Question 1
1.Explain in your own word, how you understood the difference between a Project
Manager, a Construction Manager, and a Construction Supervisor?

The Project Manager, Construction Manager, and the Construction Supervisor are all the
parties involved in the processes of construction management. However, they are set in a
hierarchy and they differ in focus and scope of the project.

The project manager is involved from the very start of the project up to its tail end. He is
responsible to run all aspects of the project from initiation, planning, executing, monitoring,
controlling, and closing projects. In order to be a project manager, one must possess
technical and non-technical skills and must be inclined in the areas of leadership,
motivation, communication, organization, prioritization, problem-solving, and adaptability.
On the other hand, project manager has a greater responsibility as he handles not only the
construction phase but also builds a relationship with the client or stakeholders to conform
to their needs and wants.
Whereas Construction Manager is the one responsible to administer the day-to-day on-site
construction operations by all parties involved such as personnel, materials, schedules, and
the construction budget. These aspects regard to quality, workmanship, and cost of the
project. Construction managers also help ensure that the workplace is free of safety
hazards, and they deal with the various working relationships that exist on a job site. Overall,
his responsibilities revolve in the areas of quality management, cost management, safety
management, and contract administration. Beyond his works, he also needs to keep all
parties involve well informed throughout the whole project. This includes the client, the
architect, and any contractor or subcontractors involved. In the construction management
hierarchy, the construction manager reports to the project manager.
On the other hand, the construction supervisor is the one responsible in supervising the
staff in the field and to check and inspect on the implementation of daily construction works.
The Construction Supervisor's responsibilities include recruiting new crew members,
monitoring performance, and making recommendations for improvement, as well as
educating all staff on safety. He must also ensure that projects stay within budget and that
required materials and equipment are available. Scheduling meetings, writing reports,
working close with other professionals, staying up to date with safety codes are also
included in his field of work. In the latter part of day-to-day work, the construction supervisor
reports to the construction manager.
The combination of these parties is the key to a successful project management. With such
skills and unity to be performed by every party, they can limit problems and costs that
construction activities can bring.
Question 2
2.Which among the ten knowledge areas of Project Management in Construction do you
think you will most likely excel and be deficient and why?
Among the ten knowledge areas in project management, I believe that I would most
likely excel in Project Human Resource Management and Project Quality Management. In
human resource, I believe that I have the capability to identify and analyze who best fits for
a particular scope of project given that its crucial to assemble the best team to make
everything successful. I am also strict in looking one’s ability and experiences to fit a job
which can affect his character and performance in the project. I also believe that I am skillful
in identifying and documenting project roles and responsibilities as well as developing a
plan that will describe the end-to-end processes that will be required on a project in order
to determine its resource requirements.
I also believe that I can excel in the field of Project Quality Management since I
possess being thorough in activities that I do. Whereas project quality management can
also be limited from the budget, there are still alternative quality assurance to make sure
that standards are being met. However, being detailed to ensure quality at its finest may
take longer time to finish. Thus, I might be deficient in Project Time Management.

Question 3
3.Among the Construction Contract types, which one will you suggest as best beneficial
for a couple given this scenario:

• New Construction of a 150 sqm. bungalow.


• Finances to be loaned from a bank with a definite amount.
• Couple has no prior knowledge or experience with house construction activities.
• Couple only has a regular income that can cover daily expense plus the monthly loan
payment.

Answer:

• Given the scenario, the best beneficial construction contract that I could suggest for a
couple is the Lump-sum contract.
• Given that the couple will have finances to be loaned (note that loan has a fixed amount)
from a bank, therefore, it fits the lump-sum contract that requires the contractor to bid a
fixed price for overall activities in the project scope.
• Also, in the lump sum, the contractor is responsible for estimating project costs from
drawings; all risks are assigned to the contractor; there isn’t any risk carried by the client.
These aspects are beneficial to the owner since they have no prior knowledge or
experience with house construction activities.
• Since the he lump-sum contract is commonly use on simple and small projects and
projects with defined scope or construction projects where the risk of different site
conditions is minimal, therefore the construction of a 150 sqm bungalow fits the contract.
• The contractor in a lump-sum contract adds overhead and his profit to determine the fix
value of the project. The owner could include their payment for contractor’s overhead
cost and profit in the loan that they will get. This would be beneficial since the owner only
has a regular income that can cover daily expenses plus the monthly loan payment.

Question 4
4.If you are the client/owner, will you require all the bonds and insurances as discussed in
the learning material Week 12, even if you know that these bond and insurances will also
be included by the contractor in the construction cost which eventually will also be paid
by you?
Answer:
Yes, bonds and insurances may cost additional budget, but they are both forms of
protection and works differently against financial loss in the long run. These are helpful
especially if the project is on a large scale so that unexpected risks can reduce intensity of
losses and to achieve the project’s goal in the areas of time, cost, safety, and efficiency.
Although bonds and insurances may cost additional budget, they are beneficial and can
outweigh the expenses in the long run.
There are also reasons behind why to require all bonds and insurances in
construction; it can guarantee that the bonded and insured project will be completed
according to the terms of the contract and at the determined contract price; guarantee that
the laborers, suppliers, and subcontractors will be paid even if the contractor fails to pay;
reduce the possibility of a contractor diverting funds from the project; and lower cost of
construction in some cases by facilitating the use of competitive bids. As for the insurance,
there are varieties of risks that can happen during construction, from natural disasters up to
man-made accidents. And as a contractor, it is my responsibility to ensure my employees’
health and safety in the form of insurance.
Question 5
5.Give three (3) construction materials you will buy on-line and three (3) construction
materials you will NOT buy on-line. Why? Justify your answers for each material you
stated.
Answer:
The three (3) construction materials that I would buy online would be Hand Tools (screw
drivers, wrenches, pliers), Construction hardware (deadbolts, door handle, hinges), and
Paints. These materials could be cheaper in online especially when you are going to
purchase a wholesale. It has also lesser risks of wrong choice since they have definite
specifications and measurements. Its brand variations are also extensively available online
from which I can choose depending on its quality and material’s credibility.
What I would NOT buy online would be materials that are responds to the strength and
firmness of the building such as Steel Timber, and Concrete. Because in buying these
materials for construction, it needs to be inspected for quality assurance especially when
purchasing in bulk. These materials also need warranty from the supplier which may take
actual transactions to ensure that the buyer spent his money wisely. There may also be
chances of getting low quality materials from purchasing online which can generate
unexpected accidents upon construction because of its poor quality.
Why I would not buy online is also because online scamming is happening nowadays. There
are wise people who can communicate well or “sales-talk” online for the sake of earning
money. This can happen to anyone, and if by chance that I have purchased a bulk of
construction materials online, then it will be a full waste of money and effort.
