RENT AGREEEMNT
This Rent Agreement is executed at Rohtak on this 10th day
of July of 2018 between :
Mrs. Babita Arora W/o Sh. Vijay Kumar R/o H.No.602/25, Near
Neelkanth Mandir, Patel Nagar, Rohtak Rohtak, (hereinafter
called the Landlord/owner /1st party.
AND
Mr. Sanjay Jharkharia S/o Sri Laxmi Narayan Jharkharia
current office address is : Dr. Sanjay Jharkharia, Professor
at Indian Institute of Management, Post Sunaria, Near PTC
Rohtak.(permanent :Hno.F8, Surapuram Avas Vikas Colony,
Jhansi(U.P.) (hereinafter called the Tenant/SECOND party.

The expression of the first party and the second party shall
mean and include their heirs, successors, reprsentatives,
assigns of the respective parts.

TERMS AND CONDITIONS:

NOW WHEREAS the first party is the owner in possession of


Property/Flat No.412 (F.F.), Omaxe City, Near Tilyar Lake,
Rohtak and is ready to let out the above said property/Flat
to the second party on monthly rent basis for residential
purpose.(Flat Full furnished articles two A.C.(window), one
Invertor with one battery, five ceiling fans, R.O., chimney,
three Gysers and electric appliance(tube lights) etc. in
running conditions)

1 That the tenancy shall commence from 01/07/2018 and


shall remain for a period of 11 months in accordance
with the English Calender months. (01/07/2018 to
31/05/2019).
2 That rent of the demise premises/flat is fixed between
the Landlord and tenant for a sum of Rs.13,500/-
(Rupees thirteen thousand thousand five hundred only)
per month which shall be paid by the tenant, in advance
upto 1-5 of every month.
3 That the rent of the said premises/Flat shall be
increased 10% per annum after 11 months.
4 That the tenant shall not sublet or part with
possession of the above said rented house on portion of
the above said property to any other person in any
manner.
5 That the electricity & water charges are exclusive in
the above mentioned rent and the same shall be paid
separately by the tenant.
6 That the tenant is also not allowed to make any kinds
of alterations/additions etc. in the above said house
without having the orally permission of the landlord.
7 That after the expiry of tenancy period the tenant will
hand over the vacant possession of demised premises/
house.
8 That the either party(owner or tenant) can vacate the
premises /Flat after giving one month notice
written/oral.

Colony, Rohtak, (hereinafter called the LANDLORD/ OWNER /
1ST PARTY.
AND
Saurabh Chugh S/o Sh. Vinod Kumar Chugh R/o 1502/3, Para Mohalla,
Rohtak (hereinafter called the TENANT/SECOND PARTY.

The expression of the landlord and tenant whenever they occured in the
body of this agreement shall mean and include their respective heirs, legal
representatives, administrator, executors and assignees.

TERMS AND CONDITIONS:


1 That the landlord has let out the H.No.446, Tej Colony, Rohtak to the
tenant on rent exclusive for residential purpose.
2 That the tenancy shall commence from 01/07/2018 and shall remain
for a period of 9 months in accordance with the English Calender
months i.e. w.e.f. 01/07/2018 to 31/03/2019.
3 That rent of the above said house is fixed between the Landlord and
tenant for a sum of Rs.8000/- (Rupees eight thousand only) per
month which shall be paid by the tenant, in advance upto 1-5 of every
month.
4 That the period of tenancy may be extended for its further period only
on the option of the first party, on usual terms and conditions and
increase of rent @ 10% per annum on prevailing rate of rent.
5 That the tenant shall not sublet or part with possession of the above
said rented plot or no portion of the above said property to any other
person in any manner.
6 That the tenant shall allow the landlord/his agent at convenient hours
in the day time, to enter into and upon the tentanted premises to view
and examine its state and conditions.
7 That the electricity & water charges are exclusive in the above
mentioned rent and the same shall be paid separately by the tenant,
directly to the deparpment concern. The paid bills and the receipts
shall be handed over in original regularly by the tenant to the landlord.
8 That the tenant is not allowed to make any kinds of
alterations/additions etc. in the above said plot without having the
written permission of the landlord.
9 That the tenant would obey all the rules of central and state Govt. In
this regard.
10 That the either party(landlord or tenant) can vacate the house after
giving one month written notice in advance, in case they want to
vacate the plot. Otherwise, rent of one month will be paid by the
defaulting party.
11 That after the expiry of tenancy period the tenant will hand over the
vacant possession of plot.
