HOW MUCH DOES A PROJECT MANAGER COST?

(FEES/RATES)

If you are considering hiring a project manager for your next office build or renovations, one of
the questions you may ask yourself is how much is that gonna cost.
And today I am gonna help answer that question
So project managers typically prpose their fees in three varous structures.
1. Percentage of cost for the overall project
2. Fixed monthly fee
3. Cost per square foot
And all three of those are basically calculated or figured off of the total square footage of the
project, the size and also the scope
1. Percentage of the project cost
When considering that fee may be proposed as a percentage of project cost, that is usually
the most common you will see. The market rate for project management fee is gonna be
anywhere from 3 to 5 %. And again that’s dependent on the size of the project and the
scope. So we’d like to consider that manage costs, what does the client or owner want
you to specifically manage. Usually, that’s hard cost, soft cost. But there can also be
some vendor cost that they really want you to kinda steer. Go out and competitively bid
and manage. So in calculating the actual fee, when it comes to percentage of manage
cost.
TOTAL PROJECT MANAGEMENT FEE = PROJECT COST x % FEE (typically
between 3-5%)
so if you have a million dollar project, and the project management fee is 5 %, that PM
fee is gonna be basically $50.000
2. Fixed monthly cost
So when it comes to fixed monthly cost, I typically see that on projects where they may
have us do some due diligence, some pre-construction piece, you know at that point, they
mas ask us to propose a fixed monthly rate. And then we really get into the project, we
really get into what the overall cost is gonna be. At that point, it may continue to carry
that monthly fee, that fixed monthly cost, or we may transition into the percentage of
manage cost. So when it comes to calculating the total project management fee from a
monthly rate is
TOTAL PROJECT MANAGEMENT FEE = MONTHLY RATE (hourly rate x
hours per monthy) X #OF MONTHS
So again, if you are dealin with a ten-month project, and your fee maybe $5.000. you
know that project management fee is gonaa be $50.000
3. Cost per square foot
So another way a fee can be proposed is a cost per square foot. If you are project is
roughly 1.000 square feet, you project manager may propose anywhere from 1.000 to
3.000 per square foot. So you know again, it kinda does go back to what is the size, what
is the scope of the project, because those could always, you know, adjust. But for the eg.
A 10.000 square foot build-out, that’s negotiated at a cost per square foot of $2 a square
foot. You know, it is gonna be a PM fee of about $20.000. so in specifically calculating
the cost per square foot
TOTAL PROJECT MANAGEMENT FEE = PROJECT SQUARE FOOT x COST
PER SQUARE FOOT (typically between %1,5 – 3,5)

So when it comes to the PM fee that we are charging, we want them to know that we are gonna
be saving them more money and they should feel comfortable in that. You know, you should
have a project manager. They are gonna quarterback the whole process, and that money you are
paying them is well worth it

2. Biaya bulanan tetap
Jadi ketika menyangkut biaya bulanan tetap, biasanya pemilik proyek meminta untuk
mengusulkan tarif bulanan tetap. Jadi ketika harus menghitung total biaya manajemen
proyek dari tarif bulanan
TOTAL BIAYA MANAJEMEN PROYEK = TINGKAT BULANAN (tarif per jam
x jam per bulan) x #OF BULAN
Jadi sekali lagi, jika Anda berurusan dengan proyek sepuluh bulan, dan bayaran Anda
mungkin 5jt. Anda tahu bahwa biaya manajemen proyek akan menjadi 50 jt
3. Biaya per m2
Jadi cara lain untuk mengajukan biaya adalah biaya per m2. Jika proyek Anda berukuran
sekitar 1.000 m2, manajer proyek Anda mungkin mengusulkan mulai dari 10 jt-30jt. Jadi
itu kembali lagi kepada luas dan ruang lingkup proyek. Jadi ketika harus menghitung
total biaya manajemen proyek dari per m2 seperti :
TOTAL BIAYA MANAJEMEN PROYEK = LUAS PROYEK/M2 x BIAYA
PM/M2 (biasanya antara 10 rb – 30 rb/ m2)
Jadi mis. Luas Bangunan 10.000 m2, jika yang dinegosiasikan PM 20 rb per/m2. Maka
harga total project manager menjadi 20jt

Jadi terkait biaya PM yang dikenakan, pemilik proyek harus mengatahui bahwa dengan adanya
PM akan membantu menghemat pembiayaan selama proyek berlangsung dan pemilik proyek
akan nyaman akan hal itu.
