Executive Summary
When it comes to building, innovation, and improvement, Tiana Stewart believes that it is
necessary in order to keep up with the ever advancing and changing times, but within reason.

Often times we see the complete overtaking or ruining of natural habitats, economic systems and
even cultures for the development of new companies, products and businesses. In regards to her
business, she would like to try to help eliminate that. She keeps things irie. A calm, cool, and
collective approach, spreading good vibes and feelings to whoever she works and plays with, as
she is also an athlete. She is always trying to find new ways to be able to spread and incorporate
sport into other areas of her life. Sports bring people together, and they create a sense of
familiarity within a community. Her proposal is to bring a state of the art, non-profit sports
complex to the people of Negril, Jamaica, with a focus on availability for the youth.
Opportunities will be given for them to have facilities to come in whether it be simply for leisure
or competitive purposes. Because it goes against her beliefs to reconstruct someone’s living area
and take away resources from the people, she plans to partner with the Rotary Clubs of Kingston,
Montego Bay, Mandeville, May Pen, and Savanna La Mar, as well as The University of
Maryland, Goucher College, Towson University, Bowie University, and Mount St. Mary’s
University in order to fund the project to be able to uphold facilities, equipment and resources for
the kids, and young adults. She will be renovating the current Grange Sports Field in Negril
Jamaica. It is currently an overgrown plot of land and by renovating and reconstructing the
complex, she plans to bring jobs to the people of Jamaica, without overriding the beautiful
culture. Instead, she plans on highlighting and spreading awareness about it. Many people on the
island cannot afford all the new resorts and luxurious tourist lifestyles, but they still deserve to be
able to enjoy the land of their birth, especially the children.
Sports complexes are found all over the world and are not a new commodity. But the
benefits and uniqueness of her business come with the ability to serve tourists, students and
locals, young and old, all at the same time. Providing jobs, and community services, combined
with sport and education, her target market is currently the Rotary Club Members, Tourists,
Children, Teachers and Professors, Professional Athletes of Jamaica and College Students. The
integration allows for growth, and exposure and with resources like technology and social media,
sport, fitness and leisure platforms are already on the rise as individual money makers, so the
combination would be that much better. What is unique about it is there will no longer be that
wall or separation between tourists and locals. She believes that to go to a country and receive
the full experience of the culture, it is necessary to be immersed in it, even sometimes jumping
out of your comfort zone. 5 months after opening, she also plans to bring in study abroad
opportunities and nutrition instruction and education. The combination of sports for all with the
improvement of local communities will allow for benefits on both sides of the spectrum, from
economic to social aspects.
The business is not yet opened and will be starting from the renovation of the current
building on the property. The production will occur on a donated property, with the construction
of outdoor turf fields and indoor multipurpose basketball courts. Donations and fundraisers will
be comprised to acquire the remaining building materials, equipment and products. The plan is to
have Irie Isle Sport Complex in operation for the Fall 2020 season.

At Irie Isle Sports, you need not worry about a thing. Whether you plan to play football
(American Soccer) on our state of the art turf fields, use our multipurpose basketball courts, take
a rest in the lounge or grab a snack at the cafe, we’ve got something for you. Our focus is your
satisfaction, ensuring that you leave with a sense of pride and accomplishment when you walk
out our doors.

