help them in growing their
career path.
 Free health check up facility was provided to the
underprivileged and deprived people. In this health check up
blood pressure, weight, eye-sight vision were checked.

Rationale of the study


Education is not just limited to books and classrooms. In today’s
world, Education is the tool to understand the real world and
apply knowledge for the betterment of the society as well as
business. The internship report is designed to bridge the
relations between the theoretical knowledge and the real life
experience. Internship Program brings a student closer to the
real life situation and thereby helps to launch a career with
some experience.
Internship program is the systematic gathering, recording and
analyzing of data about the subject that a student goes to learn
on the program.
In fact academic education becomes rich when acquired
knowledge is applied to practical situation. Proper application
of knowledge to theoretical field implies to get extra benefit
while understanding the matter related to subject.
Summer internship is essential for management students as it
gives the insight regarding the roles and responsibilities to be
performed by managers in real market dynamic environment.

Objective of the study


 Objective of undertaking report is to relate and apply
theories in practical world which is dynamic and uncertain.
 To analyze various strategic initiatives taken by real estate
firms to combat the dynamic times and sustain their
businesses through future turbulent times.
 To know the market share of Manglam Group and compare
it with the competitors in the real estate sector in Rajasthan.
 To know the functioning of finance department in real estate
firm.

Scope of the study


The scope of this study is to identify the service quality of
Manglam Group. This study is based on primary data. This study
focuses on the company of real estate leading in Rajasthan
market share and shows the customer satisfaction of Manglam
Group. In the days of intense competition, superior service of
firms product and maximum customer satisfaction is the only
tool to attract, retain and partner with the customers and to clinch
customers from competitors and increase market share in real
estate industry.
This study also covers the scope of finance management in real
estate company covering the topics ranging from sources of funds
required for construction, main bank partners lending to Manglam
group, interest charged by the banks etc.
Scope of summer internship project is vast and ever-growing as it
details the duties and responsibilities to be performed by the
intern in the organization and skills and training acquired by the
intern during summer internship.
This study  called internshi p program  mainly job oriente
d experiences which are generated  by interviewing
with targeted customers. The duration of the study was two
months. This is an individual study, which is worked for
this particular study under my internship program
supervisor. Since this is a formal study, the scope of the
study was not so detail. I just tried to give an over all
scenarios of the Real Estate Market and Opportunities
as well as an actual market image of the firm.

Research Methadology
Research Methodology is the process or purpose of collecting of
data and information which are required in connecting with finding
tools for best possible situation of problems.
For data collection I have used primary data with the help of
questionnaire filled by customers. Type of sample item was
customer, for customers the sample size was 30. Customers of
this survey were generally businessmen, banker, doctor,
engineer, private company’s manager etc.
Research design was exploratory research due to short time and
lack of knowledge of research focus. The main purpose of the
survey is to define the actual market of Manglam Build-
Developers Ltd by comparing different company’s market image.
So exploratory research is the most effective for completing this
survey.
So, data gather ed for specific
purpose  or a specific reason.  Here, the normal
procedure is interviewing some people individually to get a
sense of hope people feel and think about the topic in question.

Limitations of the study


It couldn’t be claimed that this study was 100% based on
impractical data. Undoubtedly it has got some limitation regarding
the representation of the factors which are collected from
customers and people of the company. At the data collection for
the study, I have been facing following problems.

 Time Limitation

Time limitation is one of the major problem to diagnose the


problem. Like the other study it has time limitation to identify
the actual problem and provide some recommendations.

 To keep information confidence

During the period of data collection it has been observed that


the tendency of customers has been to keep information
confidential.

 Sample Size

Though sample size was fixed, with this sample size it is


very difficult to get good result.

 Lack of interest

Lack of interest has been observed at the time data


collection in answering the questionnaire.

