MANAGING CONTRACTING SYSTEM

The traditional client to contractor via consultants has come inadequate due to

sophisticated building projects. The use of Co-ordinator (project manager) has

become popular in recent time. Project manager is appointed by client. Who in turn

appoints all other consultants after consultation with client). He also can arrange

for finances if the client has on liquid cash but with full consultation for the

repayment of such loan. He the client (see figure 2.1) will be responsible for the

repayment of such loan together with all other interests. The project manager can

be a Builder, Architect, Quantity Surveyor, Estate Surveyor, etc. he ensures at all

times that the various consultants employed on the project perform their duties

efficiently to the clients satisfaction. He attends all meetings of the project from

inception to completion and reports to the client. All consultants and contractor are

paid through him by the client. The financier can also involved him in the

administrative running of the completed project with the client’s agreement.
