SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

____________________________________ to act as my true and lawful Attorney-In-Fact, for me and
in my name, place and stead, to represent me before in purchasing the following properties:’

NOW THEREFORE, for and in consideration of the premises, I hereby appoint and constitute
said person as my lawful attorney-in-fact, for me and in my name and stead, to do and perform any of
the following acts and deeds in the Philippines, including any courts, quasi-judicial agencies and other
government agencies, and other private agencies relevant and necessary in the aforesaid case, to wit:

1. Negotiating, dealing, and/or representing me before

2. To sign and /or execute in any deed of conveyance to effect the sale of the property
in my/our name

3. To make payments, sign papers, execute any document and deliver contracts, documents,
agreements, and other writings of whatever nature or kind of which needed my consent or
personal authority, with any and all third persons, concerns and entities for the
preservation of the property, for the same to be titled and transferred under my name and
which maybe necessary or required in performing and consummating the aforesaid acts.

4. Preparing, receiving, and securing from _______________________and/or from any of its


affiliates or subsidiaries any document, deed or agreement in connection to the purchase of
the lot and/or property located at ____________________________________________

5. To sign of all documents, demand letter/s, pleadings and court processes when required for
commencement, filing, processing, continuing and maintaining this sale;

6. Attend on my behalf and act as my representative during meetings and perform therein such
other matters as may aid in the prompt disposition of the action or actions;

7. Do and perform all the necessary acts within the bounds of law including but not limited to
matters relating to the sale of the properties (if any), to wit:

a. Inform the principal of the consideration for each of the property;

b. Inform the principal of any condition to be imposed by the


owner/seller of the properties prior to the signing of any contract and/or
deed of sale;

c. Secure that the execution of any contract pertaining to the sale of


the property is well within the bounds of law;

d. Secure, compile, and process all the necessary documents from the
seller/owner of the properties in order to properly transfer the same to the
principal’s name;

e. Process the transfer of the aforementioned properties to the


principal’s name once the sale is perfected.

f. Pay the consideration as agreed upon by the parties, subject to the
consent and acknowledgement of the principal.

8. Exercise, enforce and protect any and all my rights in the said sale;

9. Sign any and all public deeds and judicial papers in relation to the above action or
actions;

10. Accept service of processes in relation to the above action;

11. Do such further acts and things as they may deem necessary or appropriate in
connection with, or to carry out the actions described above, including to do and
perform (or cause to be done and performed), in my name, all such acts and to make,
execute, deliver, issue, or file (or cause to be made, executed, delivered or filed) with
any person, including governmental agencies or authorities, all such agreements,
documents, instruments, certificates, consents and waivers.

Revised Rules of Court, the Civil Code of the Philippines, and other related laws and rules, and to do
such further acts and things as they may deem necessary or appropriate in connection with, or to carry
out the actions described above, including to do and perform (or cause to be done and performed), in
my name, all such acts and to make, execute, deliver, issue, or file (or cause to be made, executed,
delivered or filed) with ______________________ and its authorized representatives, including
governmental agencies or authorities, all such agreements, documents, instruments, certificates,
consents and waivers.

HEREBY CONFIRMING AND RATIFYING all that MY said attorney-in-fact may do or

same force and effect as if the undersigned are all present and executing or signing the same in person.
