1. X constituted Y as his agent sending his friend Z a letter

introducing Y as his agent. When Y abused his authority X cancelled
or revoked Y's agency and told him not to report for work anymore .
Y still continued to deal with Z using the name of X. Z then sent a
billing to X for the payment of the latter's obligation. Is X liable for
the dealings of Y with Z even after X cancelled his agency? Why?

2. A, a Filipino citizen wrote B, a brother authorizing him to sell a

parcel of land belonging to him located in Ilocos Norte. On the
strength of such letter-authority, B sold the land belonging to his
brother. Is the sale valid? Why?

3. Why is the sale by an agent of a real property belonging to the

principal void if the authority is not in writing? Explain.
