close enough to you far enough from most disasters low-key (concealment)

has 1-2 water sources has fish and game allows growing a garden

allows growing livestock has firewood has several evacuation routes

easily defendable land is reasonably flat isn’t prone to flooding

no legal issues not too many neighbors around acceptable purchasing price

allows at least one source of no Govt. red tape

electricity
