I co-founded two real estate marketing companies: PhilProp Central Realty & Dev't Inc. and Rising Dragon Asia
Realty Inc. We partner with real estate developers to sell their projects. We also do real estate brokerage,
construction, and renovation.
Recently, I've been doing a blog called TheOnlineRealEstateAgent.com to help real estate professionals in the country by
sharing some of my insights on how to be successful as a real estate agent.

1. WHEN YOU WERE JUST STARTING YOUR BUSINESS, WHAT WAS THE WORST THING THAT YOU FEARED COULD
LEAD TO THE FAILURE OF YOUR BUSINESS?
I feared a lot of things like the tough competition, market acceptance of my product, and rejection by the clients just
because they don't like me.

I feared failure itself when I experienced it. I failed some businesses before I discovered my current business model. I
feared how my failure will change how I am perceived by my ex-officemates, friends and family.
2. HOW DID YOU OVERCOME THIS FEAR?
I think the turning point of my career in business was when I accepted these fears as part of the journey. I accepted that
sometimes clients will say no, sometimes you get beat by the competition, and sometimes you will ultimately fail.

But all of that makes you better through learning. You conquer fear by just doing and practicing until you succeed little by
little.

I think fear is good, it keeps you sharp. Most of the times that I made major mistakes were instances when I wasn't
fearful and I didn't do my homework.
3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
I strongly advice that you read and learn while trying your first business. I think that itself will increase your survivability by
tenfold. Remember that anything you want to do right now, no matter how unique it is, has probably been attempted by
somebody already. He/she has probably made mistakes, succeeded, and wrote a book about it. So read and learn!

Business Consultant

I am a Business Consultant specializing on Brand Management and Marketing.

Unlike most consultants that are usually third party outsiders reporting a few times a month for a short contract
period. I'm much like a hybrid employee/in-house talent. I report to the office regularly, work with and handle people and
teams, etc. but have a long-term Consultant contract that's flexible to my terms.
1. WHEN YOU WERE JUST STARTING YOUR BUSINESS, WHAT WAS THE WORST THING THAT YOU FEARED COULD
LEAD TO THE FAILURE OF YOUR BUSINESS?
I was afraid of a lot of things: Coming from corporate multinationals, I was afraid there were no other good opportunities
out there (that can match my salary and benefits; that can make me feel proud of my work). I was afraid I made the wrong
decision to quit corporate and find myself going back when I said I wouldn't. I was afraid I'm being too ambitious to be
a consultant at a young age and with only 8 years of Marketing experience at age 27. I was afraid I wouldn't get any
client.
2. HOW DID YOU OVERCOME THIS FEAR?
These are the same fears I still have until today at the back of my mind. I spent a lot of time creating my pitches and
contract of negotiables and non-negotiables. I felt crazy practicing mock interviews in front of the mirror. I had an Excel
file of all possible combination of negotiation scenarios.

And I guess it paid off because I immediately won my first client and still work for them now. The interview and negotiation
felt like a breeze.
3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
Want it more than you are afraid of it. I listed a lot of fears and acknowledged my feelings but reminded myself of why
I want this more than I am afraid of it. I had a list of my fears and turned them to actionable opportunities.

I was scared they’ll think I'm too young. I positioned myself as a Millennial Marketer specializing on Millennial Marketing.
I was scared there are no other good opportunities outside multinationals. I acquired an international franchise for my
client. I was afraid I wouldn't get clients. I partnered with another consultant Jonathan Yabut. I also invested on a flower
shop on the side.

LEAD TO THE FAILURE OF YOUR BUSINESS?
My main fear was having food poisoning or quality complaints cases. There is no going back from that scenario.
Reputation can be ruined in a heartbeat!

2. HOW DID YOU OVERCOME THIS FEAR?


The fear is still there. I think that is good because it keeps me on my toes. It keeps my standards in place. I regularly do
food testing and check supplier options to make sure that all bases for quality are covered.

Being vigilant in every dish definitely gives me peace of mind.


3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
Take the leap. You will never know unless you do.

Sparco Upholstery Shop is a service provider that caters to the general upholstery needs related to automobiles
and furniture.

