ANSWERS TO FREQUENTLY ASKED QUESTIONS

I have received the possession demand Letter, what should I do next?

You just need to follow three quick steps to take handover of your dream home:
1. Clear the outstanding dues as detailed in the possession demand letter.
2. Share the payment details with us using this form: https://myaccount.lodhagroup.in/s/payment-
entry-form. This will allow us to confirm your payments and generate payment receipts.
3. Once the payments are recorded in our system (this usually takes 2-3 days), you will be sent an
email containing a link using which you can schedule your Key Handover Ceremony. The handover
scheduler will allow you to book any slot 15 days from the date of booking. We use this period for
final coat of paint/finish and deep cleaning, which is done to ensure readiness when you visit your
residence. Schedule your Key Handover Ceremony at a date and time of your choice.

What modes of Payment are available to me?

Please send us a cheque or DD in favor of "PALAVA DWELLERS PVT LTD", payable at Mumbai, with your name
& flat number mentioned overleaf. The cheque/DD will need to be sent via courier or hand delivered to the
following address: Customer Care, Level 1, Lodha Excelus, Apollo Mills Compound, N M Joshi Marg,
Mahalaxmi, Mumbai-400011.

What are Building Common Area Maintenance (BCAM) & Civic Governance charges?

In essence, BCAM refers to Building Common Area Maintenance Charges; this amount is used towards
maintenance pertaining to the services for the unit / building and its immediate periphery. Civic Governance
Charges, on the other hand, are collected to maintain common amenities in your neighborhood and Palava
city, and are inclusive of membership to all the city club houses. These charges also include 5 years’
membership to the Olympic Sports Complex at Palava, at the rate of Rs. 400 per month, which can be
renewed at prevailing rates at the end of the tenure, if desired.

Lodha group believes in complete transparency; CAM accounts with the comparison of amounts collected
in advance vis-à-vis expenses apportioned towards the respective building shall be shared with the society
at the time of society handover. Please be rest assured that all attempts will be made to optimize cost while
maintaining our aspiration to deliver high quality service.

When will the CAM charges commence?

CAM charges will start 30 days from your Possession Demand Letter (PDL) date, i.e. CAM start date = 30 days
+ date when the PDL was sent, or your possession date (whichever is earlier), to ensure that your unit and
associated common areas are maintained well.

How are CAM charges determined?

These charges are derived basis the current estimates of expenditure that will be incurred towards
maintenance and upkeep of the area. Since inflation impacts our input costs, these rates generally get
adjusted for inflation and hence can vary over the years.
What are property tax charges?

A capital tax on property imposed by municipal authorities based on the projected value of the property.
The property tax being recovered at the time of fit-outs is provisional in nature and may be revised based
on the actual assessment of the same by the concerned municipal authorities.

When can I come and visit my home?

As already confirmed at the time of sale, a customer becomes eligible for a site visit once full payment is
received. Once you clear all dues detailed in your possession demand letter, we will schedule a site visit and
handover the keys too on the same day.

When will I get my Parking Allocation Letter?

Your parking letter will be shared with you during the key handover process when you visit the site.

How do I get the Architect Certificate?

A copy of Architect Certificate has been couriered to you along with the Possession Demand Letter, to your
registered address. If you have not already received the same, you will receive it in a day or two. Please reach
out to our customer care team in case you still do not receive it in 2 days’ time.

Where can I see a copy of the Occupancy Certificate?

A copy of Occupancy Certificate has been uploaded on the Customer Self Service (CSS) portal –
https://www.myaccount.lodhagroup.in and you can log in to view the same. In case you have forgotten your
password, please refer to the last question below.

Where can I see latest images of the project?

The latest images of the project are uploaded on the Customer Self Service (CSS) portal –
https://www.myaccount.lodhagroup.in and you can log in to view them. In case you have forgotten your

I need my last payment receipt.

All previous demands and receipts are available on the Customer Self Service (CSS) portal. We request you to
please log into Customer Self Service (CSS) portal – https://www.myaccount.lodhagroup.in and download
the e-copies from there directly. Previous demands and receipts are available in the ‘Documents’ tab. In case
you have forgotten your password, please refer to the last question below.

I need a duplicate e-copy of my PDL or PDL receipt.

We request you to please log into Customer Self Service (CSS) portal –
https://www.myaccount.lodhagroup.in and download the e-copies from there. Alternatively, you can search
for the same in your registered mail box. In case you have forgotten your password, please refer to the last
question below.
I have a co-applicant in my flat but he/she will not be present at the time of Key Handover.

If any of the applicants, i.e., primary applicant and/or co-applicant will not be present during the
documentation process and key handover of their unit, the other applicant will have to carry an authority
letter signed by the applicant who will not be present.

If a Blood Relative, Spouse or any other person will be coming to take the handover on behalf of the
applicants, then a Power of Attorney (POA) to take handover / collect keys (duly notarized and franked with
a ‘before me’ stamp) and an authority letter will be required. Please reach out to our Customer Care team if
you need help with any of the formats.

I forgot my CSS portal password, how do I reset the same?

Login id would be the registered email or mobile against your booking with us. You can click on the “Forgot
Password” link on the login page and follow the steps as mentioned in the guide available on the login page
as “Steps to Sign up and Login”. You would receive an OTP on email/mobile with which you can reset the
password.
