CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease, made and entered into by and between:

_XXX___, of legal age, Filipino, (single/ married/ widow), and a resident of ___________
_____________, Philippines, (hereinafter referred to as the “LESSOR”)

-and-

_XXX__, of legal age, Filipino, (single/ married/ widow), and a resident of ___________ -
______________, Philippines, (hereinafter referred to as the “LESSEE”)

WHEREAS, the LESSOR is the owner of a commercial space located at ________________

___________.

WHEREAS, the LESSEE desires to occupy the aboved-named commercial space and the LESSOR
is willing to lease the same unto the LESSEE, subject to the terms and covenants hereinafter stipulated,
the parties agree as follows:

1. Term: This LEASE shall be for a duration of ____ (__) year/s commencing from ___ and to
end on ____, renewable at the option of LESSEE at such new terms and conditions as may
agreed upon by the parties.

2. Rental: The LESSEE agreed to pay the LESSOR the monthly rental fee of Pesos:
_______________ (P________), Philippine currency, on or before the ___ day of each and
every month. Upon signing of this Contract of Lease, the LESSEE shall pay the LESSOR ______
(____) months’ rentals in advance to be applied on the last _____ (__) months of the term of
this LEASE.

3. Utilities and Improvements: The LESSEE hereby expressly acknowledges that leased
premises are in good and tenantable condition and agrees to keep the same in such a good and
tenantable condition.

The LESSEE shall, at his own expense, pay for the consumption of water, electricity, telephone
or other services in the leased premises.
 4. Deposit: The LESSEE shall also pay the LESSOR one (_1_) month deposit amounting to
________________ (P___), Philippine Currency, to guarantee the payment of any damage to
the leased premises. Unless applied to said damages, said deposit shall be returned to the LESSEE
within fifteen (15) days after the termination of this agreement.
