ABSTRACT:

Project management has become central to operations in industries as diverse as construction


and information technology, architecture and hospitality, and engineering and new product
development.

At one time project, project management was almost exclusively the property of civil and
construction engineering programs, where it was taught in highly quantitative, technical
matter.

Project management today is a complex, “management” challenge requiring not only


technical skills but a broad-based set of people skills as well. Project management has
become the management of technology, people, culture, stakeholders, and other diverse
elements necessary to successfully complete project. It requires knowledge of leadership,
team building, conflict resolution, negotiation, and influence in equal measure with the
traditional, technical skill set.

Project management is the practice of initiating, planning, executing, controlling, and closing
the work of a team to achieve specific goals and meet specific success criteria at the specified
time.

The primary challenge of project management is to achieve all of the project goals within the
given constraints. This information is usually described in project documentation, created at
the beginning of the development process. The primary constraints are scope,
time, quality and budget.

The secondary and more ambitious challenge is to optimize the allocation of necessary inputs


and apply them to meet pre-defined objectives. The object of project management is to
produce a complete project which complies with the client's objectives. In many cases, the
object of project management is also to shape or reform the client's brief in order to feasibly
be able to address the client's objectives. Once the client's objectives are clearly established
they should influence all decisions made by other people involved in the project.

In this paper will be discussing the risk & project management that a fictional architecture &
design company “Big Builds”, will be holding & facing to build a house. Will be presenting
the company’s background, objectives & goals, strategy; Developing an SOW (statement of
work) for the project, WBS (work breakdown structure), scheduling and a GANT chart.

INTRODUCTION:

Big Builds is a local leader in the construction industry. We have built our reputation through
delivering turnkey projects to a broad base of both public and private sector clients. To date,
our expertise implemented in a wide range of large-scale developments in the sectors of
infrastructure, recreation, hospitality, education, residential, commercial, and industrial.

The design staff at Big Builds represents a broad range of experiences in design and


construction. Our staff includes registered architects, interior designers, urban designers,
landscape architects, materials specialists, land planners, cost estimators, and zoning
specialists.

STRATEGIES:
Providing creative solutions for land-use, planning, residential and mixed-use architecture is
increasingly a key tenant of urban design. Big Builds Urban Design & Planning practice
focuses on the design of walkable, livable urban communities.

We approach the built environment of each community as a “collage” of its unique people,

sustainability. We are known for our strengths in public involvement, graphic communication
and implementation strategies. These strategies are also beneficial to college and university

PROJECT SELECTION – WEIGHTED SCORING MODELS:


Firms are literally bombarded with opportunities, but no organization enjoys infinite
resources with which to pursue every opportunity that presents itself. Choices must be made,
and to best ensure that they select the most viable projects, many managers develop priority
systems, guidelines for balancing the opportunities and costs entailed by each alternative. The
goal is to balance the competing demands of time and advantage. The pressures of time and
money affect most major decisions, and decisions, are usually more successful when they are
made in a timely and efficient manner.

Thus, organizational decision makers develop guidelines, selection models that permit them
to save time and money while maximizing the likelihood of success.

The project selection that Big Builds is using is the weighted scoring models. It is a method
where each criterion is ranked according to its relative importance.

As we were presented with four different projects, we used the weighted score method to
proceed with project X using the following steps:

- Assign importance weights to each criterion: the first step is that we have developed a
list of criteria assigning to each one an appropriate weight.
- Assign score values to each criterion in terms of its rating,
- Add the weighted scores to arrive at an overall project score,

SOW FOR THE PROJECT – HOUSE CONSTRUCTION:


For this project, Customer X who owns a land in Sin-el-fil for an area of 600.00 m 2 desires to
build a private house of 220.00 m2 surrounded with a nice landscaping. Big builds was
selected for the construction of this house.

To ensure everything is on track a statement of work for this project was developed:

- The parties:
- Contractor: Big Builds
- Owner: Customer X

- Description of services:
- Method of Performing Services: Big Builds will determine the method, details,
and means of completing the Project. Big Builds agrees to devote the required
personnel for a minimum of forty hours per week to the Project.
- Tools and Instrumentalities: Big Builds, at its own expense, will supply all tools,
instrumentalities and all building and installation materials for the Project,
including without limitation paint, sheetrock, tape, mud, framing materials,
insulation, patching materials and cleaning supplies.
- Finishing Materials: Big Builds shall be responsible for procuring the finishing
materials as provided herein.

- Project costs:
The current construction cost of the Project is estimated to be between $150 K and
$200 K but could change based on risks and concerns the project may face.

- Material and equipment:

All the material mentioned in the cost plan is going to procure from different suppliers
at giving cost. To be approved by Customer X to use/installation and as specified in
the BOQ. A technical data sheet will be submitted to Customer X for the supplied
items. Equipment to be used is also subject to a prior approval by the Customer X.

