NON –EXCLUSIVE AUTHORITY TO SELL AGREEMENT

I hereby give you from this date and for such further periods as I may authorize the non-exclusive
authority to negotiate for the sale of the following described property located in Barangay Mambago A, Peñaplata,
Island Garden City of Samal, Davao Del Norte, Philippines; together with all improvements thereon, subject to the
terms and conditions herein stated, at the net price of ten million pesos (10,000,000.00).

I hereby authorize you to add on top of the net price all expenses such as capital gains tax, professional
fees, transfer tax, documentary stamp, notarial fees and registration fees taxes and your commission of 5% based
on the total purchase price obtained if the property is sold by you at the price herein authorized or at such price
and terms as may be acceptable to me.

I hereby certify that I am the owner of the said property, free and clear from any liens and encumbrances
other than those annotated in the original copy of the title on file with the proper register of deeds.

By accepting this agreement, you hereby commit to use all your sales effort towards effecting the sale of
the property and shall register with me the names of your prospective purchase(s) during the period covered by
this Authority.

It is further understood that if the said property is sold to a purchaser whom you have registered in
writing with me during the period of your authority, you will be entitled to the same commission if the sale is
consummated until the termination of your Authority.