Literature Review
The real estate market in India has become so huge that to
get everything or anything specific within one roof is easy
and difficult at the same time. With the kind of commercial
and residential property available –on rent/lease/ ownership
one has to refer to portals or good companies dealing in
various listings. Generally typical real estate listing would
necessarily include the following heads. Within this are
included partnership, brokerage, requiring agents, and direct
deals with builders. The property rates of each area are
usually determined every two three years unless in a
particular area shoots up due to construction or upcoming
prestigious piece of  property (i.e. a five star hotel, IT
corporate park, shopping mall or multiplex). In such areas
the rents and buying properties do increase because of job
opportunities and close residential facilities.

Property Valuation

 Many old properties may not be in very good condition. But they
still are valuable. Why? Mostly because they can be refurbished
or rebuilt entirely. This is why they usually fetch a good price. But
one cannot depend only on brokers or agents or property owners
to evaluate the land. Sometimes the owner is greedy and expects
a bigger price, sometimes an agent in between quotes a higher
price so that it benefits him, sometimes the buyer may be just rich
and may not have rival bidders or competitors so quotes a fancy
price according to his choice. But now the industry has attained a
level of professionalism and valuers who have correct knowledge
and are impartial are used to assess the property. Even if it has to
be handed over from one brother to another the valuer needs to
correctly assess the worth of the property. Usually a lawyer does
the valuation so that a stamp of legality can be given to the
property and no disputes rise thereafter. A known property valuer
will charge a good amount to the job.
Home Loans

 Sometimes one falls short of a required amount or needs nearly


75% of the loan to buy a house or an office premise. Generally
people apply for home loans. There are many financial
institutions, banks, private persons, and organizations, which lend
money to fulfill dreams. It is easy to obtain a loan if all paperwork
is complete. Today in India private bank HDFC and ICICI Bank
and State Bank of India are the largest lenders to their customers
all over the country. They are also giving loans to NRIs to invest
in property in India.

NRI Real estate Services

Right from choosing the property, availing loans, evaluating, filling


forms online, property management etc. all services can be used.
Real estate listings have the entire database for the same. Some
real estate listings are also likely to include details and contacts of
leading architects, builders, news on upcoming projects,
engineers, building materials and news and articles which are
likely to affect buying and selling decisions. A regular monitor or a
property watch is kept for any changes of rates in any zones.
Some also feature overseas properties and help in
getting information to get there. A real estate listing becomes
popular with every new additional thing that will eventually help
the client.

Conclusion
After studying all the factors of the real estate it can be
concluded t h a t t h e R e a l E s t a t e i s a v e r y w i d e
concept and it is highly affected by the macro-
economic factors like GDP, FDI, per capital income, Interest rates
and employment in the nation. The most important factor
in the case of Real Estate is location which affects the
value and returns from the Real-Estate. India needs a
stronger capital market base for  property financing.
It was a wonderful learning experience for me while working for
on this project. The Indian Real Estate sector continues its steady
progress from year. Real Estate sector face hardship at time of
demonetization that every real estate firm was affected from it
badly as investment in real estate is not a small scale or everyday
thing and due to demonetization cash crunch was initially felt
which declined the real estate growth but as economy passed
through things came to normal and Manglam Group properties
again earned huge revenue in property dealings in Rajasthan.
In review this internship has been an excellent and rewarding
experience. I have been able to meet and network with so many
people that I am sure will be able to help me with opportunities in
the future.

Recommendations
Company should provide information according to people’s need
and necessity. And for that they can open daily polling on their
web portal.

Company should not always try to attract the new customers only,
but should also take feedbacks from existing once, and try to
remove their problems and learn from their experience.
Company should make more contact with contractors and
Architects to tap more customers.

Customers should check all the legal and technical documents


and not only the marketing details of the builders/project, before
buying or searching house.
Customers should go through all the terms and conditions of the
project developed.
Customer should be aware of the government’s policy related to
‘Real Estate’ such as net act related to real estate “RERA Act” to
safeguard themselves from any unfair practice in absence
knowledge about rules and regulations of “RERA Act”.
