Basement – RC concrete with tanking and insulated lining – to be confirmed by specialist.

Ground Floor – PC concrete plank or beam and block – S.E. to advise following design
First, Second and Third floors – assume 200mm deep TGI/engineered timber joists with 22mm flooring grade chipboard over and 25mm
treated timber battens and plasterboard and skim to underside. Min. 100mm dense mineral fibre insulation between joists.
Roof – assume 200mm deep TGI/Engineered timber joists. GRP flat roofing system over insulated deck with plasterboard and skim
internal finish. Note that there is a balcony on here, so the roof will need to be designed accordingly
External walls – Masonry cavity. Facing brickwork, 50mm clear cavity and 100mm insulation within cavity, 100mm internal blockwork
(can you confirm strength requirements?). plasterboard and skim internal finish.
Party walls – Masonry cavity. 100mm blockwork with plasterboard and skim finish either side. Min. 75mm cavity
Internal partitions – generally timber stud with plasterboard and skim finish either side. May require doubled-up studs to deal with and
cross bracing. We can use 100m blockwork partitions at basement and ground floor level if needed, not that many walls go all the way
from ground to third floor though.
