Sir,

Under instructions from my client, Mr. Suman Damodaran, represented by his Power
Agents, Mrs. Padmini Damodaran and Mrs. Divya Suman, residing at Old No. 22, New No.
36, Papnasam Sivam Salai, Mylapore, Chennai – 600 004, I hereby address you as follows:

1. My client states that he is the landlord of the premises bearing No. 16, Muthiyal
Chetty Street, Purasaiwalkam, Chennai – 600 007 and you are a tenant under my
clients in respect of ……portion of the premises on a contractual monthly rent of Rs.
3000/- (Rupees Three Thousand Only). An advance amount of Rs. 30,000/- (Rupees
Thirty Thousand Only) was paid at the time of inception of tenancy. The purpose of
tenancy is residential in nature and is according to the English calendar month.

2. My client states that you have been highly irregular in payment of monthly rents and
the monthly rents from May, 2018 were not paid. Even after the adjustment of the
advance amount of Rs. 30,000/- (Rupees Thirty Thousand Only), there will be arrears
which is still not paid.

3. My client also informs me that even after the repeated reminders and requests, you
have neither come forward to pay the arrears of monthly rents nor vacated the
premises for the past 14 months. There is no rental or lease agreement in existence.
Please note that your tenancy is also hereby terminated and my client has no intention
to renew or enter into a fresh rental agreement as per the rights and responsibilities of
The Regulation of Landlords and Tenants Act, 2017.

Therefore, my clients hereby call upon you to pay a sum of Rs. 39,000/- (Rupees Thirty Nine
Thousand Only), being the arrears of monthly rents till the month of June, 2019, within a
month’s time and quit and deliver vacant possession of the premises under your occupation,
failing which my client will be constrained to initiate appropriate legal proceedings at your
risks and costs.

1. My client states that he is the landlord of the premises bearing Old No. 16, New No.
33, First Floor, Muthiyal Chetty Street, Purasawalkam, Chennai – 600 007 and you
are a tenant under my clients in respect of ……portion of the premises on a
contractual monthly rent of Rs. 4000/- (Rupees Four Thousand Only) from the year
2008. An advance amount of Rs. 75,000/- (Rupees Seventy Five Thousand Only) was
paid at the time of inception of tenancy, in the month of January, 2006. The purpose
of tenancy is commercial in nature and is according to the English calendar month.

2. My client states that you have ceased to pay the monthly rent from Nov, 2017 and
also allowed sub-tenant.

3. My client also informs me that even after the repeated reminders and requests, you
have neither come forward to pay the arrears of monthly rents. There is no rental or
lease agreement in existence. Please note that your tenancy is also hereby terminated
and my client has no intention to renew or enter into a fresh rental agreement as per
the rights and responsibilities of The Regulation of Landlords and Tenants Act, 2017.

Therefore, my clients hereby call upon you to pay a sum of Rs. 76,000/- (Rupees Seventy Six
Thousand Only), being the arrears of monthly rents till the month of June, 2019, within a
month’s time and quit and deliver vacant possession of the premises under your occupation,
failing which my client will be constrained to initiate appropriate legal proceedings at your
risks and costs.

clients in respect of ……portion of the premises on a contractual monthly rent of Rs.
4400/- (Rupees Four Thousand, Four Hundred Only) and Rs. 6000/- (Rupees Six
Thousand Only) from Nov, 2017. An advance amount of Rs. 36,000/- (Rupees Thirty
Six Thousand Only) was paid at the time of inception of tenancy in the year 2008.
The purpose of tenancy is commercial in nature and is according to the English
calendar month.

2. My client states that the building is in depleted state because of the gym. Even after
the repeated reminders and requests, you have neither responded to my client nor
vacated the premises. There is no rental or lease agreement in existence. Please note
that your tenancy is also hereby terminated and my client has no intention to renew or
enter into a fresh rental agreement as per the rights and responsibilities of The
Regulation of Landlords and Tenants Act, 2017.

Therefore, my clients hereby call upon you to quit and deliver vacant possession of the
premises under your occupation, failing which my client will be constrained to initiate
appropriate legal proceedings at your risks and costs.
