i RENTAL AGREEMENT
iDeed of Rental Agreement made on this the 12" day of July 2020
between N.P.UNNIKRISHNAN, C 1/1, Sandeep, Jawahar Nagar,
iruvananthapuram — 695003 (hereinafter called the landlord) and
Mrs. DR.SWARUP SASIDHARAN, T.C. 12/2445, VWGRA-7,
Kumarapuram, Thiruvananthapuram — 695011 (hereinafter called the
(Tenant).
{Whereas the Landlords are in the absolute possession and enjoyment
of the Flat bearing 9 H PLANETX Block ‘B’ “Sreedhanya”,
'Pongummoodu, Pin-695017, and they agreed to rent out the said Flat
for the residential purpose to the tenant on the following terms and
conditions:-
Whereas the tenant hadegreed to pay a monthly rent in advance of
-22,000/- (Rupees Twenty two thousand only) with an advance of
.70,000/- (Rupees Seventy Thousand only) by way of cash
‘deposited to the Landlord Account as a security deposit repayable on
jthe termination of the tenancy period without any interest.

yThe Tenant hereby covenants and agrees with the Landlord as
follows;-

1. The Tenant shall pay the monthly rent in advance of
! Rs.22,000/- (Rupees Twenty two Thousand only0 to the
' Landlord Bank Account on or ‘before 10“ day of each
calendar month and receive the receipt of the same.
2. The period of tenancy shall be Eleven months ie. from July
i 2020 to June 2021. :
! 3. The tenant shall not use the said building for any illegal
purpose and use the same only for his residential purpose.
{ 4. The tenant shall pay Electricity charges as per KSEB bills
without any default and serve the remitted slips to the
i landlords.
5. . The tenant shall not sublet or otherwise deal with the
i building or any part of it.

6. The tenant shall be responsible for maintain the building
rented to hissin good and proper condition.
7. The tenancy period of Eleven (11) months can be
terminated before the expiry on two months prior notice on
either side.
8. The Tenant shall not be entitled to carry out any structural
alteration or additions or modifications to the existing
building without the written consent of the landiords.

In the event of any disputes arising out of the agreement
the courts at Trivandrum alone shall have the jurisdiction to
entertain it.
10. The Tenant shall dispose the wastage on every day by
himself and keep the premises always clean. If any fines
caused due to the violation of the cleanliness or non
compliance of the municipality requirements, the tenant
alone shall be responsible for the said act.
41. The tenant shall not restrict the right of the landlord’s to
enter and inspect the premises at any time.
42. The tenant commits breach of any of the conditions of
covenants; the landlords can terminate the tenancy before
the expiry date of the rental agreement.
13. If any arrears of rent or other dues remain unpaid by the
Tenant, otherwise landlord shall remit full amount to the
tenant at the time of termination of tenancy and the
Landlord has the right to adjust the same from the secu
deposit of Rs.70,000/-.

14. Any damages caused to the building by the act of the tenant
shall be adjusted against the security deposit maintained
with the landlord.
15. Thus agree by the party and this deed is attested in original
which shall be maintained with the landlord and an attested
copy of the same is delivered to the tenant.
16. All the rooms and hali having electrical fittings and ceiling
fans. It should be good condition while at the time of
vacating the premises.
17. The Furniture’s and fixtures which are mentioned in the
inventory list as Appendix ‘A’ should be in good and working
condition while at the time of vacating the property. /