Company History/ Background


Growing up, Tiana Stewart has always been aware of the opportunities and blessings
bestowed upon her, and has tried her hardest not to take them for granted. Her family is
Jamaican, and she has been fortunate enough to be able to go on multiple family trips and
vacations down to the beautiful island. Becoming accustomed to the traditions, roots and
culture, while also being able to observe the ways that the country is beginning to change and
become more modernized has been a rewarding experience for her. Projects within Jamaica, the
country being classified as a third world country, are more often than not being bought out and
governed by other world powers such as China and the United States, and are beginning to
transform the dynamics of the nation. Her interest in the way multinational organizations,
nonprofit agencies, businesses and governments work, lead her to receiving her degree in Global
Studies with a Specialization in Social Entrepreneurship in 2021 from Seton Hill University, in
Greensburg, Pennsylvania. She was also a multi sport athlete in high school (basketball, and
track) and had the opportunity to continue her basketball career at Seton Hill. With all of this
experience with sports/athletics, she is very familiar with exercise, exercise equipment, therapy,
training, and how the body works.
During her summer after high school, she went down to Negril, a popular resort hotspot
on the island, with her father. For the first time he wanted their family to stay in a resort that was
on the beach. Her desire to create change came to her during this summer as she came up with it
when she was once walking through the hallway of the resort on her way to her room and there
were glass windows on either side of the hallway. She looked to her left and saw the fruit stands,
restaurant shacks, boys and girls walking home from school, and felt the vibrance of the
Jamaican community. As she looked to her right, she saw the beach out of the resort window.
Something so simple as the beach that used to be those people’s backyards and views when they
woke up and went to sleep, they were now blocked from by a 3 mile length resort that was gated
and fenced. It truly broke her heart and lit her fire. From then on, she wanted to help bring jobs
to the people of Jamaica, without overriding the beautiful culture, but instead highlighting and
spreading awareness about it. In order to stand out from the competition, and because she did not
want to lose the tourist, and outside money/ aid factor from further developed countries, she
decided to plan a sports complex to draw potential sponsors and donors to the thought of helping
the kids. Through her partnerships with the Rotary Clubs of Jamaica, the Universities listed
above, as well as other foundations that want the Public Relations, she plans to become a
nonprofit company, to receive grants and donations for funding.
Tiana has always wanted to try and help those that are less fortunate, while making a
positive impact on the lives of others. She plans to host national events, festivals and
tournaments here, and potentially partner with nearby hotels and resorts for lodging opportunities
for major competitions and meetings. Being a complete start- up, she plans to bring in help from
her family, her mother helping with the finances as she is an accountant and financial analyst.

Her grandparents know the area well and she has also brought in her uncle who owns a
contracting company on the island. Jobs will only be given to locals of the island, young adults
and teenagers will be eligible. She plans to open a merchandise shop, later down the line and
hopefully partner with Gatorade in the future to provide liquids necessary for post activity
recovery. Kids will be able to join peewee teams and leagues, while older teenagers will be able
to train with a weight room and all can eat right in the nutritional cafe that will also provide
traditional Jamaican foods.

Product/Service
Irie Isle is a sports complex that specializes in providing sport and leisure opportunities
for children and families of Jamaica that are less fortunate. It is also a non-profit organization.
The complex would offer three turf outdoor soccer fields, equipment, six indoor basketball
courts, a weight room, and a cafe. We would also offer wheelchair accessible equipment, and
paid trainers who are qualified to work with the athletes. There will be special programs for
families interested like specialized soccer, volleyball, and basketball classes with the intentions
of adding more in the future. Being involved in the complex, would require application,
qualification, and acceptance so as to not have to pay a fee. At Irie Isle, we will make everyone
feel at ease, while bringing alive your inner competitor. Admission into the complex comes with
two free pairs of t-shirts and shorts for the athletes to wear if they choose. We will make it a
place where people can come and better themselves without feeling self-consciousness or
embarrassed that they have to do not have proper attire or the money to enjoy sport in a state of
the art facility. At the complex, individuals will be able to do what they love and continue to
have fun, in a safe and comfortable environment. The complex will be open from 9 A.M. to 9
P.M., everyday of the week. There will also be two concerts and/or festivals held a month to
promote various reggae artists and popular Jamaican culture. The schedule is subject to change
during holidays. There will be constant supervision around the complex, making sure everything
and everyone is safe. There will always be a staff member willing to help, apart from trainers, if
an individual chooses to have someone with them as they work out. We will also offer exercise
classes for those who may not be safe around heavy weights. Other activities will be organized
for adults in the daytime, such as zumba, yoga, and adult open gyms. As well as a couple hours
for them at night when they get off of work. Our service is unique because we are offering a
complex to families so they do not have to worry about their children’s safety if they are far
away from home, playing outside on dirty, trash-filled fields, or concrete parking lots with cars
driving everywhere at all different speeds (as depicted). The goal is to give these individuals a
place to come to play sport and not have to worry about any other factors that may hold them
back in their day to day lives.

