WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION SECTION 12 BUILDING MANAGEMENT SYSTEM (BMS) 12.1 GENERAL The Contractor shall tender for the supply, design, installation and commissioning of the following: Building Management System - BMS This section of the specification covers the provision of the computerised Automatic Control and Building Management System. The description of the logic, components and facilities for the system contained in this section is intended to ensure a minimum performance standard for the tendered system. Submit complete catalogue information and system network diagram for the BMS proposed. The system shall be designed and commissioned by the specialist manufacturer or manufacturer's approved representative. Should BMS systems be offered from system suppliers other than noted above, full and complete details of the offered system shall be provided with the tender. Systems that rely upon control-loop functions and network data transfers to be carried out from the Central Workstation shall not be accepted. Systems offered must have successful reference sites operating in Thailand for a minimum of five (5) years. The Contractor shall study the method of control specified, or as detailed on the Tender Drawings, and shall satisty himself that the BMS as offered will perform the functions specified within the limits of the specified design conditions and equipment. Before commencing any installation work pertaining to the BMS, the Contractor shall submit for examination and approval his fully detailed system design of the system, including but not limited to: ‘nang eng Ma TS/AC/12-1 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION 12.2 - __Input/output points listing. - Control valve sizing schedules. - Proposed functional sequence of operations. - Control and wiring diagrams identifying all items of the BMS and their inter-relationship. Refer also clause "WORKING DRAWINGS", The BMS installation shall comply with the requirements of the local electricity supply authority, and standards and codes relevant to BMS installations. SCOPE OF WORK The BMS shall be a computerised system of distributed intelligence and modular in nature, and shall control and monitor the ventilating and air conditioning (MVAC) plant, and other building services as herein specified or as may be included during tenancy fitout, to ensure efficient and effective plant and system management performance. The Contractor shall include all necessary minor and incidental works required to implement the intent and meaning of this specification and any associated tender drawings, including but not limited to the following: ” Provision of all BMS Control Panels for the control and monitoring Plumbing and Drainage Installation. - Provision of all BMS Control Panels for the control and monitoring of the Boilers and Steam Distribution System Installation. - Provision of all BMS Control Panels for the control and monitoring Electrical Installation and generation. - Pravision of all BMS Control Panels for the monitoring Lifts and escalators Installation - Provision of BMS Control Panel for the monitoring Security System Installation "tbep teeta sear BTS TS/AC/12-2 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION - Provision of all BMS Control Panel for the monitoring Emergency Public Address Installation. - Provision of all BMS Control Panels for the control and monitoring Carpark ventilation. - Provision of all BMS Control Panels as necessary for the control and monitoring of the MVAC plant and building services installation as specified. - Provision of Chiller Control Units (CCU) for each chiller set, containing stand-alone intelligence to fully supervise the day-to-day operation of the chiller equipment they monitor and control. Refer also to REFRIGERATION EQUIPMENT section of this Specification. - Provision of Air Handling Control Units (ACU) for each primary (AHU/PAU) air handler, containing stand-alone intelligence to fully supervise the day-to-day operation of the handling equipment they monitor and control. Refer also to AIR SIDE EQUIPMENT section of this Specification. - Provision of Control Units for the monitoring and control of miscellaneous MVAC as specified in this section. - Provision of System Control Units (SCU's} for the purpose of providing system wide management reporting and control functions as specified in this section. - Provision of a PC based Central Work Station (CWS), including as a minimum: CPU, Keyboard, SVGA colour graphics monitor, mouse, and alarm and report logging printer's. The primary CWS is to be located at shown on the drawings. - Provision of all necessary P.C. software/firmware and programming for the proper functioning of the BMS as specified, including control, monitoring and energy management functions. "tp yt 5 aT TS/AC/12-3 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION : Provision of the BMS Local Area Network (LAN) or WAN Communications Bus installed throughout the building for inter-connection of all like BMS control units (CU's) into a common peer-to-peer network. - Provision of the necessary numbers of Field Sensing Devices: Analogue - Temperature, humidity, pressure sensors FLOW METER, TRANSDUCER Digital - Air/water pressure/flow/level__ switches and Any Free Contract “ Provision of the necessary numbers of Field Control Devices: Analogue - Control valves, damper actuators, VSD, VAV BOX Digital - Interface relays. (220 VAC} - Provision of all necessary cabling, wiring, conduits, and installation of same to make the BMS perform its specified functions. This provision may be undertaken in conjunction with the Mechanical