1. WHEN YOU WERE JUST STARTING YOUR BUSINESS, WHAT WAS THE WORST THING THAT YOU FEARED COULD
LEAD TO THE FAILURE OF YOUR BUSINESS?
Starting this venture, I was wearing so many hats. A typical day before concerned juggling sales and marketing activities,
purchasing materials, accounting, quality control and other operations. I felt that I needed to solve every problem of the
department.

I was afraid of the consequences that may happen if me or any of my team would make any mistake. An example would
be the lack of materials to complete the job order. This leads to an incomplete product, which leads to an unsatisfied
customer. This will lead to bad reputation, and unclaimed and unpaid product. And an unpaid product will lead to
unhealthy cashflow position. And so on.

2. HOW DID YOU OVERCOME THIS FEAR?


When I realized that being a control freak wasn't contributing to the productivity of the business, I had to trust the people
I delegated the task to.

The results may not be 100% to my expectation but the major objective was being accomplished. Other times the results
are even better! And when the consequence isn't avoidable, we brace for it and take the necessary actions to recover
immediately.

3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
The business has to make sense with its founder. The problem being solved by the product should be crystal clear.

Any detraction or negativity received by the business, whether it's from the customers or employees or other external
threats, it will all be up to how the leadership is carried forward. The founder grows as the business grows. New lessons
are learned. Invaluable experiences are made. Past problems become a walk in the park.

Cleaning Lady

Cleaning Lady is a digital social enterprise that provides professional, caring, and warm cleaning services to
condo dwellers in Metro Manila. The company empowers unemployed women from organized communities
such as Gawad Kalinga (GK) – GK Brookside in QC and GK Manggahan Kawayanan in Paranaque – and
has them trained and certified under TESDA. 10% of business profit goes to a fund that supports the cleaning ladies’ personal
causes such as sending their kids to school.
1. WHEN YOU WERE JUST STARTING YOUR BUSINESS, WHAT WAS THE WORST THING THAT YOU FEARED COULD
LEAD TO THE FAILURE OF YOUR BUSINESS?
Since we are one of the first-movers in the on-demand cleaning service category, we weren't very sure if we fully
understood the market and how we should operate. We were very afraid of losing our partners/cleaning ladies because
we are very much exposed to labor piracy where clients would ask them to transact with them directly and avoid using
our platform. We had to find ways how we can keep our cleaning ladies loyal to us because if not, this will lead to losing
our revenue streams and will badly hurt the business.
2. HOW DID YOU OVERCOME THIS FEAR?
We went through a lot of iterations with our business model and operations during the early stage of the business. We
used a minimum viable product – which was just a booking form in our Facebook page then – and really analyzed the
behavior of our early adapters.

We also had to explain very well to our partners/cleaning ladies that changes are inevitable but guaranteed them that
all the adjustments are being made to achieve a win-win situation both for them and for the business.

At the end of the day, flexibility and open communication have been very crucial for us in shaping the best business model
for Cleaning Lady.

3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
Fail fast and learn fast. There's no guarantee if a business idea will be a hit or miss but you’ve got to execute to know.

Put your best foot forward and learn as much as you can in the process. Be open to all possibilities and make adjustments
accordingly and quickly. Always remember that you increase your chance of success when you learn faster than anyone
else!

PROPPY PH is a local brand that caters to stylish yet conservative men. Our initial collection of 30-design socks
has since grown to over 200 designs, with fresh additions every quarter to keep your sock game strong.

Each pair of Proppy socks comes in limited quantities and is designed to meet global standards at a locally-friendly price.

1. WHEN YOU WERE JUST STARTING YOUR BUSINESS, WHAT WAS THE WORST THING THAT YOU FEARED COULD
LEAD TO THE FAILURE OF YOUR BUSINESS?
We were most worried about pricing and distribution. Proppy Socks is 3x the price of your regular black and/or white
department store socks, so it was important to find the right distribution channel where our target consumer would be
willing to spend on a thoughtfully-designed pair of socks.
2. HOW DID YOU OVERCOME THIS FEAR?
Don't let your fears hold you back. Execute and course-correct as needed.
Proppy Socks started selling 30 designs in a bazaar in Rockwell (our target market) in November 2014 and the demand
was pretty good. By December, we had orders pouring in and have added to our designs ever since.
3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
I can't recall if this advice was from the book "The $100 Startup": Get your first dollar as soon as you can.
Make that sale because it will give you confidence to push forward in your business as well as provide valuable feedback
on whatever product or service you are selling.