Tiana will be partnering with the various Rotary Clubs which are international service
organizations whose stated purpose is to bring together business and professional leaders in order
to provide humanitarian service and to advance goodwill and peace around the world, the
monetary load will hopefully be lighter on all executives involved. The mission of Rotary
International is to provide service to others, promote integrity, and advance world understanding,
goodwill, and peace through its fellowship of business, professional, and community leaders.
Tiana’s service is a non-profit organization, which further separates her service. Nonprofits often
make money, but what they do with the money they make separates them from for-profit
businesses. ... In other words, any profit a nonprofit makes can't be returned to investors in the
form of profits or dividends. Instead, the money is used to grow the organization and further
support its mission. Her business will be formed to benefit the public, as well as the economy,
and will forever stay that way.

Industry
The company’s headquarters will be located in Baltimore, Maryland, in the USA. And
with an overwhelming amount of fundraising and banquets being held in the U.S. as well, this
will be an American owned company. Seeing as though the industry is not large or well
developed, the industry statistics are provided of U.S. companies.
The Indoor Sports Facilities Management industry in the United States consists of Indoor
soccer complexes, indoor basketball complexes, indoor ice rinks, other indoor sports facilities,
indoor tennis courts and indoor swimming complexes.The Indoor Sports Facilities Management
industry has no companies with major market shares. According to IBISWorld, in the U.S., The
Indoor Sports Facilities Management industry fared well over the past five years relative to other
industries in the leisure sector. Over the five years to 2018, IBISWorld has expected industry
revenue to increase at an annualized rate of 7.2% to $1.4 billion, capped by a 6.7% rise in 2018.
Demand for indoor sports facilities has grown as consumers increasingly perceived industry team
sports services as a necessary health and social expense. Following the tepid and restrained
economic conditions of the early recovery, higher sports participation rates and growing public

awareness of the link between physical activity and health combined with improving consumer
conditions will bolster demand for industry services.

The Market
Target Customer
The key market of Irie Isle will be the Rotarian Club Members of the world. Rotary
International is made up of more than 33,000 Rotary clubs in over 200 countries and
geographical areas. The members of these autonomous clubs are called Rotarians, and they form
a global network of 1.2 million business and professional leaders, all volunteering their time and
talents to serve their communities and the world. They are the ones who will be able to network
and fundraise for the most money, and resources to get Irie Isle up and going. There are three
main Rotary Clubs in Jamaica that will be the focus of Irie Isle, the Rotary Clubs of Jamaica
Queens, Montego Bay, and Kingston are the main focus to try to get partnerships and
sponsorships with. The second target market group being the locals of Negril. The 2018 Jamaica
Census reflected Jamaica with a total population of 2,726,667. The 2018 Census in Negril,
Jamaica is 9, 886 people, 0.0036% of Jamaica’s total population.
The incorporation of Schools and University connections will be implemented after the
first five months of the opening of Irie Isle to bring in students, professionals, and families
willing to travel, whether it be on their own or with their child’s school program.

