CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:


This CONTRACT TO SELL, entered into this 7th day of December 2018, at Cumadcad, Castilla, Sorsogon
by and between LINDLEY E. LOPEZ, of lgal age, married to WILMA M. LOPEZ, Filipino, with resident and postal
address at Dinapa, Castilla, Sorsogon, hereinafter called the VENDOR and ARLESS L. LLONA, JR., of legal age,
married to LEIZLE M. LLONA, Filipino, with residence and postal address at Burabod, Castilla, Sorsogon,
Philippines, hereinafter called the VENDEE.

W I T N E S S E T H

WHEREAS, the Vendor is the absolute owner of agricultural land situated at Macalaya, Castilla, Sorsogon,
which is more particularly bounded and described as follows:

TRANSFER CERTIFICATE OF TITLE NO. P-16615

“A parcel of land known as Lot No. 231-A-3 situated at Macalaya, Castilla, Sorsogon, Philippines Currency,
to me containing an area THIRTY EIGHT THOUSAND SIXTY EIGHT (38, 068) SQUARE METERS. Bound on the
North by Lot No. 187 on the East by: Lot No. 235 on the South by: 231-A-6 on the West by:231-A-2. Declared under
ARP NO. 2014-05-0016-00060, with an assessed value of P54, 911.11”

WHEREAS, the VENDOR has agreed to sell to the VENDEE and the latter is willing to buy from the former
the aforecited agricultural land, including the improvements found thereon under the terms and condition setforth;

WHEREAS, the VENDOR for and in consideration of the sum of SEVEN HUNDRED THOUSAND PESOS
(700, 000.00) Philippines Currency, the VENDEE shall pay in the manner and form herein stipulated, the VENDOR
hereby SELL unto the VENDEE her/his heirs, successors and assigns or successor in interest over the above-
described lot subjects to the terms and conditions as follows:

The VENDEE agrees to pay the VENDOR, amount of TWO HUNDRED THOUSAND PESOS (200, 000.00)
as partial payment, and FIFTY THOUSAND PESOS (50, 000.00) by February 2019, the remaining balance of FOUR
HUNDRED FIFTY THOUSAND PESES (450, 000.00) will be paid within 2 years from the date hereof.

The VENDOR agreed to execute a final “DEED OF ABSOLUTE SALE” in favour of the VENDEE upon
receipt of the final payment in the amount aforementioned.

All the expenses for the preparation of the documents, resignation fees, documentary fee, notarization and
all other expenses as may be necessary for the issuance of title in the name of the Vendee shall be exclusive
account of the Vendee.

IN WITNESS WHEREOF, We have hereunto set our hands this ___ day of ___________, _____ at
