AGREEMENT FOR SALE OF LAND

THIS AGREEMENT FOR SALE OF LAND made and executed on 2ND DAY OF
APRIL, 2021, AT KOTPAD.
BETWEEN,
SUNADHARA RANDHARI, s/o Late Laku Randhari, Aged about 75 years, caste:
Bhatra, Resident of At: Dhargudi, Po: Sutipadar, Tahasil/ PS/ Sub-Registrar Kotpad.
(Which term shall include his successors in office and assigns hereinafter called the
“SELLER”….. PARTY OF THE FIRST PART).
AND,
SANJAYA KUMAR BANARA , S/o Manika Banara, Aged about 24 years, Caste:
Munda (Scheduled Tribe), Resident of At: Pubuli ,Po: Kalakal , PS: Badachana, Tahasil :
Dhanamandal, Dist Jajpur (Which term shall include his successors in office and assigns
hereinafter called the “PURCHASOR”………PARTY OF THE SECOND PART)
WHERE AS the above named so called seller is the absolute owner and in physical
possession of the agriculture land and situated in mouza DHARGUDI bearing the
khata No.201 plot No.570 to an extent of Ac.0.88 cents which stands recorded in his
name. The seller is also paying the rent for the above land regularly to the Government.

Where As the seller is desirous of selling the above stated land and the purchaser is
agreeable to purchase it for a sum of Rs.60,000/- (Rupees Sixty thousand only).The
detail particulars of the sale property is mentioned under the land schedule of this
agreement. NOW THEREFORE THIS AGREEMENT WITNESSETH as here under:

1. That the seller shall sell the above property free from all encumbrances, charges,
and liens. The purchaser also agreed to purchase the property at the price of
Rs.60,000 (Rupees Sixty thousand only) as fixed by the sellers.

2. That the purchaser paid an amount of Rs.30,000/- (Rupees Thirty Thousand


only) towards the advance money for the confirmation of the purchase. The seller
also received the advance money of Rs.30,000/- (Rupees Thirty Thousand only
) from the purchaser in presence of the witnesses to this agreement. The purchaser
will pay the rest amount of RS.30,000 ( Rupees Thirty Thousand only) during
the 2nd week of May 2021 for which the seller agreed to it.
3. That after 2nd week of May 2021 this agreement will be automatically stands
cancel. Under the unavoidable circumstances before one week of expiry of the
agreement if the purchaser wants to extend the time for the final registration of the
deed can ask the seller for the extension of time for the execution of the sale deed
and for its registration. If the seller consider to it than the period for execution of
the sale deed and its registration can be extended.

LAND SCHEDULE

Koraput District, Kotpad PS & Tahasil the agriculture land situated in mouza
Dhargudi bearing the khata no.201 plot no.570 to an extent of Ac.0.88 cents locally
known as MatTikira bounded as follows: East: Ashok Pani, West: Dayanidhi
Urjogi , North: Road , South: Raghunath Pujari.