Services Electrician, but does not remove the overall responsibility of BMS performance from the specialist Contractor. = Provisiun of testing and commmissivning uf the whole of the BMS including factory and site witness test of the software. - Provision of Operational Training in the day-to-day operation and maintenance of the BMS. - Provision of Operating and Maintenance Manuals and "as-installed” drawings for the BMS. The Manuals shall be custom designed for this project and provide the full design philosophy of the BMS. Standard printed manuals shall be supplomentary only to the custom designed manual. - Provision of assistance during the Defects Liability Period (DLP) to “fine tune” and adjust the BMS. - Provision of Warranty and Preventive Maintenance Services (scheduled visits) during the Defects Liability Period shall be allowed for - minimum two visits. ‘Yetta A 30 0OONI TG TSIAC/12-4 ‘WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION 12.3 12.301 12.3.2 12.3.3 12.3.4 WORKMANSHIP AND INSTALLATION All equipment shall be suitable for operation at 220V, 50Hz single phase electrically supply. All works shall be conducted under the supervision of company trained personnel, and shall be responsible for supervising the installation to the approval of the Engineer. Electrical Wiring The Contractor shall be responsible for all electrical installation required for a fully functional system. All wiring inside panels and trunkings to be properly grouped, strapped and fixed in location by approved type cable strap. All wiring terminations shall be by approved type terminal block of equivalent for easy connection and disconnection All control wiring shall be installed in compliance with the Electrical Work Section of this Specification and local codes. Earthing Frames of all metal casing, rack, enclosure, control panels, cable trunking and conduits shall be properly earthed. Finishes All piping, supports, hangers, brackets etc. forming part of the BMS system shall be painted as specified. Identification All control wiring shall be labelled with numbering beads on both end which corresponds to the numbering scheme of the shop drawing. ‘este cha ttn SAE DTS TS/AC/12-5 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION 12.4 12.4.1 COMMISSIONING TEST AND TRAINING The Contractor shall be responsible for the submission of all equipment for site inspection and tests as required by the Engineer. During the course of erection, the Engineer shall have full access for inspection of the progress of the work and checking workmanship and guarantee as may be required. The Contractor shall be sure that all equipment included under this Nominated contract is thoroughly cleaned and checked for serviceability immediately before commissioning. Particular attention is drawn to the removal of building debris, unwanted materials from the plant prior to carrying out any commissioning checks. All test equipment shall be made available at site by the Contractor. All costs incurred for these tests shall be borne by the Contractor. The Contractor shall give to the Engineer in writing three weeks’ notice of the date after which he will be ready to make the site tests. Unless otherwise agreed, the tests shall take place within 10 days after the said date. Details of testing method, testing procedure, testing equipment etc. shall be submitted to the Engineer for approval three months before the actual test. The site tests shall be able to demonstrate that the installed systems can fully achieve the design intent. In the event of any test indicating failure to comply, that test and those preceding, the results of which may have been influenced by the fault indicated, shall be repeated after the fault has been rectified. Final Acceptance Tests The final acceptance tests shall be carried out to demonstrate that the entire installed systems are achieving the design intent. The final acceptance tests shall be carried out during the Defects Liability Period at such times as are agreed with the Engineer and the Employer. All costs incurred for these tests shall be borne by the Contractor. The Contractor shall record all test figures and present copies to the Engineer in triplicate. eon Daas ANSE hee TS/AC/12-6 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION 12.4.2 Performance Tests After the works have been accepted, the BMS Specialist Contractor may be required to carry out or assist in carrying out additional performance tests. Such tests if required, will be specified at the appropriate time. 12.4.3 Training All training shall be by the BMS Specialist supplier and shall utilize specified manuals and as-build documentation Operator training shall include: - System review. - Log on - log off procedures. - Selection of all displays, graphics and reports. - Commanding of points, text and graphic modes. | Modifying display text. - Modifying alarm limits and start/stop times - System initialization. - Download and initialization of remote BMS controllers. - Purge and dump of historical data files. - Use of Portable Operators Terminal. - Troubleshooting procedures. - Creating and modifying colour graphics. cept een ae TS/AC/12-7 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSIALLAIION SPECIFICA I1ON Supervisor training shall include all the above plus - Password assignment and modification. - Operator assignment and modification. - Operator authority assignment and modification. - Point disable and enable selection. - Terminal and data segregation and modification. - Software review of sequence-of-operation routines. - Modification of control program configurations. - Add/Delete/Modity data