Competition
The industry is exposed to many threats and opportunities (See SWOT Analysis, Page
16). Indoor sports facilities compete with gyms, health clubs, outdoor recreational space and
other recreational and sports facilities for consumer leisure time on a local market basis. Many of
these gyms and health clubs also offer alternatives to indoor recreational facilities, such as
swimming pools and tennis courts, which directly compete with industry facilities. External
competition is expected to moderately increase in 2018, representing a potential threat to the
industry. In Jamaica there are not many sports complexes and facilities as there are in the U.S.
which is good for my company. But they do have a lot of gyms. In the beginning securing
partners and trust from other organizations could boost or hurt her business. The company that is
most well known on the island is called Express Fitness which has 11 locations around Jamaica.
But they are simply a gym.More of the bigger-name gyms are located on the other side of the
island such as:
● Raphael's Gym & Therapy Studio- Kingston JA
At Raphael's Gym, you can experience our wide variety of innovative classes designed to
fit every schedule and need, we offer commodities from strength, sculpting and conditioning to
dance, yoga and a number of styles unique to the gym. Their class schedules are designed to

include both the latest fitness trends and methods for getting results in a fun, energizing
atmosphere. Facility space is limited though, and they are adult oriented.
● Ript Camp- Port Royal JA
RIPT Camp was launched in 2010 when it was realized that the traditional gym structure
was not suitable for most clients. Members were either unsupervised during their workout or
charged a Personal Trainer fee, per session. This structure saw members lacking interest and
motivation. From rehabilitation to body maintenance. RIPT Camp runs the gamut of training
offers and members will feel that support toward their hard earned results. They have a wide
variety of ways to work out, but are more hard-core boot camp style. There is no leisure, or
children around and it is also a paid membership.
● Express Fitness (Main)- Montego Bay JA
Express Fitness is a locally owned and operated fitness club, which focuses on providing a first
world fitness facility at a price people can afford. They provide updated equipment in a clean,
convenient and safe environment. Express Fitness is open 24 hours a day, so anyone can work-
out any time, day or night. The safest equipment will be used in the Express Fitness chain of
clubs under the supervision of a professional team. Once again, they do not provide options for
children. Memberships also cost a fee, unlike Irie Isle Sports Complex which is free.
● Fit Farm Fitness Club- Kingston JA
They are one of the most competitively priced gyms in the Corporate Area. They also
have a reality TV show based at their gym called “Losing It”. They are focused on bodybuilding,
and have only paid adult memberships.

In the U.S., Per capita disposable income measures the amount of household spending
money after taxes. In general, as the level of disposable income rises, the more likely it is that
consumers will spend a portion of that income on membership or admission fees to use indoor
sports facilities to improve their health and conditioning. Per capita disposable income is
expected to increase in 2018, representing a potential opportunity for the industry.
Overall, there are many factors that could lead to Irie Isle’s downfall, but it has a lot of
things going for it as well. Tiana believes that if she worked hard enough, given time, her
business could be really successful. Being in the Caribbean, that is a prime location for tourists,
of all ages so she won’t have to depend on a target age group. She is offering accommodations
and features that integrate and introduce different cultures while also offering a free sport/ leisure
experience. Jamaica being a Third World country, she also has the opportunity to expand their
economy and create more freedom for their people not having to be so tied and restricted
underneath the hold of other World Powers that have them on a leash. With seasonality concerns,
other strong competitors, and current lack of her own economic stability to handle such a project,
she is dealing with many components that are potential roadblocks along her journey. But in the
end, planning, dedication, communication and creativity will give her the ability to overcome the
potential problems as well as power through as the new kid on the sport complex/ fitness
industry block.

