ABSTRACT:
Now-a-days, searching for a convenient place which satisfies our requirements takes a lot of time
and effort. We can do this task quickly through online website. Our project is a website where
owners of house which is to be rented and tenants in search of house for rent, register and login
into website to get their respective works done. Owners post their house details and tenants find
their required house. Owners and tenants can be connected through the application and
collectively can exchange or store needed data like rental payment logs, required documents.
House keepers and home services providers can also create an account which is accessed by
tenants when needed. Tenants receive notifications of information like water supply dates to his
dashboard.

INTRODUCTION:
Finding a place to live is a difficult task. Whenever we shift to another place or relocate for job
purposes getting a place to rent is the first priority. But it is time consuming work which involves
a lot of effort.
Due to unavailability of tenants the house is vacant for a long duration which is a waste of
maintenance cost.
Mediators or brokers could charge money and there are even chances of fraud.
Tenants save their transportation costs. In some cases, jobless tenants afford the houses which
they incapable of and they leave house without paying rent or without informing.
Our project is a simple, easy and self-explanatory application which makes the task of finding a
place to live safe and quick. It connects owner and tenant in an efficient manner which only
involves tasks which are mostly needed making it neat and simple. Owner and tenant can
exchange or store data which can be accessed by both and can only be modified with collective
acceptance of both. Rent payment logs are also maintained to avoid misunderstandings between
owner and tenant. Our project is easy to use and avoids unnecessary provisions which are neither
needed nor used. Since tenant must be new to the surroundings it also includes some verified
house keeper’s and home service provider’s details to access. This application also notifies
tenant through dashboard with information like water supply dates, rent payment date in early. It
is a very useful application for owners of rental houses, tenants who need house for rent,
housekeepers like cook, maids, baby sitter, patient or elder care, driver, watchman, etc.; and
house service providers like electricians, plumbers, etc.
EXISTING SYSTEM:
Drawbacks:
Limited tasks, no efficient view like list view to view data.
Difficult to use.
2. Property Buddy:-
This is the perfect example of a DIY landlord app, and it’s specifically for those who
have multiple properties. It allows you to upload details for each home (valuation, taxes,
etc.) and then track payments and lease information in an intuitive dashboard. You can
look at your units from a high-level view, or you can dive in and see how each property is
performing individually.
Drawbacks:
Doesn’t have a feature where owner can find a tenant for vacant houses.

4. Magic Bricks: -
This is an application where owner, agent or builder posts their property for rent or
purchase. Buyers or tenants can view the required house, apartment, etc and contact the
person who posted it. Tenant can contact the person or save for later.
Drawbacks:
It doesn’t provide or assist the platform to connect owners and tenants.
5. Zolo:-
Owners on signing an agreement with zolo will give authority to zolo and receive a
standard pay agreed in the agreement according to terms and conditions in it. Zolo will
maintain the costs for advertising, accommodation, maintenance, food provision,
furniture, etc. Tenants login into their zolo account and search for their required house for
rent and pay the rent to zolo itself.
Drawbacks:
Mediator charges
Some rights of owner should be given to zolo by accepting the agreement.
6. Zently:-
Zently provides a mobile app that allows renters to automatically get their rent paid and split
costs. The app is also designed to reduce the time it takes for maintenance issues to be taken
care of. Using a chat-based interface, Zently renters can choose the category of issue that
needs to be solved, take a photo of the problem and submit it to their landlord. Once it’s
received, the app makes it easier for landlords to find the right service provider to solve the
issue with a 24/7 concierge to find plumbers, electricians or other local handymen that can
be assigned the job. The concierge also helps landlords create rental listings that will appeal
to renters and get those vacancies filled. It also schedules showings and moves
documents online to simplify the process of signing a rental agreement.
Drawbacks:
Only restricted to communicate between one owner and one tenant. And since
most renters change homes every one or two years, they will need to set up Zently
when they move on to their next apartment.
PROPOSED SYSTEM:
Online rental system connecting owner and tenant is a website based project where all the major
tasks needed for owners and renters are provided. It provides a platform for owners and renters
to connect for their purposes.
The following are the activities included:
1. Owners and tenants register and login into application
2. Owners post their house details for rent
3. Tenants search house according to their requirement and place a request to owner
4. Owners accept the request by checking the financial status and family status of the tenants
who requested to rent.
5. Renting is finalized and owner contact details are provided
6. Lease agreement, bond acceptance, document exchange and etc are saved in the database
which are afterwards can be modified only by collective action of both tenant and owner to avoid
fraud.
7. Rent payment remainders and water supply remainders are viewed in dashboard of tenant.
8. Rent logs are entered.
9. Home keepers details are available to tenants.
10. House service providers details are provided and after work is done tenant can store that
receipt so that owners can view and pay the money and also owner can refer these receipts to
maintain a record of all his expenses on his properties.
CONCLUSION:
Some of the existing systems related to our projects having some drawbacks. In Our project we
tried to address some of the major drawbacks. We included tasks of various existing systems
which are interrelated at one place. Our website is a simple, easy and self-explanatory
application. This website helps the tenants in many ways like the rent pay remainders, water
supply remainders. Rent logs are also been stored. Tenants also can search for the servants. In
this project owners and tenants can communicate the details efficiently.
