Dear Ms. Sarah Fernandez,

I am writing to you for your obligation to refund the earnest money amounting
Fifty Thousand Pesos (P50,000.00) which you received dated July 3, 2018 and
Twenty Thousand Pesos (P20,000.00) dated October 10, 2019 with a total amount
of P70,000.00.

Despite repeated demands, you fail to pay the aforesaid amount.

I am giving you fifteen (15) days from receipt of this letter, Otherwise I will file
the necessary legal action against you.

I am looking forward you will give this matter your prompt and preferential
attention to avoid the expense and inconvenience of litigation.