points. - Use of diagnostics data. - System maintenance procedures. - Review of initialization. ‘| Upload/download and off-line archieving of all system software, 12.4.4 Warranty All components, system software, parts and assemblies supplied shall be guaranteed against defects in materials and workmanship for one year from the issuance of Practical Completion Certificate. Labour to troubleshoot, repair, reprogram, or replace system components shall be furnished by the Contractor at no charge to the owner during the Defects Liability Period. All corrective modifications made during the Defects Liability Period shall be updated on all user documentation and on user and manufacturer archieved software disks ge De A OE eT TS/AC/12-8 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION 12.5 12.5.1 12.5.2 12.5.3 LOCAL AREA NETWORK General A Local Area Network (LAN) shall be supplied and installed throughout the building to connect alll like Control Units (CU's) into a common communications network known as the BUILDING MANAGEMENT SYSTEM (BMS). Control units for Chillers, Boilers, Air Handler Units, System Controllers, Universal Controllers and the Central PC Workstation, shall be connected onto the LAN to form a peer-to-peer BMS network. The LAN shall support concurrent operation of one Central PC Workstations and telephone modem interfaces to be connected and operating on the LAN at the same time as a minimum. The LAN shall be able to support communications through Gateways to other system networks, including web interface to remote sites. The LAN shall be supplied with adequate means of EMI, RFI and Lightning suppression to protect all connected controllers and PC Workstations from damage resulting from such interference. Configuration The LAN configuration shall be of the BUS type and provide for peer-to-peer, multidrop communications whereby any BMS Control Unit can be a master and initiate communications on the LAN. LAN's configured with Network Control Units interposed between Control Units, and the Central PC Workstation shall not be allowed. The LAN configuration shall permit communications between all Equipment and System Controllers, and Central PC Workstations using one common protocol. LAN's that use multiple protocols within tho notwork chall not bo accoptable. Signal Characteristics BAS systems consist of Central Processing Unit and Remote Processing Unit (RPU). All system elements will be interconnected by standard communication network BACnet/IP via Ethernet LAN. ‘hep ys ee eT TS/AC/12-9 ‘WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION 12.5.4 12.5.5 12.6 12.6.1 The LAN shall support a means to detect message transmission collisions and the handling of such occurrences such that all data received by LAN controllers is valid and all transmissions are reliable. Response Times BMS Framework includes a comprehensive control engine to execute applications ranging from local-laop control to system-wide global strategies and sophisticate business logic. This built-in capability allows our applications to execute real-time control, process alarm, convey events back to the end-user and initiate the real-time response across different system. Cable Characteristics The LAN cable shall be a multi-conductor, UTP CAT5E or Fiber optic cable with drain shield wire, connecting all LAN controllers in a daisy-chain arrangement, including the Central PC Workstation. The bare drain wire shall contact a foil shield and together provide 100% coverage against EMI/RFI interference. CENTRAL WORK STATION (CWS) General The Central Workstation (CWS) shall comprise a Central Processing Unit (CPU) which is microcomputer PC based, a Colour Visual Display Unit (VDU), a Keyboard, a Pointing Device (mouse) and Printers as specified herein. The BMS shall be able to support additional CWS's connected to the LAN. CENTRAL WORK STATION (CWS) SOFTWARE General BMS Software shall be operate on a standard Window XP based PC or Win 2000,2003 Server. The BMS software provides for maintaining a network of multiple stations in either local or remote fashion. The software is a dynamic network server providing intuitive graphical information displays any standard web browser. The BMS software can select of configuring the engineering units as SI metric or other. The system shall group together variables from BMS controllers for the purpose of displaying and modifying their status on one screen. Graphic displays shall be provided in the same manner. Alll display screens shall be dynamically updated. Through the use of BMS Framework database, the software also provides several level function such as centralized data storage for alarms, histories/trends, system-wide database management, as well as integration with enterprise class software application Synchronization/storage of data is also available in standard RDBMS such as MS SQL, Oracle ete. The BMS software is capable of supporting multi buildings with multi tenants. Security determines if a station connection is allowed, what can be accessed, and what operations can be performed. In the case of individual users, it also typically determines navigation options and overall appearance. A station’s security is based upon users and object categories, with each user's permissions within any category defined with specific permission levels. All configurations are stored in the station database, using services, components, and component views. A station’s security is determined by the combination of categories, users, and permissions Supports an unlimited number of web clients over a LAN/WAN connection with the standard web browser. About user audits An important