Marketing Strategy
Every business has their strengths and weaknesses. When starting a business, you
can/should use your competitor’s strengths and weaknesses to make your business the better
choice. There are many aspects that set Irie Isle apart from our competitors, and things we will
need to work on to advance our business. Great customer service is what we will focus on. We
will make sure that all of our staff members are welcoming, positive, and willing to provide for
our clients. We want our members to know us for having great customer service, and we will do
whatever it takes to get to that point.
Tiana and her team are great starts to this plan. She is a young, energetic, dedicated
individual who will be sure to give her clients a great experience. The marketing approach that
she has decided to take in order to mitigate her identified risks, is the strategy of the First- Mover
Advantage as well as honing in on the media resources around her. Though she is building off of
a service that is already established, her twist on it is pretty significant to where she would be the
first to do something of this nature on this Island. As Irie Isle becomes bigger and bigger, she
hopes to expand to other locations and be able to hire specialized employees for more categories
of competitive sports.
Due to the fact that our business does not offer a product yet, her sales strategy is going
to focus on which advertising methods would work best for selling her service. In terms of
reaching out to the local population the best way to approach that would be taking out a personal
advertisement in the newspaper, renting a billboard, promotion signs along the area, and having
local radio stations promote Irie Isle. If another business was willing to promote the business we
could team up and swap business cards to hand out. As aforementioned the businesses that could
potentially be in partnership would be Beaches Resorts, Sandals Resorts, Marriott Hotels and
Gatorade. Her promotion will take over the communication aspect of the entire marketing
function. Place is her biggest advantage, being able to provide my customer with an island
paradise. Distribution, is a key element of placement. The placement strategy will help assess
what channel is the most suited to a product/ service. How a product is accessed by her end user
also will compliment the rest of the product strategy. Her target audience is toward a group of
people that are constantly looking for new opportunities and adventures. Without media, in the
forms of radio, television, social media, the internet, podcasts, etc., it would almost be
impossible to capture significant market share, and make any sort of progress with my business.
She will also incorporate competitive analysis, where she would analyze the strengths
and weakness of her competitors, then compare their success to hers. This would allow for her to
differentiate her business from others more effectively, as well as help her determine the best
way to stay ahead of the competition. Using this method sucssesfuly would lead to her business
becoming the most successful and eventually lead to expansion which is her goal.

The Organization

Legal Structure
The entity of Irie Isle Sports Complex is a non-profit organization. The President and
CEO will be Tiana while the Chief Operating Officer will be Christen Munroe, her cousin and
the Chief Financial Officer, Ingrid Munroe, her mother. The business will operate under the trade
name of “Irie Isle Sports” . The entity will be registered in the Cornwall County, and Hanover
Parish of the country of Jamaica. It will receive licensing and permits through The Ministry of
Culture, Gender, Entertainment, and Sport located in Kingston, Jamaica. Tiana will employ 10
permanent people for the first year of operation as primary supervisors, as the majority of the
time volunteers will be coming through. Other family members will be available to assist with
festivals, concerts, projects, and operations.

Tiana Stewart - President
Tiana graduated from Seton Hill University in 2021 with a degree in Global Studies specializing
in Social Entrepreneurship. She was an athlete all throughout high school and college, making
her familiar with sports and exercise. Her family is Jamaican, she has visited the country
numerous times throughout her childhood and young- adulthood so she is also familiar with the
culture and needs of the developing country. She will be responsible for making managerial
decisions in regards to the non-profit and .

Christen Munroe (Cousin) - Chief Operating Officer


Christen graduated from Bowie State University in 2020 with a degree in Dance and a minor in
Business Management. She is familiar with the exercise world and has worked with children
from a young age. She will be the corporate executive who will oversee ongoing business
operations within the company, such as partnerships with Universities and taking care of festival
and concert planning.

Ingrid Munroe (Mother) - Chief Financial Officer


Ingrid currently works as a Financial Analyst for the United States government and works in the
Department of Energy. She was raised in Kingston, Jamaica and knows the country very well.
She is extremely qualified when it comes to dealing with numbers and more than capable of
succeeding at this position. She will be the senior executive responsible for managing the
financial actions of Irie Isle Sports. Her duties include tracking cash flow and financial planning
as well as analyzing the company's financial strengths and weaknesses and proposing corrective
actions.

Location
Irie Isle Sports will operate its non- profit through a donated location from The Rotary
Clubs of Montego Bay and Kingston. It is located in the town of Negril in Cornwall County, of

the Hanover Parish of Jamaica. Their donations will provide for the completion of the building,
as well as the athletic fields. Construction will be carried out on the current Grange Sports Field
which is currently overgrown and has been out of use since 1972. The Sports Complex will be a
state of the art multi-sport indoor facility. The 66,000-square-foot complex encompasses eight
basketball and/or volleyball courts on a lined urethane surface. The location is two miles from
Negril’s famous Seven Mile Beach so will be able to attract lots of locals, tourists, and
volunteers. Visitors can roll out a layer of artificial turf for indoor soccer, lacrosse, field hockey,
baseball, and rugby during the hurricane season. The Complex also features a café, arcade, and a
party/conference room while the fields, equipped as stadiums will be available for popular
Jamaican festivals and concerts.