For Happy Hoodies and Juansie Manila, my fear was that people might not like our designs and we would eventually be
stuck with lots of unsold inventory.

For the Archery Academy, my fear was that Archery as a sport might not interest people and will just be a fad.
2. HOW DID YOU OVERCOME THIS FEAR?
Fears never go away. It's the positive attitude that keeps me going with the help of supportive family and friends.

3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
Choose an industry that you like enough that you don't feel like you're working!

It should be something you're PASSIONATE about and that you're willing to stick with through thick or thin!

XGears Apparel is a clothing line of business that mainly currently focuses on sports like ultimate frisbee,

The only thing that I feared was that I may have skipped a vital piece of information on the course of my planning.

2. HOW DID YOU OVERCOME THIS FEAR?


After carefully creating the master plan of the business, I spent a week to simulate the entire business plan. I simulated in
such a manner that I was actually executing it as close to reality as possible. The only difference is it does NOT involve
the impact of cost and huge time consumption.

I also created a graph that will check the cost vs. the effort and captured the most effective way to implement at the lowest
cost and least time possible.

3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
Business is like going on top of a building and looking down ready to jump. If you can jump into the space then do the
business!

If not, get back and think again of something that is worth the jump.

Once you are convinced that you can jump, sit down and PLAN. Failing to Plan is Planning to Fail.

We've made a TON of mistakes, lost a TON of money and opportunities along the way, but likewise, we learned a lot
as well!

I pursued the advice of seasoned advisers and entrepreneurs. I knew that I had a lot to learn, so their insights taught me
a lot about the do’s and don’ts early on.

This will be probably the hardest thing you'll ever do in your life, but it will also be the most rewarding and exciting.

Do not be afraid to fail and make mistakes. You will have plenty of them. But if you persist and work hard, everything
will be worth it.

Pinoy Money Academy

Pinoy Money Academy is an online school where we teach Filipinos all things about money and how to
achieve financial freedom and abundance. We have online video courses and programs that teach about
getting out of debt, money management, investing and other wealth topics.

1. WHEN YOU WERE JUST STARTING YOUR BUSINESS, WHAT WAS THE WORST THING THAT YOU FEARED COULD
LEAD TO THE FAILURE OF YOUR BUSINESS?
My worst fear was that I would fail in business again just like the last time and I would end up wasting a lot of time and
money again. I couldn’t stomach going into the corporate world because I wouldn’t just fit in. So I just had to succeed.

2. HOW DID YOU OVERCOME THIS FEAR?


Rather than trying to start my business alone, one of the first few things I did was to enroll in a course about internet
marketing so that I could learn from people who had done it before. Even though the tuition it cost me was a bit expensive,
it was a must – so that I would have a “gameplan” in executing the business. Having a plan made me forget about the
fear, and just do what had to be done according to the plan.

3. WHAT IS YOUR #1 ADVICE FOR PEOPLE WHO ARE JUST ABOUT TO START THEIR FIRST BUSINESS?
Learn from someone who has done it before – that should be the first thing you do. Even if you have to pay a coaching
or tuition fee, go for it! Having someone already successful to guide you will not only save you tons of money, but a lot
of time as well. You’ll avoid many common mistakes, and you’ll be forced to focus on the real critical activities to start and
grow your business.

(Looking back, the reason I failed in so many of my past business was because I didn’t consult or learn from someone who
had done it before.)

As we’ve just learned from these successful entrepreneurs, there are many ways to overcome your fears when
starting a business.

Choose an industry you’re passionate about so you can be more comfortable and less fearful.

Learn from others who have done it before.

Test and simulate your business idea on a small scale first.

Trust and delegate responsibilities to your partners and employees.

Learn from your customers immediately, change what’s not working, communicate these changes to your
partners and employees, and learn again so you can get it right!

At the same time, fear is not so bad because EVERYONE felt fear when they were starting their business. In fact, there are
many ways to make fear helpful and beneficial to your business!

FEAR KEEPS YOU ON YOUR FEET. FEAR MAKES YOU PREPARE THOROUGHLY. FEAR KEEPS YOU SHARP AND ALERT!