aspect of station security is an audit trail to record user activity. The station shall be configured for user audits through use of the AuditHistoryService. While enabled, this service creates a history of user-initiated changes to components in the station. Record Count nnn records (default is 500) or Unlimited. Typically, unlimited is recommended only for Supervisor stations. The AuditHistory recorded user-initiated changes to property values, invoked actions, as well as any slots that are added, deleted, reordered, and renamed. Using these standards, graphics can be designed for display on any platform of PC-based web browser. Using these standards, graphics can be designed for display on any platform, ranging from PC-based web browsers to handheld devices such as Pocket PC. Graphics can be created by using included samples found within the engineering environment, or by simple graphic files such as .GIF, JPEG, and other popular formats. An entire library of graphics and controls for value - Information: real-time data, historical data, configuration data, alarm data, scheduling data, graphical data, and textual data. - Visualization: Bitmap, text documents, table, charts and input controls. - Media: Desktop web-browser, PDF, printed page, handheld and cell phone. - Permit the operator to move from one graphic to any other graphic in the database Configure and display graphic representation of setpoint and time schedules. BMS Framework shall be able to create data for display variable names, status of the variable, units and alarm and override indication. Points in alarm or points that have been overridden shall change colour. The data box shall also be used to access a point for overrides, removing overrides and for modifying controller set point and time schedules. Data boxes shall be capable of being placed anywhere on the graphic. The status of the variable is dynamic. Screen Format The operator shall have the ability to define a title header for each graphic slide via the keyboard. Linked Graphics The system have the capability to link graphics using a mouse to soloet operator defined arcas on one graphio to quickly move to another. Alarm Processing and Reporting Alarm recipients shall be linked to an alarm class configured to receive alarm at certain times of the day, certain days of the week, and to receive alarms of only specified transitions as defined in Alarm Management Manager module. There are several subclasses of the alarm recipient, as listed below; - Console recipient - Station recipient = Email recipient - SMS recipient Line printer recipient Alarm Processing BMS Framework alarm management infrastructure allows user to process custom point-based alarming event services to multiple sources including web-clients, email recipient. The alarm database maintenance view presents alarm data in a table view to make it easy to view and edit the alarm database. The alarm database maintenance view has the following : - UUID, This data field displays the unique universal identifier (UUID) of the alarm record. - Source State, This data field displays the status of the listed alain source, for exarniple, “High Limit” or “Nunnal”, - Ack State, This data field displays either “Acked” or “Unacked" to indicate whether the alarm has been acknowledged or not. - Ack Required, This data field displays either “True” or “False” ‘to indicate whether or not an acknowledgement is required for this alarm. - Source, This data field displays the alarm source name. - Alarm Class, This data field identifies the name of the alarm class that the extension is assigned to (defaultAlarm- Class or other class). - Priority, This data field displays the priority number of the alarm. - Normal Time, This data field displays the time that the alarm went to normal [if applicable) - Ack Time, This data field displays the time that the alarm was acknowledged (if applicable) Yantra 4 3.0 Aer AT TS/AC/12-17 WHA BANGNA BUSINESS COMPLEX PROJECT TECHNICAL MVAC INSTALLATION SPECIFICATION User, This data field identifies the name of the user that acknowledged the alarm. An unacknowledged alarm will display “unknown” in this field. Alarm Data, This data field presents a detailed list of alarm data. Alarm Transition, This data field displays the last transition type of the alarm. Last Update, This data field displays the time of the last alarm update. Sound file property, will enter or choose the path to a sound file that will execute when the current component is in an alarm state. Alarm Reporting The alarm information and log detail have shown above. In alarm extension prope! 3 of BMS Framework, there have many properties that allow user to specify the alarm condition and certain routing option as some properties as following Alarm ICON is the property that can be configured to choose the path to a graphic file that will be added to display. Alarm icon appear with colour coding and symbolic images. Fault Algorithm, This property when available, displays fault parameters. Different options are available here, depending on the alarm extension being used. Offnormal Algorithm, Use this property to enter high and low limit parameters for numeric components and select the alarm value (on or off) to designate the alarm state for a boolean component. Different options are available here, depending on the alarm extension being used. Alarm Class, Use this property to select an alarm class from the option list. The alarm class specifies the alarm routing options for this component. Meta Data, Use this property to enter new facets using the meta data property. See “About point facets” on page 3-7 for details about facets.
