When the NBRA chase outstanding Defects with the developer a list such as our template is invaluable.
We recommend that you carry out an inspection of your new home as quickly as you can ideally before
and after you move in. Whilst it is not exhaustive it is comprehensive and if you feel, after
you have completed this form, you have other structural items which are causing you concern
contact the team and arrange for a snagging visit to be undertaken.
General
Is it tidy outside the front and all the builder rubbish been
removed? Yes/No
Is the house clean and Tidy? Yes/No
The Brickwork
Is the brickwork free from major chips and cement
splashes? Yes/No
Is the mortar between the bricks finished evenly and of a
consistent colour? Yes/No
Is the sealant around the windows continuous and are
there any gaps under the window sills? Yes/No
If rendered does the finish appear smooth and clean with a
Bell cast bead above the Window reveal and DPC course? Yes/No
If the property has pre-planted boarders are any plants
covering any air vents? Yes/No
Are the vents visible and free of debris? Yes/No
Wall tiling
Decoration
Is the plasterboard smooth and finished neatly around
switches, pipes etc? Yes/No
Are the plasterboard joints and nail fixings visible ie nail
pops? Yes/No
Is the decoration within the property finished to a good
standard with a coat of gloss on skirting boards, door
frames and sills? Yes/No
Heating and Electrical
Are they working well and leak free during rainfall? Yes/No
Are the manhole covers level with surrounding surface and
do they fit correctly? Yes/No
Does the water run away into the drainage pipe during
rainfall? Yes/No
Roof coverings
Do any tiles appear to be cracked, lose or slipped in any
way? Yes/No
Does the roof tile edging on the gable look secure? Yes/No