Big Builds agrees to complete the Project no later than December 18, 2018. For each
additional full week past this deadline, Big Builds shall pay a two-hundred dollar fee,
to be deducted from the final payment as a reasonable estimation of the damages the
customer will suffer due to such delay.

- Internal factors: like labor strike, public strike, shortage of material,
unavailability of work force etc.

TECHNICAL SPECIFICATIONS:

Drawings done by Big Builds will be attached to the BOQ as a reference to each unit.
These drawings will not be put to execution and no cost estimation will be given to
Customer X if the documents needed to start the work are not done.

- Task and duty definitions:


Within the first week of each month, Big Builds shall prepare and submit a monthly
report including all works done. The report shall include the progress of the work on a
site/unit level, challenges and lessons learned. The report shall include a justification
for any delay and non-compliance.

Big Builds shall be represented by a field engineer to supervise and follow up on the
work as well as his/her engagement in the reporting responsibilities.

- Metallic Window/Frame & doors:


Metallic frame (steel or aluminum) shall be installed as necessary in the referred place
according to the drawings and agreements with Landlord/UNHCR representative.
Window and frame type shall be of good quality and as specified in the BOQ.

Metallic Doors shall be installed as necessary in the referred place according to the
drawings and agreements. Works shall include the supply and installation of metallic
(Aluminum and/or steel) doors of any size and kind as specified in the BOQ, and will
include all required materials, welding, lock, metal, glass, glue, hardware, frame
repair, Yale or FF lock to be included.

- Insulation:
Insulation shall be installed as necessary in the referred place according to the
drawings and agreements.
Works shall include the supply and application of polyethylene PU (Saudi-minimum
quality) for the entire roof floor, of three common phases, including softening and
cleaning of the roof area, carting away debris and dust. Works will include labor,
material, equipment and tools required in conjunction with the application of
insulation as specified in the BOQ.

- Tiling works:
Ceramic floor tiling shall be installed as necessary in the referred place according to
the drawings and agreements. Works shall include the supply and installation of local
ceramic floor tiles for bathrooms and kitchen with 300x300x8mm/450x450x8mm
measurement and with cross-type, plastic spacers and white cement for finishing with
no skirting at ground level. Works will include labor, material, equipment and tools
required in conjunction with the installation of the ceramic floor tiling as specified in
the BOQ.

- Electrical Installation:
All supplied materials should be of good quality and free from any defects. The
Contractor’s total price for electrical works as per BOQ shall include the supply,
execution, completion, and testing of the whole electrical fixtures and related system
in according with drawings.

Works may include the installation of:


 Complete electrical lighting,
 Electrical chassis box with power socket outlet,
 Main circuit breaker with all necessary wiring including connections to external
feeder source,
 Circuit counter 20 A to be fixed in high place closed to the main electric source, and
works will include labor, material, equipment and tools required in conjunction with
the electrical installations as specified in the BOQ.

- Sanitary and Plumbing Works:
All supplied materials should be of good quality and free from any defects. The
Contractor’s total price for sanitary and plumbing works as per BOQ shall include the
supply, execution, completion, and testing of the fixtures and related system in
according with drawings.

Works may include the removal and/or installation of:


 Water tanks and float valves,
 Arabic and/or European Water Closet, including sewer connection,
 Ceramic and/or stainless steel sinks,
 Copper drinking taps,
 Water/shower mixer,
 Septic tanks, including manhole and septic tank roof,
 Piping,

 Water heater,
 Toilet fan,
 Water pumps,
 Hand-held Bidet,

Works will include labor, material, equipment and tools required in conjunction with
the electrical installations as specified in the BOQ.

WBS FOR THE PROJECT – HOUSE CONSTRUCTION:


Description of work:

For this project customer X selected our company for construction of his own house.
Different terms and conditions with the time duration of the project are written in the
contract.

Start-up plans:

The meetings, contracts & starting plans will be begin in May 8, 2018 and all the work will
be finished and ready to move-in will be in December 18, 2018.

Triple constraints:

The triple constraints consist of time, scope and cost. The objective of this project is to
achieve the triple constraints.

Our first focus in this project is to complete the constraints within the time mentioned in the
contract.
The second focus is to achieve the target with in given budget and for this purpose, the cost
of different materials is already estimated so that we could not exceed for the given budget.
The third important factor in this project is scope identification. Scope of this project is to
construct house within given time and budget.

Other than this information, the time taken to complete there is also mention in the scope
statement. We will try to not exceed from our scope and finishing the project within the time
and cost limit.

GANTT CHART:
A Gantt chart is a type of bar chart that illustrates a project schedule. This chart lists the tasks
to be performed on the vertical axis, and time intervals on the horizontal axis. The width of
the horizontal bars in the graph shows the duration of each activity.
