One of the most densely populated areas of Raigad, Panvel is


the only micro-market in India which is close to a large sea port
and will be home to an International Airport. Also, its
connectivity to key employment hubs such as CBD Belapur,
Ghansoli, Airoli etc. makes it an attractive realty hotspot. Social
infrastructure in Panvel boasts popular malls such as Orion,
Seawoods Grand Central etc. along with quality hospitals and
schools. Close proximity to Mumbai Pune expressway, NH-48,
Panvel Railway station have resulted in the locality witnessing a
rapid increase in prices of 8% on a CAGR basis, since 2015. The
micro-market has also attracted developers as the area is
relatively more spacious and has a lush green natural backdrop
for potential high-rises.

While Panvel has witnessed a consistent increase in bookings


activity every quarter, barring 2Q 19 and 4Q 2019, launches
have started declining over the last 2 quarters. Booking to
launch ratio over the last 6 quarters has been recorded at 0.3.

A strong preference for completed projects is visible in the


booking trends as buyers have preferred quality developers
with a strong track record. Interestingly, % bookings in projects
to be delivered in 2026 and 2027 is higher than those to be
delivered through 2020 - 2025 as buyers / investors seem to be
timing their purchase with the airport completion.