Loan Request- Line of Credit


The most popular and beneficial plan in terms of getting a loan that Tiana has chosen for
her non-profit is a $50,000 line of credit. This allows her non-profit to have a fallback when
there is a delay in cash flow. It will give Tiana’s non-profit easy and immediate access to cash
when she needs it and it is inexpensive. If needed, she will be able to use her line to make payroll
or to pay important expenses during times when grants or funding is delayed. Payroll is often the
first item on the chopping block when a non-profit has to deal with uneven cash flow.
Additionally, it is illegal to delay paying your staff. If the IRS or your state finds out that you
delayed payroll she could receive fines and penalties because they want their payroll taxes on
time plus it will put unwanted focus on her organization.
The line is not personally guaranteed by Tiana, the executive director unless in case of
fraud but she will need a quorum from her board agreeing to move forward with the line. The
line is not expensive. It costs nothing to get and keep in place and she will not be charged until
she uses it so it is excellent as a backup plan. It also renews easily yearly.

Notes to Financial Forecast
For Total Revenues and Receipts, there will be 2 festivals/ concerts held a month with an
average of about 1,500 people in attendance each, averaging $22 per ticket which gives a
$66,000 for first months profit. A 0.8% increase will be added every month (+$528) as the
popularity of the venue continues to grow. Relating to Fundraisers/ Donations/ Grants/ School
Incomes I will have $260,000 raised from fundraisers as a non-profit that were conducted, pre-
opening. There will be a 1.0% increase every month which is an addition of $850 each month,
starting with the price of my first month’s donation. There will be a 2% increase in school in this
category at month 5 and on due to implementation of Study Abroad with Universities. Tiana has
taken out a $50,000 loan because she will provide $300,000 of her own cash on hand and being a
non-profit she will receive much of her funding from her fundraisers, donations, grants and
school incomes as expressed above. She is getting a line of credit in case of a short-term need.
She wants enough to cover payroll and operating expenses in case of an emergency. There will
be no payments on a line of credit unless she needs it.
There is no fee to have a complex membership. There will be a safety waiver, and the option to
buy from the cafe or souvenirs. Her Beginning Cash on Hand + Total Cash Receipts = Total
Cash Available
For Cash Paid Out, Souvenirs will be on sale as well as energy and nutrition snacks in a
small cafe area in terms of purchases and inventory. Costs applied will pertain to restocks.
$1,000 will be spent in pre-opening, and $450 for the monthly restocks. Her supplies include
First aid kits, toilet paper, etc. There will be many children, families, and athletes so $530 a
month will be spent on the maintenance of these necessities around the building and fields along
with a $15,000 pre- opening payment. For Purchases/ Equipment, an initial, pre-opening
payment of $200,000 will be put down for the purchases of necessary sports & workout
equipment as well as the furnishings of the complex (chairs, tables, benches, etc.) To calculate
wages, she will have 10 employees x $10.25 salary x 32 hours/ week x 4 weeks = $14,432 spent
on employees in the first twelve months. She will also have many volunteers throughout so the
necessity for employees is not as high. The 10 employees that she will have will be her core
supervisors. Due to the complex being a world-wide commodity, $18,000 will be spent initially
on advertisement, targeting the United States, Canada, Jamaica and Europe. To extend contracts
and keep up agreements, a $2,000 payment will be put towards advertisements each month.
There will be much travel involved, as her main office will be in the United States but
promotions and check-ins will need to happen every month. An initial $20,000 will be put down
to guarantee her travel and stay for the year, as well as for some of her colleagues. $645 monthly
