For the Sleepy Inn property: 1- The on-site manager, Cindy, told me 18 of the 33 rooms are currently occupied (55% occupancy), so only 15 guest rooms were available for me to inspect. 2- The exterior of the building is riddled with pest access points, and there is evidence of on-site pest harborage and attraction. 3- When the water in rooms is turned-on, it runs yellow for several minutes. Unknown cause, but recommend water testing. 4- Several rooms, especially 134, have a severe biological odor emanating from inside them. It may be sewer, mold, decaying pests, other, or combination of some or all. 5- Guest laundry had live bedbugs, other insects, and rodent feces. 6- Maintenance and storage rooms have evidence of pest harborage and attraction. 7- There is a padiocked room within the laundry room, to which the mgr said the owner will not allow her to have akey. Not being able to access this room, alone, isa violation of the state rules, let alone what violations there may be within the room. 8 Flooring in all rooms is not in compliance. There is structural weakness and unstable subflooring in all rooms. Multiple layers of carpet and vinyl were laid over older layers, trapping moisture, mold, and debris in between, and providing harborage and attraction for pests. 9. Many floor/wall joints in rooms open to the subfloor and/or outside, allowing for pest access, attraction, and harborage. 10- Bedbug carcasses were found in some of the rooms, as well as other insects and rodent feces, on the mattresses and flooring. 11- Flooring is not being maintained clean, and cannot be, given the state of the carpeting and vinyl. 12 There are openings to the outside around some window frames and room air-conditioning units, allowing for pest access, attraction, and harborage. 13- The facility, rooms, laundry, and furniture are not being maintained clean and in good repair. 14- There is filth piled deeply under the stairs leading into the mechanical room (interior wooden stairs, not exterior concrete). This is a pest attraction and harborage, and there pest access holes from mechanical room ceiling, into the living spaces. 15- The water temp at taps exceeds allowable max temps of 120°F. 16- There are broken, unstable, or exposed wiring/outlets in some rooms. Anote about our inspections and licensing. We can only complete a full-building inspection at change of ownership, remodeling, or significant repair, and our routine inspections are only of the available spaces to access. If an operator states that they have only certain rooms unoccupied, at our routine inspections, those are all we can inspect. Our state rules are also very limited in detail and scope, unless a plan review is required for one of the previous conditions.
