This project report attempts to bring under one cover the entire
hard work and dedication put in by me in the completion of the
project work in Manglam Build-Developers Ltd.
I have expressed my experiences in my own simple way. I hope
who goes through it will find it interesting and worth reading. All
constructive feedback is cordially invited.
A summer internship is an opportunity to test drive a career
without making any serious commitments. It’s your chance to see
what it would be like to work in a particular industry and whether
you are a great fit. And perhaps most importantly a good
internship provides us with experiences, lessons and tool which
we will need to get a full time gig in future
Summer internship also provides the idea of dynamic and versatie
professional world as well as an exposure to the intricacies and
complexities of an organization.

Mr. Nand Kishore Gupta also known as N.K. Gupta was born on
1st January 1957 at Rundal Manpura, a small village near Jaipur.
His father late Shri Rood Mal Agarwal ran a small retail shop in
the village and Nand Kishore Gupta was the youngest sibling in a
family of nine brothers and sisters. He did his initial schooling at
village itself. Thereafter he left for Jaipur to pursue higher studies
where he completed his graduation as a Bachelor of Commerce
from the prestigious Agarwal College. Soon after graduation he
got engaged to Mrs.Tara Devi, a religious and homely lady.
He started his career working as a Deputy Manager in Rajasthan
Financial Corporations & Haryana Financial Corporations but his
ambition was much greater. Simultaneously along with his service
he also enrolled for a course in Chartered Accountancy and
became a professionally qualified Chartered Accountant in 1979.
From the very beginning his ultimate goal was of pursuing his own
business. With this in mind Mr. Gupta resigned from Haryana
Financial Corporation and started his own Chartered Accountancy
Practice under the name of NKG & Associates. While running his
business he took up a plethora of assignments related to tax,
surveys, audits and other miscellaneous work.
However as business on a much larger scale was always his final
aim he made an earnest foray in the business of construction in
1995. Subsequently he established numerous companies and
partnership firms keeping in line with the presents trends in real
estate sector of constituting separate entities for different projects.
In times ahead the group popularly came to be known as
Manglam Builders and Developers and later on this flagship
company was renamed as Manglam Build Developers Limited.
In the role of Chairman of this flagship company Mr. Gupta
brought a paradigm shift in the real estate business scenario of
Rajasthan and pioneered various new and innovative projects and
most of them are recognized as Landmarks in today’s real estate
arena of Rajasthan. These include the likes of Apex Mall, Crown
Manglam Plaza, Eden Garden, Ganpati Darshan, Manglam City,
Manglam Vihar, Kanak Vrindavan, Kanak Vatika etc. The group
has also made a strong foray into the amusement park with the
acquisition of Essel Group “Fun Kingdom” in a joint venture with
Dainik Bhasker, India largest media house.
Mr.Gupta has two sons – Mr.Ajay Gupta a highly qualified
professional with a Masters Degree in Chemical Engineering from
IIT Bombay and Mr.Sanjay Gupta a professionally qualified CA .
Apart from playing a leading role as a businessman Mr.N.K.Gupta
is also well recognized as a Social Philanthropic Activist. He has
also served as Secretary of Jaipur Vidhyadhar Nagar Central
Spine Vikas Samiti and as the Executive member of Agarwal
Samaj Samiti. Mr Gupta has a keen fondness for travelling while
at the same time being a voracious reader of management books
and avid music lover.

Research Methadology
Research Methodology is the process or purpose of collecting of
data and information which are required in connecting with finding
tools for best possible situation of problems.
For data collection I have used primary data with the help of
questionnaire filled by customers. Type of sample item was
customer, for customers the sample size was 30. Customers of
this survey were generally businessmen, banker, doctor,
engineer, private company’s manager etc.
Research design was exploratory research due to short time and
lack of knowledge of research focus. The main purpose of the
survey is to define the actual market of Manglam Build-
Developers Ltd by comparing different company’s market image.
So exploratory research is the most effective for completing this
survey.
So, data gather ed for specific
purpose or a specific reason. Here, the normal
procedure is interviewing some people individually to get a
sense of hope people feel and think about the topic in question.

The real estate market in India has become so huge that to
get everything or anything specific within one roof is easy
and difficult at the same time. With the kind of commercial
and residential property available –on rent/lease/ ownership
one has to refer to portals or good companies dealing in
various listings. Generally typical real estate listing would
necessarily include the following heads. Within this are
included partnership, brokerage, requiring agents, and direct
deals with builders. The property rates of each area are
usually determined every two three years unless in a
particular area shoots up due to construction or upcoming
prestigious piece of property (i.e. a five star hotel, IT
corporate park, shopping mall or multiplex). In such areas
the rents and buying properties do increase because of job
opportunities and close residential facilities.
Property Valuation
Many old properties may not be in very good condition. But they
still are valuable. Why? Mostly because they can be refurbished
or rebuilt entirely. This is why they usually fetch a good price. But
one cannot depend only on brokers or agents or property owners
to evaluate the land. Sometimes the owner is greedy and expects
a bigger price, sometimes an agent in between quotes a higher
price so that it benefits him, sometimes the buyer may be just rich
and may not have rival bidders or competitors so quotes a fancy
price according to his choice. But now the industry has attained a
level of professionalism and valuers who have correct knowledge
and are impartial are used to assess the property. Even if it has to
be handed over from one brother to another the valuer needs to
correctly assess the worth of the property. Usually a lawyer does
the valuation so that a stamp of legality can be given to the
property and no disputes rise thereafter. A known property valuer
will charge a good amount to the job.

Conclusion
After studying all the factors of the real estate it can be
concluded t h a t t h e R e a l E s t a t e i s a v e r y w i d e
concept and it is highly affected by the macro-
economic factors like GDP, FDI, per capital income, Interest rates
and employment in the nation. The most important factor
in the case of Real Estate is location which affects the
value and returns from the Real-Estate. India needs a
stronger capital market base for property financing.
It was a wonderful learning experience for me while working for
on this project. The Indian Real Estate sector continues its steady
progress from year. Real Estate sector face hardship at time of
demonetization that every real estate firm was affected from it
badly as investment in real estate is not a small scale or everyday
thing and due to demonetization cash crunch was initially felt
which declined the real estate growth but as economy passed
through things came to normal and Manglam Group properties
again earned huge revenue in property dealings in Rajasthan.
In review this internship has been an excellent and rewarding
experience. I have been able to meet and network with so many
people that I am sure will be able to help me with opportunities in
the future.
Recommendations
Company should provide information according to people’s need
and necessity. And for that they can open daily polling on their
web portal.
Company should not always try to attract the new customers only,
but should also take feedbacks from existing once, and try to
remove their problems and learn from their experience.
Company should make more contact with contractors and
Architects to tap more customers.
